Leva on Market

I have lived at Leva with my family for just about a year and recently signed up for another. We are really happy here. Our neighbors and people we meet in the building are really nice which makes it a friendly place to live. The location is great and the complex has a nice contemporary look to it. One of my favorite spots is the roof top deck with its view south toward Fishermen’s Terminal and west to the Olympic range. I have been here through many of the issues that were reported in other posts. It was troubling to know those things were happening and if anything positive can be drawn from this — it helped bring the community together. It’s important to note that we now have an entirely new staff team and I am super impressed by how they’ve worked to turn things around (and I can tell a difference already). They are all very friendly and clearly dedicated to making this a great place to be. They’ve hosted a number of social events and community meetings to bring folks together to have fun or to learn about projects that management is working on. They’re really top notch and I’m not just saying that.

So, leva on market was my first Seattle living experience, and with its location you definitely get one. Being located in the heart of Ballard definitely gives you access to the fun and late night perks. As far as the apartments themselves, there are definitely pros and cons. I never had any issues with bad neighbors or leasing staff, everyone was super friendly and helpful. The elevators do go on the fritz every once in a while but not enough to really be an issue. If something breaks in your apartment it will be fixed very quickly which is great because I have lived at other properties where they could care less. The only con that I can give the place is that rent can be high, but this was my first experience in Seattle so I don’t have a lot to compare. Overall, I would recommend this property to anyone looking for the Ballard experience and if you love dogs, this property is super dog friendly!

Love the location. Conveniently located in the center of Ballard. I highly recommend this property to anyone who is looking for a comfy and cozy home. I have so far enjoyed my time here.

I was SO excited when I signed my lease for Leva a year ago. However, that excitement quickly vanished after a year of headaches on behalf of Leva and the staff.
First — the constant thefts and lack of security that occurred throughout the entire building. They had a community 24 hour security line, however, the two times I used the line to report suspicious activity, the calls went straight to voicemail and my concerns were never addressed. When concerns were communicated to the management staff, they said they would «look into it» and that was all that was done. No answers — nothing.
Second — Elevator issues. Constantly. One of the elevators was down for over 6 weeks — how does that happen?! Not to mention the amount of dog pee that would welcome you all the time — YUCK
Third — Move Out. It was ridiculous. I made sure to let them know I would want to be present for the final walk through (based on reviews of unprecedented charges when you were not present). When I arrived for our SCHEDULED walk through, they informed me the gentleman who was scheduled to do the walk through with me couldn’t make it. They said another guy could do the walk through with me, but whatever he said wasn’t final. WHAT? What was the point of setting up an appointment then?! When I did the final walk through, the gentleman said the apartment look great and that they would charge me for a cleaning fee (which I already knew). When I received my final bill I was floored when they charged me over $ 60 for PET ODOR (we don’t have pets, and never had one over the whole year we were at LEVA), along with a list of other ridiculous fees.
I was so over Leva at that time and their unprofessional tactics that I never did fight it, but I would advise anyone who is thinking of moving into Leva on Market to NOT DO IT.

I don’t live here but here is my experience applying. I looked at them, they’re beautiful and I loved the community but it was more than I felt comfortable spending. A few weeks later I got a call saying one with a lower price opened up, all I needed to do was apply within 24 hours. So I did (within 14 hours) and they told me I could have it. It’s a little disappointing and frustrating after you’ve turned down a few places and told everyone that you get to move in to have them call you and say actually someone else got it. They were very apologetic and contacted me quickly but it was enough time for me to turn places down. I think they should honor the price they specifically called and promised but I don’t run this business. Very unfortunate experience.

