Julie helped me find my beautiful creek-side two-bedroom condo in NE Seattle in 2008. I needed at least a two bedroom as I planned on using the second bedroom exclusively for my top rated QuickBooks and Quicken set up, review, support, training, and help business in Seattle. She came recommended by my mortgage broker as knowledgeable about first time home buyer programs and able to deliver in a tight time frame as I had to find a place and close in 90 days. When I e-mailed or called her, I heard back promptly, usually within a day. I told her what I had been approved for including monthly homeowners dues and what I desired. She informed me that some wants would be difficult to find in the time frame I was in as well as my price range and brought me down to reality. Julie told me how she liked to work and I told her what I expected in return. We put together an action plan with responsibilities divided upon each of us. From reviewing my e-mail logs, I got daily or every other day updates from her. She then showed me around two dozen units. The last one was the one I picked. I did have other choices that were more or had higher HOA dues than what I was comfortable with. Julie helped me negotiate a good price in a seller’s market and saved me about 5% off the already lowered listing price by suggesting a number that was high enough to keep the seller happy, low enough to meet my budget and realistic. One thing I remember Julie said to me was how the Ravenna Woods complex had over $ 100,000 in reserves(which is extremely unusual I found out later) so the possibility of getting hit with a special assessment was extremely unlikely. I was glad that she reminded me of that as one of friends had that unfortunate experience of having to cough up a special assessment because her condo complex’s board was more interested in keeping the dues low rather than realistic. Many of the other complexes I had looked at looked like they hadn’t been taken care of. And I wondered if I moved into those if a future special assessment would be my fate. Another thing she mentioned was when I looked at the(old) rug at my place, I wondered about the burns on it.
