This restaurant has amazing food!!! The service is great and the ambiance is perfect to enjoy your dish. If you have not tried Peruvian dishes, this is a perfect place to experience it. The Peruvian ceviche is one of the best ceviche you’ll ever have!

This is the third year in a row that I have visited Lima 12. 05 in Cancun, Mexico. It’s location is optimal for vieweing the spectacular sunsets over the lagoon. Unfortunately this year, if you are handicapped or elderly you have to access the second floor locale by a steep stairway. The elevator is no longer in service. As a Peruvian native, I’ve found that some of their Peruvian dishes less and less authentic Peruvian, the«Lomo Saltado» for example is served with a light gravy… Gravy? The national Peruvian cocktail is the Pisco Sour. On my last visit the barman did not know how to make an authentic one! I found them too sweet and watered down(the well known proportions are: 3 portions of pisco, one of lemon, one of bar syrup, a dash of egg white and a sprinkle of bitters on top of the foamy drink. Simple !). As far as the service, on my last visit, it took 3 or 4 wait staff to correct our flawed bill and it took them 45 minutes to do it. Unacceptable! I took five other guests to the restaurant and I was embarassed as a Peruvian. While other top Cancun restaurants like«La Habichuela» and«Puerto Madero» maintain their quality and superb service I find Lima 12. 05 degraded.

This place is a hidden gem. Located upstairs, one can only see the sign but hard to tell where it’s located. Restaurant décor beautiful! Nicely decorated and the view is just wonderful! My steak was cooked perfectly! Rest of the food was a little too salty but might be me being too critical. I definitely recommend this place if you’re looking for Latin food that’s not Mexican in Mexico!

Uno de los mejores secretos guardados en Zona Hotelera, puedes llegar por coche o por lancha! Estacionarte no es algo sencillo pero cuentan con Valet Parking quien amablemente te recibe el auto, para mi no hay como estar en la terraza, sin embargo el calor de estos últimos acaba con mis mejores intenciones. El Gerente del lugar te recibe y desde el principio todo parece que pinta muy bien… De tomar empecemos por lo Típico! Un Pisco Sour! Que cosa mas deliciosa… pero cuidado por que mas de dos es vanidad! Tiene el toque ideal de acido, dulce y alcohol… pero engañoso! No puedo recomendar otra cosa por que fue lo único que tome… Te ponen de botana un cucurucho de papas, camotes y plata fritos simplemente deliciosos para acompañar el Pisco, ademas unos granos de maíz y dos salsas que no me dejaran mentir de lo buenas que estaban! De entrada pedimos varias cosas y TODAS estaban deliciosas, el tiradito, las conchas gratinadas, los mejillones… de plato fuerte entramos de lleno con un arroz con chaufa, otro con mariscos, un lomo salteado y el ají de gallina… de postre por piedad pidan los picarones!!! Al tiempo que fuimos comiendo el sol empezó a bajar y así llegamos al atardecer… simplemente fenomenal! una de las mejores vistas de Cancun que no te puedes perder! Sin duda lo recomiendo ampliamente!!!

Yeah folks this place does not deserve the accolades. Don’t get me wrong, it’s decent Peruvian food but when you are paying those prices it should be great and it’s just not. The lomo saltado is an easy crowd pleaser but their efforts to make it more high end flopped, particularly with the sauce. Their Aji de Gallina was also a flop because of the sauce and the rice. The rice should be softer and the sauce just missed the mark. How do you go wrong making Alfajores — you can buy the filling and all you need to make is the cookie — they were seriously dry and flavorless. I almost feel like saying this makes my review unreliable but sadly it’s true. The positives were the atmosphere was romantic, background music nice and the view of the ocean beautiful. Pity about the food. Maybe fish eaters have a better experience.

It’s been years since I visited Peru but I do remember the Pisco Sours! This restaurant didn’t disappoint. We enjoyed terrific drinks as well as appetizers. Try the ceviche. Yummy! On the lagoon side in the Hotelera district, it’s a short bus ride away to another country.

