Be prepared to *very* intimate with your neighbors, even if you don’t like their music or obnoxious friends. The problem with these «charming» older buildings is that there is absolutely no insulation, which means that even at normal, indoor conversation volume, you can hear every single word being said next door, upstairs, downstairs, outside, across the hall, down the street, you get the idea. You wouldn’t know this until you sign your lease and spend more than 24 hours in your new home.
The appliances are grotesquely out of date. I couldn’t understand why my PGE bill was so astronomical in the one-​bedroom I now lived in when it was the same square footage as my previous studio and no other habits had changed regarding electronics usage. Until one night the refrigerator was making me bananas with its constant running. I thought it was broken. But then I did some research before lodging a complaint. The fridge is late ’70’s early ’80’s at best. It runs every 4 minutes for 8 minutes. According to the efficiency rating for refrigerators made in those decades… it is running efficiently. My power bill suffers for this pile of crap fridge which is louder than most dishwashers these days. Again, something you wouldn’t know until you signed your lease and moved in.
It’s interesting now thinking back to when they do a walk through. they certainly hurry you along! The apartment was filthy when I moved in. I mean I can tell someone came through super quick to knock the big stuff off, but there were boogers smeared on the bedroom wall, niches in the bathroom were black with dirt, the blinds had a splatter across them of some substance. Lets not even mention the patch jobs on the walls. They didn’t even bother trying to paint over the patch marks, they just took a picture of them and said I wasn’t responsible for them. I was blinded by the location in NW that I was willing to overlook those blemishes. I now question my sanity.
I will say the management company itself is OKAY. hence the additional star. When I’ve complained about the upstairs neighbor having a dog (on hardwood floors and no rug in a building with no insulation — you people that live in these buildings will understand), they were quick to address the issue with the tenant. They were also really quick to fix the garbage disposal and oven within a month of me moving in (why weren’t these fixed prior to me moving in?).
At any rate, I swore after this building that I will never, ever live in old construction again. I don’t even care what part of town it’s in, it’s not worth it. Especially when rent is the same as a mortgage for a three bedroom house. Ridiculous.

False advertising! They literally put a place on Craigslist that says (in the title!) 950 sq ft and guess what? It’s 530 sq ft. Oops, yeah. Don’t think that was a mistake. I think they just want you to see the place and then maybe you’ll like it? I think not.
I hate ppl who waste my time with false info.

Truly awful to work with. Rude staff, provided incorrect information over the phone that I later paid for, predatory business practices. Don’t trust the photos on their website. Avoid at all costs.

I had a great apartment building, The Princess Sue on 23^rd and Glisan, privately owned and a really nice onsite manager and a rarity of free laundry. Capitol took over half way through my lease, I had no coice but to sign with them and things were just not the same. My lease agreement was sent to another tenant in another building, our laundry room flooded for 2 days w/​o being fixed, We recently went without mail for 10 days due to a stolen postal lockbox key, of which I was given a runaround. Ugg. The princess sue is still a charming building and still has free laundry but will soon be without me.

I love, LOVE all the buildings they manage, at least the ones in the Portland area. But my dear god what a horrible management company! I have rented for the past 7 years from at least 3 different places, which were all managed by the owners. One would assume that a BIG management company would get on things right away, afraid not! I cannot say anything bad about all the places I have rented that were managed by the owners, they actually cared because they owned the building and wanted to keep the tenant and apartment happy. I swear its like pulling teeth to get anything done… not to mention the fact you have to surrender your life history and a crap load of fees to even rent a place. I really miss the «write me a check for first month’s rent and it’s yours» mentality. I guess the overuse of social security numbers is a whole other issue.