Leva is fine if you really don’t want to take the elevator (it’s not coming) and don’t mind side-​stepping a good amount of urine.
However, do be aware that the people who are robbing the secure bike storage (a locked room) and the garage (supposed to be gated, but rarely is) live in the building. My boyfriend left his keys in our front door (a front door which is inside of the building, south building second floor east side if yr nasty) accidentally one Sunday afternoon, where they remained for less than half an hour. When he realized he had left them there, they were gone. I assured him none of our neighbors would steal our keys out of our door on a Sunday in a 30 minute time frame (even though we had had bike wheels stolen from Leva’s secure bike storage before). Accordingly, we made the mistake of not having our locks changed.
About two weeks later, a woman began pounding on our door at nine am. I opened the door, and she asked me if [woman’s name] was there. I said no. She then said «Does no one named [woman’s name] live here?» This is a strange question to ask someone when you are in their building already, as presumably [woman’s name] let you in. Later events led to us believing that she was either casing the place, or that that was her initial attempt at robbing us.
A successful attempt came two weeks later (May 28^th, at about 10am per the last time my computer connected to Gmail), when we came home from work to find a key broken off in our lock (seems unnecessary), three MacBooks, one very expensive bike, my external hard drive, a Nordstrom card, both of our passports, my boyfriend’s social security card, one Kindle, two vintage Coach bags, three very expensive cameras, every physical and digital picture I owned, every piece of paper I owned, two backpacks, and my boyfriend’s gun missing.
I did not approve of living with a gun, but I did not feel particularly uncomfortable about it until someone who lived in my building broke into my apartment and stole it, along with 100% of my data. Leva’s management forbade us from speaking to our neighbors (some of whom have infants) about it, and scolded my boyfriend for a sign I put up in the elevator requesting the return of my external hard drive at any price. The gun has been recovered by the police, but nothing else has been. If you have been barricading your front door with your dining room table, as we were doing in our final weeks at Leva, rest assured that there is one less stolen gun on the property. Could still be a few, though!
They bought a bunch of men’s Tommy Bahama and Calvin Klein and a woman’s mid-​range purse and pants at an north-​end Nordstrom with my card the next day. They left two Atlas Copco reusable tote bags on our floor. They snapped the buckle on my boyfriend’s belt (metal). They did not take our car, which they had a key to, which was in the garage?

Here we go again. You guessed it. I have another review.
So my husband and I are in the last month of our lease. We are sad to leave the wonderful neighbors we have become close with, and our beautiful top floor view will be missed.
What we won’t miss if the constant switching of teams because Alliance is obviously hiring subpar managers for this property. I don’t doubt for a minute that it’s a beast, but I have now witnessed the 3^rd manager (soon to be 4^th– the current one is leaving) since switching to Alliance from Riverstone last year. Under Riverstone, this place was a community and you could walk into the office and it was cheerful and they knew all of the residents as well as their pet’s names. Under Alliance, every manager just keeps getting worse. (The first one was warm and personable but extremely overwhelmed– this must be coming from the top.)
Here are a few other other things I observed in the past 18 months of living here:
–Property doing nothing about the constant stolen bicycles. Thieves were sweeping the bike storage room by the masses. Since this was ignored, it escalated to several stolen cars. (A neighbor told me 8 in two weeks from the gated area.)
–Due to problems stated above — they finally started approving messages of residents others security warnings and then reacted by shutting all of the keypads down permanently, keeping the retail garage shut at all times, and hiring «security» at night.
–Package lockers were going to be installed. Due to the theft issues, they have kept the office receiving packages. That didn’t bother me that much but it’s worth sharing.
–Elevator issues. Not normal ones. There was an elevator broken in the north building for 2 months and people were seething. Then the other one went out. I can use the exercise so I struggled my way to the 8^th floor. We noticed our neighbor was worried about her 65 lb dog with hip dysplacia so guess what? My husband carried Guthrie up the stairs. We like Guthrie and his mom, it was fine. Just a story worth sharing bc you want to know what will happen if both elevators break down. It’s highly unlikely that it won’t happen again. Take a ride in the elevator and it struggles. Always.
–Our lease renewal came to us and much to our surprise, rent had gone down. We signed and we turned it in. 3 days later, we got a phone call that it was an error and that it was actually $ 500 higher than quoted. We love our unit but paying nearly $ 3k for an IKEA kitchen is stupid. And we didn’t want to be stupid anymore. So we bought a condo and we are on our way out.
–Now that we are moving out, I now have the anxiety that it’s not going to be as easy as previous managers had promised. Due to our urgent transfer of unit, we had to clean our unit ourselves. The first Alliance manager said that wouldn’t be a problem. I told the second manager about that and he didn’t make note of it. Now there’s the third one who is about to quit and she basically looks at me like I have another problem every time I walk in.
–the «community room» is only open when the office is open. It was supposed to be available for private parties under reservation back in January. It’s still not available for private use. Don’t be fooled that that’s an amenity unless you have one bathroom someone unless needs to run down and use it (between the hours of 9 – 6 only)
–you will bond with neighbors in the elevators over how much this place has gone down hill in the past year… or how much they miss the old staff under Riverstone… or how they wish they would’ve done more research before they moved in.
No, curse word curse word. When you cause a problem, I need help figuring it out. I’m not difficult, in fact I am confident that you can ask just about anyone that knows me. I want to solve problems. It peeves me that this place hires people who make me feel like I am difficult when I am stuck trying to deal with the mistakes they have made.
I’ll give the leasing agents some credit. They try really hard and they have dealt the with issues that have risen better than the current manager has.
So there’s my over informative experience.
2 stars come from my neighbors, the view from the top floor, and the walking distance to everything. If you try to have as little to do with the office, the better.
Negative 5 stars from the customer service standpoint. It would be negative 10 if I didn’t feel some pity for the leasing agents.
I’ve updated my review for the 3^rd time. That should represent the decline in quality of life through time.