What a great find. We have never had Peruvian food by Lima 1205 made us believers. On our first night in Cancun, we missed our stop off the bus… so we started walking looking at menus on our way. When we came to Lima 1205, we thought.“what the heck”. Great service. Delicious, different food. We love trying new things and were not disappointed. Try it… you will like it. My wife had a beef dish… can’t remember the name. I had an almost Asian dish of noodles with meats, and seafood mixed in. Very yummy. Our appetizers were scallops in their shell with cheese over the top. Very appealing to the eye… also good to eat… but not wonderful. The two waiters who took care of us were from Peru. Nice guys. Great service.

I asked for a fried banana for dessert and they gave us exactly that. It was fried with no coating and sprinkled with salt on top. Again this was for dessert. It should also be said that the«dessert» had no taste. Your tastebuds wouldn’t register anything but the salt. Salty cardboard for dessert.

The location is great. Right on the water. We visit 4 hrs before midnight(12/31/2015) and the restaurant were empty… Service is very good. The ceviche was great but all others(soup, main dish and dessert) was only«ok» when it can and should be «great». Price is ok also you can eat better for the same price

There comes a point when Unilocalers from NYC travel abroad and realize just how good the food is in NYC. This happened, for me, at Lima 1205 — the première Peruvian place in the Cancun Hotel Zone. The service here is solid and the view, if you make it at the right time, is gorgeous(especially when the sun sets over the lagoon). The venue is also very nice. The food, from someone who frequents the strips in Jackson Heights and Corona, Queens, is sub par. Overall, the items on the menu weren’t bad. The suggested items off the menu(e, g., jalea, etc) was awful. The jalea, besides the deep fried seafood, was missing just about everything else(lime, onions, flavor) Fortunately, the staff took that off of our tab. For the hotel zone, this place is great. Me? I’d have a more enjoyable meal at Pio Pio.

Great, unexpected find. Let me start by saying I travel a lot and there are a few restaurants that I think back on and they remind me of a place. There’s one in Moscow, one in St. Petersburg, Helsinki, Cuzco. you get the idea. This is one of those places. Atmosphere has a great, modern feel to it. Designed well. Someone clearly put some money into this place. And I’m glad they did. The interior went along with everything else to make a great experience. It’s on the second floor looking out over the lagoon. The views are great. You can choose indoors our outdoors. Indoors = AC. Outdoors = natural air. We chose indoors. Now on to the food. We started with two appetizers, the grilled beef heart and octopus carpaccio. Both were amazing. My first time having beef heart. The friend I was with is Cambodian, so she had already had beef heart. It was really good.(I don’t say amazing because I don’t want to sound over the top.) But it was grilled perfectly and the seasoning was excellent. The octopus was awesome! done perfectly, in a citrus vinaigrette with a very mild chili added to give it a roundness that was so good.(BTW, you can buy the chili pastes in jars to take back home. I did. Two in fact. I may get more when I go back for round two.) On to the entrée. I had the beef with rice and friend potatoes in a sauce. I’m not a huge beef eater. It was really good but not my favorite. She got the seafood and rice(can’t remember what it was called but it’s the only one on the menu.) So good. Everything was done perfectly. Which if you eat a lot of seafood you know isn’t easy. Octopus, calamari, scallops, mussels, shrimp. All perfect. I would never try this at home. It would never come out like that. The rice was perfect. She made the better choice and I was jealous. Luckily she wasn’t that hungry and I benefited. I love good friends. The desserts were also good. They have a sampler of five things. We had the two that were native to Peru. A red grape something. OK, think of cranberry relish we less sugar and not as much gelatin. Meh. Glad I had it, don’t need it again. However, the sweetened, condensed milk thing was so good. I would have asked for a second, but I was so full from dinner. I’ll have to save more room next time. They also had a Monte Xanic white, an excellent Mexican white. If you are ever out and see Mounte Xanic it’s a great choice. This white is similar to chardonnay, a little fruitier, but not overly fruity. I little more citrus and melon on my pallet. Try it, you’ll like it. She got the Pisco Sour. It’s the national drink of Peru and man do they do a knock your socks off job. So good. Overall, you can’t go wrong. Great service, amazing food, really good setting. I can’t wait to go back.

