XILA Property Management

I lived at 3939 7^th Avenue for a year, and I must say the building should be condemned. Unless you don’t mind huge cockroaches that fly around your apartment, driving around for a half hour every day looking for parking, living in a sauna during summer and a freezer during winter, not being able to run the microwave without blowing a fuse, walls and floors that are like paper, and common areas that smell like urine, then YOU DO NOT WANT TO LIVE HERE!
I made two complaints to Xila after seeing many cockroaches, crickets, spiders, termites (and hundreds of eggs), and even a centipede and all they did was put foggers in my unit. Xila never solved the problem. The only reason I did not make more complaints is because of Xila’s failure to adequately address the problem the first two times.
There is no parking, so most of the time you will drive around and drive around and drive around until you can finally find parking and usually you will have to pay a meter.
The building absorbs moisture in such a way that in stays damp inside, making it as hot and humid as a sauna during summer (and there is no AC), and then its like a freezer during winter. It also makes it muggy and gross inside. My asthma significantly worsened while I lived here and I strongly suspect it was related to the dampness.
The electrical system is so bad that you have to turn off all the lights when you run the microwave, otherwise you will blow a fuse.
They also kept $ 45 of my security deposit for carpet cleaning despite Barbara telling me there was nothing wrong with the carpet.
BEWARE OF XILA. In my year of dealing with them, I have found that they are incompetent, rude, and ignore problems. I recommend not renting from Xila, and I strongly urge you not to rent at 3939 7^th Avenue.

I rented an apartment from XILA for over 2 years.
For the most part, it was a very pleasant experience! The maintenance people were great and helped with SO much when I first moved in. The first week I lived there, I pointed out some problems. They immediately replaced a couple faucets, fixed a couple lights, and painted some spots in the house.
When I had to take a tenant off the lease, they were very accommodating and quick to help. They didn’t question me if I could still pay the rent by myself, and little do they realize how much I appreciated that. I obviously afforded the rent just fine, but I was grateful for not being hassled by the abrupt changeup.
They are ON TOP OF their rent. So if it is past 3 days, they will give you a notice. They are also strict about their rental property policies — don’t try to hide anything!
I was ready to fight XILA to get my full deposit back. Because of my move-​out meeting, I was sure they would try to get some money out of me due to damage to the carpet and scuffs on the walls. It was all wear and tear over the two years, but regardless, I thought they would try to take advantage of me. They gave me my full deposit back!
The women who work in the office are great and if you show them respect, you will get respect back.

Good property management company. They fixed maintenance requests pretty quickly and were nice and easy to deal with. When I moved out, I got my entire deposit back minus a ~50 dollar I think fee for cleaning (which was fair enough in my opinion since I cleaned the apartment but not like a professional level deep cleaning) and the cost for replacement mini blinds in one window which I had damaged/​removed (and they charged only for the replacement parts not labor).
The only complaint I have is that their online maintenance request system wasn’t good. It either gave an error or the request would seem to go through but then I would never hear back so I would have to call anyway. I moved out in early 2014, this might have improved since then.

I lived in my apartment for a little over two years. Xila was pretty good. Anytime I needed a repair it was done quickly. I barely heard from them unless I contacted them for a needed repair. When I moved out they made the process easy and were fair about my deposit. I was only charged for cleaning which was fine since I did not deep clean before I left. You can’t ask for much more from a property management company.

We have been very pleased with their services and how the business is ran. Roxanne is very professional and we couldn’t ask for a better management company. Keep up the good work. Their maintenance team is superior and they offer great vendors also.

I all my years of renting I have never had a more professional renting company. They’re run exactly how you would want a renting company to run — personable, fair, and efficient. They were always there when I needed them, and when I really needed them, they went well beyond what was required. Excellent communication, too! Should anything break, they are right on it. They also don’t try to skimp on your security deposit when you leave. No hidden fees and I got it back in full, with no worries at all. I can’t recommend them enough!

We rented from Xila for almost 2 years. They are responsive to maintenance requests, have a friendly staff and in the world of questionable property management companies they stand out as reputable and honest. They also promptly refunded our security deposit. We would definitely rent from them again.

I rented from Xila for nearly 2 years and loved their service! I paid my rent early or on time each month and they treated me like a top priority whenever I called.
Their maintenance staff even came out at 11 pm the day after Thanksgiving to save a fridge full of food and a house full of guests when our home was without electricity due to a blown fuse in our box.

To be clear, I’ve never rented a place that’s been managed by Xila. This review is based solely on communication from them, or more accurately, the lack thereof.
I found a place that I wanted to see in person on
, so I called Xila’s main line during their stated working hours, mind you. It went to voicemail, so I left a message and included all the necessary info that was needed to call me back, my name, number, the place I was interested in, where I’d seen it, etc. A day goes by. Nothing.
Next I decided to contact them through the Zillow website. A few hours later I get a call– unfortunately it was in the middle of my work day, so I was unable to take it. At my next break I saw that they left a voicemail. The lady wanted to show the apartment in 40 minutes from the time that she called! 40 minutes! Like most people, I don’t have the luxury of dropping what I’m doing in the middle of a working day. I called her back and of course it went to voicemail (still during working hours). I explained the reason for missing her call and I let her know that I’d be happy to set up another time to see the apartment with a little bit more notice.
It’s been 2 WEEKS and I still haven’t been called back.
My guess is that I was only fortunate enough to get a call once because I requested to be contacted through the Zillow website. I recently got a follow up email from Zillow asking how timely Xila got back to me. At least to SOME extent they are making an effort. I really don’t know how they are in business.
If this is how Xila treats those that are interested in renting a property that’s managed by them, I’d hate to think how they treat those that already are renting from them! What if there was an emergency?