URGH. I would give this place 0 stars if possible. I have been here for two months now and these money hungry people that run this place don’t care about you at all the minute you sign that lease. They ignore repair requests. They treat you horribly when you talk to them in the office.
What I hate the most is that I don’t feel secure in this highly secure building. My bf’s $ 1000 bike was stolen in a locked bike storage room. Yes his bike was locked to the bike storage. A week before someone stole my bike light which was also expensive. You would think in a locked room that it would be secure.
Now I feel like I am living amongst thieves.
Another awful bit is the filth. I cannot tell you in the short two months that i have lived here how many times the elevator door would open and there would be a pool of dog piss. Who are these people that leave that in the elevator? Also the supposedly lovely roof top deck that is suppose to be a nice amenity constantly has dog poop.EVERYWHERE.
This place is awful. When I mentioned to the staff that I am now really freaked out that my $ 1000 bike might get stolen even though I have an incredible lock on it… they told me I can spend $ 120/​month extra on my own private storage space… really? give you awful people more money… I think not.
We asked why aren’t there any cameras in the «secured» parking spaces that we also pay $ 120 /​month for. the answer was well… the owner doesn’t want to be liable… ARE YOU F***ING kidding me!!!
I cannot wait to move out! PLEASE do yourself a favor and don’t move here.

I lived at Leva in 2013 and I have to say it was the best bang for your buck at the time. The units are all really nice — but IKEA nice. It’s not granite or real hardwoods. It’s all composite but it looks nice. The sinks in the south building are weird. I call them airplane sinks because that’s what they are.
Maintenance was always efficient and I generally got everything I needed promptly. Management changed a few times so that was frustrating but my overall experience was great.
The parking garage is NOT secure. I’ve seen cars with their windows smashed. My boyfriend had his bike stolen from the storage unit. In fact, the whole storage unit had the chain link fences clipped and a whole bunch of stuff was stolen. So just be smart about where you keep your valuables.
I would definitely live there again though.

I am not a resident here, but I would have liked to be.
The folks I spoke to in the office were helpful enough when they thought they’d be getting $ 4000 out of me to put down a deposit on an apartment I wouldn’t be moving into for over a month, but they have confusing pricing (price kept changing whenever I talked to them) and they play high pressure sales games. I expect that when I’m buying a car, but in an apartment building it’s a red flag.
I decided not to rent with Leva because the apartment I wanted to move into was available immediately but my need wasn’t for over a month. I was ready to sign the lease but thought better of plunking down thousands to get nothing. The woman on the phone was incredibly curt and rude. If she had offered up any alternatives, like, you know, asking if they could call me if another good fit came up or even urging me to keep my eye out myself over the next month to see if something comes on the market, it would have been fine. But hanging up on me basically mid sentence after grunting «fine»? That indicates that they’re not interested in getting finding tenants who are the right fit, they’re desperate for ANY tenants. They’re running a business, but the thing is, I’m still a potential resident that they slammed the door on and that’s what warrants the one-​star review.
It’s totally understandable that they don’t hold apartments (actually, they will hold it for 2 weeks but the rent goes up by $ 70 by the end of those two months, it’s more expensive each day you wait), that’s their policy. Whatever. But the pressure for me to sign a lease immediately and put down a huge deposit on an apartment when there are FIVE apartment buildings within a block or two offering the exact same thing is laughable. There is stiff competition in Ballard for apartment buildings now. Step up your customer service, Leva.