Where to start when describing this amazing restaurant! From The Food, To The Service, To The Décor & Ambiance Nothing Can Be Faulted! When I first walked in the doors of Lima 12:05 I knew very little about Peruvian cuisine and was unsure of what to expect. But upon arriving the staff where extremely knowledgeable and helpful in recommending traditional dishes and even coming back the advise on the history of the dish, how you should experience the meal and what to taste for! I started with drinks and had a Pisco Sour a traditional Peruvian Cocktail and was impressed! It was the perfect combination of sweet and sour with a cinnamon aroma. even the most unseasoned of cocktail drinkers would enjoy this flavoursome yet smooth drink! Following this I had the 12:05 Ceviche. This Ceviche is easily the best available in Mexico with a generous amount of fresh seafood seasoned with spicy and citrus flavours a true Ceviche. Next up was the main course. I ordered the steak and lobster and was not disappointed! Being from Australia I am regularly exposed to some of the worlds best beef and lobster but the quality of food served this evening was like nothing I have experienced before! The lobster was firm to the tooth yet possessed a smooth buttery flavour and the Angus steak was cooked to perfection(rare as requested) yet still held a wonderful charcoal grilled flavour which complemented the rich flavour of the beef. Lastly for dessert we had a sample of Peruvian desserts which consisted of 6 varieties of Peruvian Sweets this was the perfect end to an amazing dinner. If you are visiting Cancun on vacation I recommend you add this to your list of to do’s as missing out on such a wonderful meal would be a sin and if you are a local I do not blame you for eating here on a weekly basis as if I did not live 2,000+ Miles away I know I would! Viva La Mexico! Viva La Lima 12:05!

Soy un fanático de la cocina peruana, y el restaurante Lima 1205 es un magnífico exponente, fuimos a comer en familia, fuimos muy bien recibidos y atendidos en todo momento por el staff, excelente la comida compartimos un trio de entrada que incluía un ceviche de pescado, pulpos al olivo y un tiradito, excelente! Después comí un pescado con una salsa de mariscos muy bueno. Muy recomendable!

This is one of those rare occasions that I am not just dissatisfied with the service, but actually furious. We came here for dinner and my mom got ceviche au rotten fish, that they claimed was ok. The waiter literally said«What you want, it’s still staying on the check». What I want is food that’s not rotten. Not for someone to take it off the bill… In addition, my dad had onions in his dish, when he repeatedly said no onions. The waiter came back and accused him of eating some sort of a dipping sauce that he didn’t eat, because there were traces of the sauce on his plate. My dad is allergic to that and besides, I saw that he didn’t have any of it… To top it all off, the waiter was atrociously rude, no one came out to apologize and in general, wtf… I’ll be letting our hotel’s concierge know not to send anyone there again. I hope they close soon and some place that’s actually good opens up here…

Fantastic spot just across the street from the JW Marriott where we are staying. Awesome service from Juan and the ceviche sampler plates were out of this world. I loved the octopus ceviche, which was the perfect balance of acidity and creaminess. Also tried the Parmesan cheese broiled scallops which were decadent and so rich I could only finish 2 of the 4 served in the order. I’m not sure what the other reviewer was talking about with the food being bland. He must have had the wrong dishes or not been as adventurous to try the seafood dishes, which is what Peruvian cuisine is all about. Great ambience and design décor. All in all, a rock solid option for something a bit different than Mexican food all week long

