Avalon Redmond Place

Pros: The apartment itself is really spacious and well laid out, although the living room ends up feeling a lot smaller once a couch is in. Otherwise, great location. Best in Redmond in my opinion… there is a bike/​walking/​roller blading path that leads into the complex where lots of families take their kids. It’s away from cars but leads into almost every part of the city. You can bike to anywhere in town: gym, grocery store, mall, all using said trail. If you live here I recommend buying a bicycle there’s a shop walking distance away. You’ll get in shape quick. The area itself is very expensive for that reason and because the apartments are right across from a qfc, movie theater, and places to eat. There is also a police station next building over. The area is very family friendly, safe, and the neighbors are very quiet and respectful – really great culture. The staff is nice and know what they’re doing. They’re also really cool – they never bothered me even when I parked in future guest parking and left my car there until 1 the following day (don’t do that). Maintenance is responsive, usually same day.
Cons: parking is fine for the most part, unless it’s night time and everyone is already home. Then it’s common to not find a spot. I’d say 4 people don’t find a spot every night. But there is a qfc across the way you could park at, your car is safe there. One big con: there is a smell in the apartment. You have to air your apartment out… which I hate doing. The apartment itself is cheap. It’s good looking but not good material. The windows would condensate: there was water between my blinds and windows on the ledge all the time. So that caused a lot of odor maybe. You have to clean the ledge and the blinds under regular basis. The sink disposal broke once and there has been an ongoing issue with either the sink or the dishwasher leaking. Maintenance has fixed every issue I’ve had… from the dryer breaking, to the shower curtain holder being too small almost immediately. It’s actually impressive how much they know and it’s clear they want you to tell them when you have an issue so you’re happy. The leak they fixed but it continued to happen… I think using the sink while doing laundry caused leaking in my unit. And the last thing: bring your bicycle inside do not leave it on the outdoor area they have for bikes. I had two bikes stolen sadly. Then I bought a third and have kept it on my porch, no one touched it then. Bums or thugs know about that bike lock area. Unfortunately management won’t do anything about it. I really wish they’d post a warning, my bicycle was $ 500 and after someone stole it I had to buy a crappy used one. I saw other people’s parts be missing but I never put two and two together until my first bike got snatched. If they had a sign (I think they knew about the issue) I would have appreciated it. Also there were two break ins while I lived there for 12 months. I never had any trouble personally, but I made sure to never leave important things in plain sight.
Overall I’d say, if you can afford a condo across the street I’d spend my money towards buying a place nearby. The area is great and it’s value is only going to increase. The apartments are very expensive, around 1600 for one bedroom this year. When I was getting ready to move I received an offer to renew at roughly 500 $/​mo extra… no thanks. They didn’t charge me for anything unfair. They kept most of my deposit for carpet cleaning and repainting the walls, then about 100 $ was left over. After its all said and done, I like the way they run their business, but I wish the apartment was better quality. However, I would not rent here again. Also, breaking your lease is about $ 6000. My roommate left so I tried breaking the lease but it was cheaper to stay. Its more expensive for larger apts… about 3 month’s rent.