OK OK I don’t live here but I got a great tour from a guy who knew all the dog’s names and had treats on his desk for them. That guy is named Chet.
I really liked what I saw. I liked the roof, the courtyard and the one and two bedroom apartments that I looked at with Chet. There is a real difference between the front building and the back building. One is a little more edgy than the other but I thought both were beautiful.
If you are looking for a place to live, you owe it to yourself to tour here.

Not a day goes by that I don’t regret signing a 36 page lease with Riverstone Residential Group (aka Leva on Market). My gut was warning me not to sign, but the girlfriend and I were so excited to be renting a fancy apartment, in a good location, with a washer & dryer, that we just ignored our better judgment.
First of all, Leva looks fantastic, but every single piece of the building is cheaply made and poorly assembled. Leva is like the showroom furniture at Ikea. The floor is super cheap laminate and we were told when moving in «don’t let it get too wet, it can peel up!» Too bad we didn’t hear that BEFORE we signed the lease. Our exhaust fan has never worked properly, despite having the maintenance crew in three times to repair it. Everything is cheaply made once you look at it closely. For how high the rent is (and it’s high) I would expect a higher level of quality in appliances and fixtures.
Of the three windows, only the smallest window opens. It gets really stuffy and gross in here immediately. We were shown a «model» unit that was supposedly «just like» the one we would get. Well, we found out after signing the lease that we only had one window that opens. If your downstairs neighbors smoke (ours do) you can expect to spend everyday breathing in their second-​hand smoke.
On-​street parking is horrible in this section of Ballard. Leva’s garage is an extra charge on top of the already over-​priced rent. Additionally, despite having to use an access key anytime you go anywhere in the building (seriously, to go from the south building to the north building mail room, you need to use your access key three times), the garage itself is not even remotely secure. In the eight months we lived here there have been at least four reports of break-​ins in the garage. There is no camera or security, even though you pay over $ 100 per month to keep your car in the garage.
The building also gets pretty loud. If you want to pay $ 1,700 every month to live in a college dorm, this is the place for you. They claim to have quiet hours after 10 pm and a «patrol» which I have never seen. It can get pretty loud with drunk people yelling pretty late on the weekends. Keep that in mind if you’ve already moved on from that phase of your life and just want to go to bed after you get drunk.
Management is extremely unhelpful. For all of the nonstop spam emails you get from them about «community» and «community nights» if you have an actual problem with the building, they don’t care. They will placate you and fake empathize all while explaining their rigid corporate policy.
Do not fall for their scam. Their corporate policies are inconsistent and all heavily weighted against the tenant. Community means people working together, at Leva, community means: shut up and give us money.
We thought about breaking our lease, but the penalty to do so is $ 3,200. They would not consider letting us sublet. I called a Tenant’s Rights Hotline to see if there is anything we can do and was told the call center receives many inquiries from tenants in Riverstone properties. I called our Riverstone building manager directly and she actually threatened me and my girlfriend and used scare tactics to keep us from making a fuss. After discussing our rights with the Tenant’s Rights Hotline, I realized most of what the manager said was false and not legal.
As far as good points, to be fair: the roof deck is pretty great, location is good, they receive packages on your behalf and staff member Meaghan is sweet and always remembers our apartment number.
I’m counting the days until our lease is up. This is an over-​priced, awful place to live. Don’t be fooled!
Edit: Move-​out day is finally here! Sadly the smoking issue never improved despite trying to communicate with the building manager repeatedly. From reading comments online it would appear this is a problem endemic to Riverstone.
It’s a shame, because some of the desk staff and the maintenance crew are really nice people. Victor and Jamie helped us get moved and to get the apartment settled, took down our ceiling fan and are guys you can trust to be in your apartment. Hopefully the corporate office and management will improve for the residents still stuck in their leases.