Una gastronomia diferente… En efecto Lima 1205 presenta una oferta diferente que nos inicia en la gastronomia peruana, dentro de un espacio muy bien diseñado con zona cerrada y una terraza con vista a la laguna en 2do piso. Desde que llegas la recepción es muy buena y la atención en este caso por Juan nuestro mesero sin queja alguna, se presenta y te ofrece a detalle la preparación tanto de los platillos como breve explicación sobre el Aji, como se le conoce en Peru y así como de la bebida de maiz negro(no recuerdo el nombre, muy buena por cierto), Sorpresaaaa!!! los ceviches son muy distintos a lo que conocemos van acompañados de una especie de crema de diferentes tipos a elegir muy buenos también, en mi caso en particular pedi un Pulpo que no se encuentra en el menu y que Juan ofreció muy bien servido y deliciosa preparación acompañado de una típica cerveza peruana. Me recomendaron ir a comer a este restaurante, de primera vista no se veía muy atractivo por fuera, ya que esta en una tipo plácida donde hay 4 negocios y esta en la parte de arriba de uno, la fachada de ve súper X, pero como se que en esta vida no tenemos que calificar según apariencias me aventure a subir por las escaleras de un lado. Cuando entras literal, entras en otro concepto, un restaurante con un decorado muy agradable, con acabados de madera los cuales lo hacen ver mas bonito. Tiene un área al aire libre la cual tiene una estupenda vista de la laguna, cuenta con ventiladores lo cual ayuda por lo menos a mover el aire caliente cuando hace mucho calor, en lo personal no me gusta comer teniendo mucho calor ya que empiezo a sudar y es muy desagradable y mas si lo que comes tiene algún tipo de picante. Por lo anterior me quede en la parte climatizada que además muy convenientemente cuenta con teles para poder disfrutar un buen partido. Cuando pasamos a los alimentos, pedimos una trilogía de ceviches como entrada, la cual tar uno de pulpo en aceite de oliva, otro de pescado blanco con leche de tigre y el otro con leche de tigre pero amarillo, en verdad estaba delicioso el sabor del pescado era súper fresco. Muy recomendable la opción para empezar la experiencia. Seguimos pidiendo ceviches y no fueron la excepción, todo estuvo delicioso y muy fresco, la atención muy buena y con precios muy accesibles. Muy buena opción para ir a comer.

Where are all of these good reviews coming from?! Is it because Lima 12°05′ is one of the cheaper«fine dining» restaurants eat at in Cancun? Maybe. Because honestly I can’t find any other reason to ever dine here again. By far, this was the absolute worst place I ate at when I spent a week in Mexico last week. Although the ambiance is nice and the top deck facing out into the Gulf is really aesthetic and pleasing to the eye, there’s no other positives I can find whatsoever. From service to the cocktails to the main dishes, everything was clumsy, awkward, bland, and absolutely not Peruvian in any way, shape, or form. The mixed ceviche tasted like«fish drenched in Frank’s Red Hot Sauce» according to a friend that was with me and the chips and fried corn that came to the table with an aji amarillo cream sauce were either underdone, soggy, or greasy. Seriously the worst three things you can ever do with any fried dish. The cream sauce was also flavorless and had an unpleasant texture, similar to overly thick queso out of a jar. It was disgusting. As for the main dishes — we both had two fish dishes with rice. She had a «macho» filet in a thick shellfish bisque whereas I had a mix of bay scallops, calamari rings, and white fish in a tomato-onion sauce. Needless to say, all of the fish in both dishes were overcooked and rubbery. Worst of all, none of it tasted like it had a single speck of salt in it. Even the rice. Honestly after a forkful or two, I had to put my fork down because it was so stodgy and caked with uncooked dry spices. I swear — I’ve had better Mexican food from even the lowest tier of chain Mexican restaurants you can find in North America. I honestly can’t imagine how this place is still open from the food they serve. It was truly the worst. If you’re reading this and considering going here, do yourself a favor and go next door instead.