We rented from them for a year and really didn’t interact with them at all b/​c the owner handled most repairs. However the move out process was pretty disappointing. They didn’t respond to the first 3 emails about scheduling a pre-​move out inspection and only responded to the 4^th because we cc’d the owner on it. The place was immaculate when we moved out and we let them know we would greatly appreciate if they could return our deposit asap. We only moved b/​c we have a baby on the way and needed more space. The response was along the lines of, «We have 21 days and that’s when we’ll send it.» I understand property managers have 21 days but the place was clearly in great condition and my previous property managers have returned the deposit immediately after they checked the place out. Once they do the post move out check there really isn’t any reason to hold back the deposit, unless they don’t have the funds set aside like they’re supposed to. Sure enough on the 21^st day they cut/​mailed a check for the full deposit amount.
Long story short: Not good or bad… just document everything when you move in and be aware that they aren’t flexible.

My company Taylor & Pond Corp Comm leased our property at 2970 5^th avenue for 14 years from Xila — Don & Jan. Maybe our exceptional relationship with Xila was as one reviewer stated just pay your rent on time but we also started out in business not too far apart in years! We did pay our rent on time and more importantly there was a level of care put forth by Xila that is exceptional for any property management company. Yes we had issues over the 14 years. water leaking, a/​c etc… but they were all indicative of the years there and were quickly and professionally responded to.
The day to day maintenance of our building was great and we really miss interacting with the Xila team. If it wasn’t for the need for more space and a different configuration we would still be there. So in reviewing several of these it seems the theme is pay your rent on time and expect exceptional service from the Xila team You get what you give. After seeing the extreme contrast with these reviews, I felt that I should weigh in with my own experience.
My company rented office space from Xila for roughly 10 years, and we had a terrific relationship. When we had any maintenance issues, they had them repaired as soon as possible.
The owners, Don & Jan, were friendly, patient, and understanding – rare qualities in landlords! Don would stop by occasionally to check in and chat.
When the economy took a downturn and my business began to struggle, they also proved themselves incredibly supportive. I was (and am) simply amazed at their level of compassion and generosity.
To those that had bad experiences: I hold Xila in such high regard, I feel like you’re talking about a totally different company.
Well, that’s my two cents. I hope it helps someone make a more informed decision.

I have to say, even as a skeptic I’m very surprised at all the bad reviews for Xila. And maybe things were different from 8+ years ago, but after learning a horrible lesson to never rent directly from owners since they don’t usually understand or abide by California’s rental agreements (4 court appointments, 1 year later, and countless amounts of stress I got my money back from serious slum lords…) Xila was a breath of fresh air.
Brad worked with me when I found my perfect place on their website before it was available, answering all my calls, setting up meetings for me to come in and even showing me the place.
Move in was quick and easy, I had next day service for two small maintenance requests in a year, and a serious pro is auto-​payment that other rental services don’t have.
I would have stayed in my little place of heaven but had to move to Hawaii, and my move out was just as personal and supportive. Barbara set up a pre-​walk through to give me all tips to receive my whole deposit back, which definitely helped with the final walk through. They offered extra time to help me which is uncanny really.
For the hundreds of rentals they do in a year, of course some bad seeds can pop up.
As cheesy as it sounds, go with professionals, go with Xila.

After a few red flags from this company I decided to turn to Unilocal to validate my concerns about Xila… and it did. It’s too long of a story, but trust me on this… stay away from any properties that they manage! We decided no to rent with them, although the property was nice and in a great location, and I am grateful we didn’t sign on the dotted line!!!

At first I thought Xila Property Mgmt. would be difficult, but alas, I have been renting a studio for almost 4 years and am VERY pleased with the quick responses to inquiries, plus the ability to leave me alone… all they really want is their $$ on time, and if you do that you will be happy!!!

Xila Property Management = slum lord.
The only thing they do quickly is cash your rent check. They consistently ignore maintenance calls. For example, it took 6 months to repair a leaking shower, 2 years to repair the drywall after fixing the shower, 3 days to have a phone call returned with water spraying under the house, and 2 days with a pipe leaking under the bathroom sink (there is still a hole in the wall in the cabinet under the sink). When the blinds in our front room broke, Xila sent a company to measure the window and give an estimate. Then, they said it was too expensive and we were responsible for replacing them. There was a similar story with the chimney (that we were told was a hazard by the inspector). All this is by no means a complete list of the problems we experienced with Xila.
Their move out to do list states not to spackle the holes in walls, then tried to charged us to spackle the walls. When we first moved in, the bathroom and kitchen were filthy. After living there for 8 years (paying rent on time and leaving it sparkling clean), we have to pay for the carpet to be cleaned. I do not know how they sleep at night. Shame on them. Shame.

Thanks Xila! You guys are the greatest Property Management Company I have ever used!