Just moved out last weekend and COULD NOT BE HAPPIER! The place looks great on the outside and they offer attractive move-​in offers (which is why we chose it), but it is NOT WORTH IT!
I gave it 2 stars because of location and convenience. Next paragraph.
The building is new and all the details are clean and nice, but when you actually live in the apartment, you realize the whole place is made of cheap crap. The paint on the doors, windowsills, and walls show any spec of dirt, so you constantly feel the need to wipe down everything. And like I said: made of cheap crap. I was carrying a load on laundry into the bathroom (where the washer/​dryer is located) and nudged the door open with my elbow and PUT A HOLE THROUGH THE DOOR! I’m a small girl, not a bodybuilder. Pretty much made of particleboard.
Next: «Dog friendly.» They say that they are a dog friendly building. And by dog friendly they mean «Here’s a pee pad on the roof where your dog can pee on and walk through other dogs’ messes that their owners don’t clean up AND we will complain about your dog barking for 5 minutes anytime it happens and threaten you with eviction.» Yeah, not so dog friendly. And this was a BIG issue to us. We had a small dog who would on occasion bark for 2 – 5 minutes when we would leave him. Normal in most cases. We could hear dogs barking/​making noise all day– which is to be expected in a «dog friendly» building. Instead, a neighbor would complain and then the management would leave me threatening VOICEMAILS while I was at work about «10 day compliance» whatever. We even went down and talked to the management about what that meant, and she didn’t even know what she was threatening (Don’t worry, I’ll get to management later). I would understand if our dog was barking for hours on end (yes, that is awful), but he wasn’t, and the management had no proof. Very exhausting. Very stressful. Very unfriendly. I could go on… And you get to pay them a $ 500 (half nonrefundable) pet rent AND $ 25 pet rent? Okay…
And the management… Nothing against most of the office staff there. Most were very friendly and nice– But there was an insane amount of turnover… Like, a new staff member replacing someone every month to every-​other month. Crazy. But the management was (obviously) poor. The manager when we were there was not knowledgeable about policies or how to handle conflict (like with our dog). We would go down and speak to her about these voicemails she would leave me and not know anything about what she was threatening, etc. Such bad conflict resolution. And like other reviews have said, they send you crap tons of emails about neighborhood meetings, cars being broken into, new staff members, etc.
Way too expensive. We started at $ 1295 (plus utilities) in 2011, and the apartment is not going for close to $ 1600 (plus utilities). And we were just in a one bedroom with a view of the courtyard (i.e. no view but other tenants’ apartments). We parked on the street because 1. Parking is $ 100 for ONE spot and 2. Cars got broken into ALL THE TIME. Secured building? I don’t think so… There were unknown people sneaking up onto the roof all the time, hanging out the lobby and in the parking garage (which is mostly open all of the time?)
Anyway… Save your money. Ballard is GREAT. We still live in Ballard in a house. But go somewhere else. There are a ton of brand new places going up in Ballard (not that I really think any of them will be any better or less corporate).

Pros: Good location close to ‘downtown’ Ballard and bus lines; new apartment building; decent furnishings; ‘hard-​wood’ floors; nice and friendly staff and maintenance workers; top floor amenities; on-​site mini gym; great lease breaking clause during 1^st month.
Cons: Next door neighbor to fire station, loudly idling fire engine at all hours of day and night, chain-​saw maintenance, bag pipe practice (you read those last two correctly); terrible, terrible airflow; relatively expensive parking for Ballard ($ 150 for tandem); smell of urine in courtyard from dog friendly accommodations
Some of the cons could be attributed to the location of our apartment, our bedroom window overlooked the fire station. We only stayed in Seattle for a year (from DC and now in LA) so we can’t compare to other buildings in area. We did find this to be the best price/​value/​accommodations during the weekend we were looking for apartments.
We paid $ 1575 for first year (2011-​12). The second year (2012 – 13) they tried to raise it to ~$ 1700 but we negotiated down to $ 1655. We broke the lease in 1^st month of 2^nd year.