Without doubt the best meal I’ve had in Cancun. You are welcomed with a delicious complimentary pisco sour, some incredibly light chips, and a nice set of sauces for them. Every dish I ordered was excellent, especially the fresh fish ceviche, which I was sorely tempted to order another serving of. As the main dish I had the chicken aji, which was perfectly cooked in a creamy sauce. The service was simply stellar. You can dine outside on a patio with a beautiful view of the lagoon, or inside a beautiful room with music played at just the right level to provide a nice ambiance without making conversation impossible. I’m looking forward to a return visit.

Our best dining experience in Cancun this trip and probably our best in our 3 trips so far. The beef lomo was very tender and well flavored. My wife had the shrimp and it was very good too. Peruvian food is very flavorful and was a very welcome change to Mexican cuisine everyday. We will definitely be back to Lima 1205 again! Ask for Alfonzo, he took great care of us!

Delish!!! We wandered into this restaurant on our last night in Cancun and we are so glad we did. We sat on the back patio overlooking the lagoon and it was the perfect ambiance. We started with the scallops au gratin appetizer and it was cooked perfectly in the shell. My husband ordered the steak/shrimp pasta and I ordered the seafood rice. Both were really tasty and we devoured them. Keep in mind the medium was cooked a little more on the done side. We ended our dinner with three of the dessert samplers. The brownie –which was a little dry, the pecan — which was good and the last was a local favorite(we can’t remember the name) — which was amazing. My husband also had a Chilean red wine, which was very chilled. We weren’t sure if it was supposed to be that way and a couple of pisco sours. Needless to say he was feeling good on his way out! This type of dinner in Chicago would have been close to $ 175, here it was a little under $ 100. What’s not to love!

I would come here for the Pisco Sours and appetisers but the main dishes are uninspired. Of the food we had the seafood soup was fantastic. I would also recommend the ceviche. The steak and shrimp on linguine was so-so, shrimp was fine, steak overdone and the linguine seemed a second thought and buried the sauce which might have had some potential alone. The duck with rice had a lovely sauce, deep and spicy, but again didn’t feel like a fully thought through dish. The service is attentive and very polite. Maybe a happy hour destination rather than for the evening. (With Peruvian food trending everywhere at the moment there has to be more to it.)

We came here for a friends birthday dinner. Came on a Friday night, made reservations for 8:15, showed up at 8:30 and there was only one other table there. The place is gorgeous inside. It’s on the second floor and there’s a beautiful outdoor area overlooking the water. The wait staff was beyond attentive. We had at least three different servers circling around to ensure we had everything we needed. Beyond that, their attention was impeccable. They would notice when we were in mid conversation and patiently wait of to the side to ask is what we wanted. They also brought out little stands that we could hang our purses on. We were offered complimentary pisco sours upon arrival. The menu looked phenomenal and we really struggled with out choices. I opted for the special steak and lobster over risotto. We ordered a few appetizers including a ceviche which may have been the best I’ve had in ages. The sauce it was in made me want to drink out of the bowl. A friend got the tuna which was easily comparable to some of the best I’ve had in Japan. All of our steaks were cooked to perfection and oh so tender. At the end of the meal they brought out a slice of cake for the birthday girl and we all got to song happy birthday. Overall the food was phenomenal, the atmosphere was great, the service was spectacular. I’m only sad that the place was empty because more people should be enjoying it.

Having been to Cancun 5 times since my first visit in 1996, I expect to find good food and good service. We were going to meet some friends for dinner that just happened to be visiting Cancun at the same time we were. Lima 1205 has some the best food I have ever eaten. The shrimp chowder was fantastic, I followed that with the sliced tenderloin with spaghetti. This is not your normal red sauce spaghetti sauce from an Italian restaurant. It was a stir fry beef tenderloin sauteed with onion, tomatoes, soy sauce and garlic with a perfectly prepared spaghetti. All 5 of us at dinner agreed the food could not have been any better. It exceeded any place I have ever eaten, from Kauai to Switzerland, Spain, Greece, Portugal or the USA Mainland. If you are looking for a truly great meal while in Cancun, you must experience Lima 1205. Great service and great food!
