I started writing a review on this place a month or two ago and left it at 3 stars – average. I almost spoke too soon. This place is the worst. I reserved a spot for next year(though I did not sign a lease) and they re-newed my lease. Ok… I told them I didn’t sign anything and I won’t be back next year. So, I canceled the lease and paid the fee yet they’re still making me sublet… not to mention when I first tried to move here I had been in constant contact with them for over a month and I would never get a call back. When i had applied I called a week later and they said«oh. We got x but didn’t receive y» ok… but you didn’t email or call me? So I sent the rest of the paper work in. I’d get a different answer everyday, «we haven’t received your work», «I can’t find you in the system,» «um I see your stuff printed out but… the manager isn’t here» finally, like one week before I’m supposed to be leasing I call again and they said I was approved. I asked why they didn’t call me and the woman said«we don’t call you back if you get approved» what??? Ok. Also, my room had black mold. I have a few favorites in the offices but other than them, I’ll walk through and pretend like I’m getting a coffee and I’ll deal with my problem later. Convenient location is all sanctuary really has going for them. $ 700+ for a 4br-4ba in San Marcos is too pricey, especially considering the issues here and on upgrades. I found a new apartment for half the price in a 2-bed/2-bath a little further away from campus and I will be leasing there instead

it’s nice having the apartments furnished, but they are awful at roommate placing so if you plan on moving in id suggest going in knowing who you want to live with. i’ve heard horror stories from multiple people and didn’t have such a great experience with a roommate myself. regardless of what other people have said on sites the maintenance i feel is good and on time, ive only had a few times that ive had to call the office back to make sure he was coming by. but other than that he is up at the apartment within an hour or so of calling. the electricity along with the water is combined for the entire apartment complex, including what they use for watering plants, the pool, in the office, etc. i was out of town for nearly a month and lived in a 4⁄4 apartment and my utilities were around $ 75. if youre going to sign a lease, watch out because theyll say they dont know what electricity company they are going to use yet, and most likely end up screwing you over with a huge bill every month. oh and if you don’t get along with your roommates, or your roommates are stealing from you… its up to you to move out of the apartment and pay the transfer fee, unless you complain enough they MIGHT wave it for you. plan on calling corporate though to get anywhere because most likely no one in the office will have an answer for you. it is close to campus, and a parking garage those are the two perks that drew me too it. i have lived here for a year, and will not be returning in the fall.