My girlfriend and I lived at Leva on Market for 3 years. Three. Years. For good reason: Location. Its proximity to Ballard Ave meant we never had to go far for a lazy dinner out or drinks with friends. Cycling? The Burke is minutes away. Major bus lines on Market and 15^th. Leva allowed us to experience Ballard every day. Sunday market, Anchor Ship Coffee, Majestic Bay, La Carta, The Sexton, The Gerald, Sip n’ Ship, Second Ascent, grocery stores… The list goes on and on.
We were the first tenants to call the street level loft our home. It was a fantastic unit with a layout which worked perfectly for our lifestyle. Loads of space for road bikes, mountain bikes, snowboards, climbing and camping gear. We used the open layout to keep our gear readily accessible for weekend trips or mid-​week excursions. The fact the the loft was street level meant we entered /​exited from our own door (second floor door opened to the hallway). Concrete walls and ceilings kept neighbor noise down to a minimum. Fire station noise was non-​existent (trucks used 54^th St to return from their calls so sirens were always off).
But what about the rest of the experience? Details you wouldn’t know about unless you lived at Leva.
PRICE. Yes, you will (as we did) pay a premium for location. We accepted this. It will be interesting to see how rent is affected once the new apartment building is completed on Market & 14^th.
SECURITY. I hate when people talk about how secure their building is. Secure in the sense that your doors have locks, the parking garage has a gate and access into the building requires a RFID key fob at the stairwell doors? There are no cameras here. Secure is not me walking to my car in the garage at 7AM and seeing it sitting on the ground with the wheels taken, side windows smashed and interior stripped. Secure is not the neighbors car stolen on the same night. Security is not someone or some people waiting in the shadows to slip into the garage, steal your property then leave without a trace. Understand this when anyone tells you about how secure their building is. You protect your own property as best you can, the rest is out of your control.
PET FRIENDLY. Yes! Pet friendly. Dogs are great but dogs do have accidents. :sadface: The poopy and pee-​pee kind. But you know what isn’t an accident? Lazy SOB’s who look down at the feces trail or urine stream their four-​legged partner left behind then walk away. I’m talking about running up the stairs and finding big dog logs on the steps, little turds in the hallway and urine pools by communal area doors. Little brown mine fields on the sidewalk outside the doors that you will probably step on [then think who the F leaves crap on the sidewalk?!]. We have a dog, we love our dog, we love dogs in general. I can forgive a dog for dropping a deuce but I can’t understand people who let their animals crap where they sleep. They’ll just tip-​toe over it. Bottom line, some people who live here are lazy and expect someone else to clean up after them.
FIT & FINISH: Our loft was solid. Concrete floors, walls (dividing) and ceiling insulated us from noise. The only noise we did hear was from the upstairs hallways — most likely coming in through the second door. Tenants living upstairs often complained (message boards) about loud footsteps from people above. If you’re considering a unit in between the north and south buildings, noise comes out of open windows and echoes off the walls. But like I said, we didn’t experience much of any of that. If you’re in a street loft, external noise is minimal.
MAINTENANCE. Victor and the rest of the maintenance crew were awesome. Any time we submitted a maintenance request, acknowledgement and action was speedy. I don’t know how they did it every day. I would pull my hair our and knock my head against the wall. There were numerous times when I would see the crew cleaning up after others in the building: imbeciles throwing computers or televisions into the recycling bins, pet waste in the hallways, etc.
Anyway, that’s our experience at Leva. Location, location, great space (if you get a loft). It’s not perfect. If you’re considering Leva, make sure you price it out against other apartments in the area and talk to tenants. 3-​stars weighed heavily because of location.

This was the best apartment complex that I lived in and I highly recommend the north building. The staff was great and very helpful. (Therese, Jessica, Stephanie and Meaghan) I wished that I could have stated longer but I got a new job in a new city. Grocery store and other necessaries are all within walking distance.
You have 4 great bus route within a few blocks that make any commute easy. (15, 17, 18 and 44) More importantly these apartments make great use of floor space so I never felt crowded and the walls are thick so I never heard my neighbors in either direction. It was super quiet.
They are super pet friendly as well.

