We lived at Pointe Royal for three years. First, we had one of the smaller units then after our 15 month lease, moved into the largest unit there. Size wise, it was great. However, they moved us in 2 days after the last renter moved out, leaving the carpet with holes, holes in walls, dirt everywhere, the entire carpet smelled like cat urine… it was a mess. However, uhaul packed and ready to move, we didn’t get to have our«let us clean it» offer. Spiders are a constant problem, even with their pest control and our own pest control measures. Every appliance in the units are old and barely work. We moved in the apartment in January, so our rent was a lot cheaper than our neighbor… almost by half. The walls are so thin that we can hear conversations that go on next door. They say that the complex is criminal free, but our neighbor moved in on probation and is currently serving time, but still has his apartment. The staff is lead by Don, the manager. I called to request a walk through to end our stay since we had so many issues moving in, and he decided to close the office early that day without even a call. This was the second appointment he missed with us. How can you expect your staff to be professional when management is not? Water is split evenly throughout buildings. Most units have residents that are not on leases, so expect to pay a lot for water. For example, we moved out a month before our lease was up and our final water bill was $ 81 and some change. That’s more than I’ve ever paid even in a house. They have a restricted breed policy, but on our last week there, my dog got attacked by a pit bull that was off a leash and loose, they did nothing about this either. Trash is supposed to be set out now between 6−8pm and picked up at 8 since no one followed the last trash policy and the grounds were a mess. However, if you are not home between this time and can’t use their expensive service, you still have to pay for it. When it rains heavily, there are several apartments that flood. When ours did, they came in, cut out a section of the sheetrock and the carpet pad, but left the moldy carpet and never painted the wall. We recently came back to a friends and got told they only shampooed our old carpet… not replaced it. The only good thing I have to say about this complex is if you move in an awful moving month, it’s decently priced and the maint. crew is great. They would try to replace the ancient appliances and always be there to help. However, I wouldn’t recommend living here to someone I didn’t like, let alone a friend. RUN from this place.

We lived here for 1 year. Towards the end of our lease they raised the rent on us to the highest market rate for the 2 weeks that we went over our lease. They wanted a 60 day notice before we move. We notified them 2 weeks after(our fault). Even after we notified them in writing, the office manager gave us a copy of a form which she put with a different date on it than what we signed(trying to get more money from us in my opinion). I had to report her to the main management company(Fogelman properties) to get it straightened out. We could not use our fireplace due to a downdraft from the chimney. We told them about it and they didn’t do anything about it. After we moved in, our ceiling was leaking water from the bathroom upstairs and all they did was patch it up where it was peeling. It started leaking again and we told them about it and they never came by to fix it. They knew we were moving out. It was still leaking when we moved out. My wife called the utilities to shut them off and one of the companies told her that someone from the office called them and told them to leave the utility on until the end of the month(we moved out in the middle of the month). They charge a monthly fee for trash pickup but they skipped ours a few times and 1 time we got a letter saying that they will fine us $ 50.00 per bag. We told the office each time it happened and all they say is «I’m sorry». The office manager has been very rude since the beginning. We rented a carport for $ 30.00 a month. Somebody parked in our space when we came home and we told the office and they said there is nothing they can do. Not even refund us a pro-rated rate. If they know you want to move out, the staff seems not nice. Parking spaces are too close to each other. Water bill is really expensive there.