My husband and I have lived here almost a year, and as we are signing a lease elsewhere I wanted to update my review. We lived in the 750 square feet 1 bedroom, top floor.
Still 4 stars. You can read my original for more detail but here are some pros and cons:
PROS
Location — The walk score here is great. You can go to the grocery store or movie theater as well as the river trail which is located right behind Avalon.
Staff — The staff members here are all very friendly and helpful. I’ve spoke with Brianna, Elizabeth and maintenance and all have been friendly and helpful.
Apartment Layout — The apartments here are very nice, clean and have a nice color scheme. The dark bathroom/​kitchen counter tops and brown cabinet doors give it a nice upscale feeling. After viewing a few apartments I would say the colors here are the best. Appliances are black, which looks really nice.
The one bedroom we were in was also laid out very nicely with a closet and a small extra room for the washer and dryer. The dinning room is separated from the living space and we managed to fit a couch, tv and computer table into the space.
The layout seems like it was well thought out for the benefit of the tenant.
Online Payment System — I like
because I can pay my bill from there. It sends me email updates when the statement is ready and when additional charges come in (The water usually comes in later than the rent does)
Pet Friendly — They have green dog poop bags located all around the complex, which is a great benefit to me because we don’t have to buy any. I find the location is perfect for having a dog because there is a wonderful trail behind the complex. They also had a «doggy pool day» where I could bring my dog to swim in the pool before it closed. They have dog and cat treats available at the front office and have held little events like adoption information and food drives.
CONS
Bikes — I do not feel safe storing my bike in the bike storage section. We had two residence warn us about their bikes being stolen so we took ours up to our deck. I told the front office and they said they would be putting in cameras — I have not seen any cameras go up after that. I understand storing your bike in the middle of a city can be a risk and a bit tricky but I was hoping they would put the cameras up.
Occasionally the elevator is broken. It’s probably been broken 6 times since we moved in 10 months ago. We live on the 4^th floor and it’s a trek, but do-​able. The elevator was broken one day in the summer, it happened to be the day the fedex guy dropped off my A/​C unit — he carried it up 4 flights of stairs! I was surprised and felt pretty bad for him.
Mentioning the A/​C, yes — it gets hot. It’s hot out already, though, I can’t really blame Avalon for my 4^th floor apartment getting hot in the summer.
No rules about smoking — This community is NOT smoke free. It’s good for recreational smokers but bad if you live next to someone who smokes constantly and indoors. We have smokers somewhere near us and we smell it a lot. Avalon has offered to come in and seal anything that is letting in the air, but we have declined for now.
CONCLUSION
We really liked it here and we are only leaving because we need more space and the rent doesn’t work for our income level. We liked Avalon very much and actually found a different Avalon community to rent for. I would suggest this place to most anyone.

I moved into this apartment with lot of excitement for it being very close to the downtown and the top floor flat (A404) has a very good deck view. The excitement only lasted for one day when we figured out that there is a huge bedbug infestation in the apartment. We complained the management about this who has sent the exterminators after 48 hours. We couldn’t sleep for one whole week after which we have started looking for new places.
The management clearly knew that the bedbugs were already in there as we saw the cleaning people spraying chemicals just before we moved in. We just didn’t imagine that it would be for bedbugs. We had to destroy our mattresses and furniture as we couldn’t risk carrying them to a new place. The total personal loss for us due to the recklessness of the management is 3500 $. I tried to speak to the management about this and they aren’t willing to pay for the damage. I contacted a bedbug attorney to file a case against the management but then had to withdraw due to time involved in pursuing the case. So i have decided to write this review to atleast caution others who decide to move to this community.
As someone pointed, the rooms are really smelly and hallways are really dirty. I wouldn’t recommend this apartment. I am giving two stars as we got one day of hotel stay (should have been one week) from the management.

We lived here for a year in 2014 – 2015.
Pros: Friendly office staff, good community, lot of kids for our 9 year old to make friends play with, good friendly neighbors, Redmond library walkable, Redmond downtown walkable, Sammamish river trail just behind the community to bike/​run.
Cons: Apartment is a bit old. Carpets are very old and apartment looks dated. Also equipment (washer/​dryer), dishwasher, heater are all old and needs frequent maintenance. Maintenance visits when we place a service request but it takes 3 – 4 service requests before the issue gets fixed. And when it came time to renew our lease they gave a 25% rise. We were paying $ 1960 and they increased the rent to $ 2500. This is kind of exorbitant raise and we made the decision to vacate and move to a better apartment for a lower rent.

I’ve lived here for about 9 months now. The area is nice, yes. But my problems are with the other tenants. The smells that come into my apartment are unbelievable. Not just onions, like the other reviewer said, but of burning oils, curry spice, etc. it comes in through the walls, the vents, the bathroom. There is NO escaping it. It’s really bad. The other issue is with the poor plumbing. When you go to the bathroom and flush, it doesn’t always flush. Like, 60% of the time. I think it’s a water issue, because sometimes the bowl is full of water and other times it’s skimpy. It’s nonsensical and it’s awful. I hate it. I clean all the time, yet there are little silverfish coming in through a crack on the floor in the bathroom. Oh, and when it came time to renew the lease, my rent was raised 30% due to «the market» prices. I couldn’t stomach moving again after just doing so, so I begrudgingly signed, but I can’t wait to move next year.
