Bob Hedlund is an extremely effective real estate agent. First of all, he brings a history of being a first class contractor with him, so he knows houses inside and out. He can tell you the strong points (or the weak points) of a house from the foundation up. He is super responsive, so he will not leave you hanging when you need something from him. He gets it that buying and selling a house isn’t a one time thing, so he’s there for you in the long term. The best thing about Bob Hedlund, though, is his people skills. Buying a house is a stressful thing to go through in life, and Bob has a terrifically soothing way about him that helps you make it through the stressful parts of the house buying/​selling process, so you know he’s bringing that to the table when he’s negotiating your concerns on the other side. He can’t be beat. He’s the best.

My husband and I started house-​hunting 4 years ago. We had certain schools in mind, knew we liked historic homes with character and were not first time home buyers. We had recently been out-​bid on the house that we thought was our dream home, largely due to our previous agent’s lack of experience. The market at that time was insane. Multiple offers with escalation clauses that would make your head spin. At the time I was 5 months pregnant with our second child and worried that we wouldn’t find a home that met the needs of our growing family. Not to mention that falling in love with a house and envisioning your family living there is a huge emotional, as well as financial, investment.
My husband found the listing for our house one night and we both knew we had to see it. He sent an email off to Bob, the listing agent, at 10pm and got a reply back within minutes. Bob offered got us into see the house right away. I was immediately impressed when Bob pointed out features that I hadn’t even noticed, like the «pebble dash» finish on the outside of the home. And the charming «Inglenook» alcove and all of the built-​in cabinetry, shelves and original detailing. He also answered all of my (engineer!) husband’s questions on structure and stability and as a native Seattleite, he knew the area well and could speak to the culture, as well as demographics of the neighborhood. From the time we met Bob at the house showing to this day, he remains one of the most hard-​working and down to earth people I’ve ever met.
Bob went to work for us that day when we told him we wanted to make an offer. He knew about our recent experience losing a house in a multi-​bid situation and he helped us make our offer solid. There was never a moment that we doubted he was truly representing us, our dreams and our family. Real Estate is a tough market and there are agents who seem to make you do all of the work and don’t take the time to get to know you. With Bob, we always felt like he was truly on our side, working for us, but also genuinely hoping that we got the home we wanted.
With Bob’s expertise help, we got the house. His network of other professionals in the area was another reason we sealed the deal. The inspector he recommended was equally knowledgeable and thorough. I can say nothing but positive things about Bob’s work as our agent, but what has impressed me even more is the relationship we’ve developed with him over the years as an expert in real estate, a resource for maintaining and restoring older homes, and an advisor for the rental and buying market in Seattle.
When we were moving into our new home, Bob took our older son biking around Greenlake with his own kids, a gesture that was so helpful and so genuine, it still surprises me.
And the most recent experience I’ve had with Bob, just proves to me again that he is not only good at what he does, but he always goes above and beyond. We have been relocated out of state and needed some work done on a rental property of ours in the Greenlake area. I called Bob to see if he knew of any contractors and not only did he recommend someone, he was really our eyes/​ears during the entire process of fixing the house up before new tenants moved in. He emailed me daily with progress updates and included photos. He was honest about repairs that needed attention first and spent a lot of time side by side with the contractors. With a background in contracting and a love of older homes, he worked miracles getting the house move-​in ready. We didn’t ask him to do this!

My husband and I moved back to Seattle a few years ago and got pretty excited about the prospect of buying a house in Seattle. We spent weekends perusing open houses, had a good idea of what we wanted but had a hard time taking the plunge by getting an agent and moving forward.
One weekend while scoping out houses we met Bob. He was friendly and knowledgeable and took the time to give us some really good info about lenders. A few months later we met up with him again, and this time talked a lot about the kind of house we wanted and how that compared to the one he was showing. We went with Bob and never regretted it. He was honest and funny, didn’t push a house to make a sale but was excited to find us something great. He knew a ton about old houses, what was a great find and what was dud and how a house meshed with what we were looking for. He was game to drive us all over the city at a moments notice and when we did finally find the house we wanted he went to bat for us and made sure our offer was as competitive as possible.

Bob is like the helpful cousin or relative you never had who knows a ton about Seattle and how to buy and fix-​up a house. We first met Bob at an open house in Ballard and immediately got a great vibe. He was friendly, approachable and knowledgeable about the market. We were looking to work with someone who wouldn’t pressure us into a house we didn’t want, and someone who would be patient with us and offer sage advice as we looked at countless numbers of craftsman homes.
When we started looking at houses together, Bob would break out things we never knew about renovating. I think he said he was a contractor for awhile so he would always be the first, for example, to pull up the heating grate to see if we could get one more refinishing done on that floor. He was honest with us when we ran into a house with a lot of lurking problems and never glossed over important details.
Bob’s true value to us came down to the actual buying period. Our house was only on the market for four days and Bob knew exactly how to play it to make sure our offer would compete with all the other offers. It was a super stressful time but Bob kept in constant contact with us… and at the end of the four days we got our house thanks to Bob.
Since we moved in, Bob has continued to be of help since we’ve run into a couple minor issues. Also, we adopted two new cats into our new home and we named the youngest Heddi — after Bob!
