As a long-time renter, we have become accustomed to being treated as second class citizens. Despite our reputation for leaving a home in BETTER condition than when rented, we are rarely given the benefit of the doubt. Not so with Stan Michaels, owner of Choice Property. He was gruff, but very fair, and always responded to us well within reasonable time. If we could clone him and let him be our landlord at every home we rented, we’d do it i a heartbeat. Thanks Stan!

My mother and I hired Stan Michaels with Choice Property Management in the Summer of 2013. At the time I was living abroad, and my mother needed assistance with managing our investment property. Unfortunately, I could not be there to assist her in the search for a property manager, and there may have been several red flags that she had missed in the process. Pricing was definitely a factor at the time, so she may have compromised some conveniences and services for pricing. Initially, all seemed well for a couple months. By September, the current tenants were late on their rent and a 3-day pay or quit notice was issued. I began to notice that Stan’s communication methods and tone were a bit inconsistent, as well as unprofessional, but there wasn’t much I could do being so far away. Eventually, he told us the tenants has been 3 months late on their rent, so we evicted them. Half way through the eviction, the tenants proved that they had been paying the rent into an account he provided. He had misplaced the money and we’d evicted them for nothing(and had to give the rent paid back). He found us new tenants two months later. He ensured me that they had ample income and that he had run a background and credit check on them; however, he didn’t share that information with me, saying it was unlawful to do so. I now know that it is NOT illegal, and I now know that those tenants had several previous discretions on their record. I now know that several aspects of that process were abnormal– the lack of an application on behalf of the tenant, no in-person showings, no consistent documentation, no formal 1099, unprofessional modes of communication, and the list goes on. Needless to say, the second tenants were squatters and we were forced to evict them after only three months. Choice Management’s poor communication, services, and general property management have cost me over $ 15,000 in damages, court fees, and more. If I could give 0 stars, I would.