I’ve lived in the South building for three months now and have enjoyed my stay thusfar. The only reasons I didn’t give it five stars:
1) The insulation between the roof and my ceiling is minimal. People walking around up there is bad enough; if they run or walk heavily, it sounds like they’re going to come crashing through my ceiling.
2) The bathroom fixtures are for midgets. The sink is almost too small to wash my face in, and the toilet is kiddie sized (and no, I’m not a large individual). The countertop is also this ugly 1980s gray blah.
Otherwise, it’s quiet (I’ve heard nothing from neighbors), and when one of the dogs was barking incessantly, the office folks had their owners fix the problem immediately. The maintenance guys are great and always fix any problems within a day or two. Package delivery is super-​convenient and I love the online system for submitting service requests, paying rent, etc. All-​in-​all I’d recommend!

If you’re searching for a secure, modern, pet friendly apartment complex, I would without hesitation recommend Leva.
Leva has been home for the past 14 months, but due to a new job I am relocating. Frankly, I’m going to miss this complex, since it has been well worth the money I’ve spent on it throughout the duration of my lease.
I live in the North building facing Market Street and am shocked at how quiet my apartment stays if the windows are closed. Fire trucks may be flying by, but there’s hardly a noise heard unless my window is open. Speaking of quiet, I’ve never heard any of my neighbors, ever.
Sure, you may pay more in rent to live at Leva, but you’re paying for an awesome location. You are within walking distance to bars, restaurants, movies, coffee and grocery stores. You’re also paying for awesome amenities like the ROOFTOP DECK equipped with barbecues, lounge chairs, tables and a little dog area. You can watch the fireworks at Gasworks without leaving home! With your rent, you also have access to a gym. It’s small, but it has several treadmills and ellipticals along with some weights.
The building is always, always clean. The courtyard is kept groomed. So basically, the staff are always on top of it. I once put in a maintenance request for an additional key and within an hour it was ready for pick up. The staff also hosts little resident appreciation events from time to time, which range from happy hour to free donuts and coffee in the lobby. Anyways, it’s nice to live in a place where you feel valued.
I’ve been renting a studio and I quite like the layout, since there is half of a wall separating the living room and what I made my «bedroom.» The bathroom is large and hosts the washer and dryer, which have worked great. My *only* complaints about my apartment are 1) the dishwasher is pretty pathetic (you’ll probably have to wash everything by hand before running a cycle) and 2) there is only one window that opens and it opens to a maximum of six inches. I would have liked a bit more ventilation.

Don’t get me wrong, the place was very attractive when we were looking for apartments. It’s in a great spot. The staff (at the time) seemed to be friendly… that’s all changed.
Now the place is more like a college dorm — not some place you spend nearly $ 2k to live in.
Dogs are everywhere and they urinate in the halls, elevators, common spaces and it rarely gets cleaned up (by the owners). The craftsmanship in the place is sub-​par at best.
The staff, who used to be open and responsive now is combative to some residents (I know about 10 people who live in the building… and am sorry to say that we recommended they move here at the beginning).
Nice looking place, but seriously, look somewhere else. You can get a lot more apartment for a lot less money…

I am a current resident of Leva and I have to say I am really enjoying the place. I actually think that after reading the two other reviews that I must live in a different «Leva on Market» because my experience has been nothing but positive.
Both times I have had maintenance requests they have been fixed within hours. They then checked back in with me to make sure the problems had been solved.
The price, although pricey, is well worth it for what you get. Secure building, the office signs for your packages and then alerts you that they have arrived via e-​mail as well as on a flat screen tv in the mail room, the building is so well insulated I have yet to have to turn on the heat in the winter, great roof top and a nice little gym. They also often have little social events down in the leasing office with treats such as a chocolate/​cupcake buffet at Valentine’s Day, Pizza and soda night, a happy hour event at a local sushi restuarant.
Yes, the parking spots are a bit cramped but it is the city you aren’t supposed to be driving a large car anyways! And with its proximity to 15^th and Market, not to mention the firestation it can get a bit noisy at times but all in all it isn’t bad. My unit is in the south building on 54^th and on the West end so I don’t hear as much noise too.
I have lived here for 6 months and am completely happy!
