I moved here 2 months ago.
The good:
The staff has been super nice and helpful
The area is beautiful! It’s like being on vacation, you can hear crickets and frogs at night.
The apartment was very clean when we moved in and the layout is nice
There is plenty of parking space
The price is very affordable for this area
The bad:
We’ve found hundreds of ants in the apartment 3 times in the past 2 months — that’s just unacceptable to me. We’ve put down poison ourselves but still, this should not happen so often.
It’s boiling hot! I know it’s been really warm out and we’re on the top floor, but it’s like there’s no insulation in the roof at all! It’s constantly been between 85 – 90 degrees indoor.

I’m really not a complainer, and most stuff doesn’t bug me, but I feel like the longer I live here, the more I notice bad practices by the staff: too many inspections, too many flyers on peoples’ doors, and bad customer service. The last annoyance has little to do with the complex, but parcel carriers in the area.
INSPECTIONS
I really hate the idea of people walking around in my house while I am at work, and they give me the (old) Comcast of timeframes: We will be there between 9:00AM and 5:00PM. FUCK THAT. Don’t you see that your service is worse than Comcast? Schedule a timeframe FOR EACH BUILDING — derrrrrrr. You are rude. If you are at home, you literally can’t do anything — can’t shower or do anything that requires your focus for an extended period of time — because they could break it at any time by knocking on your door or forcing entry.
That said, I understand inspecting apartments for fire code stuff — make sure fire detectors are plugged in and working correctly. Cool. That helps everyone. But if you have to do a yearly inspection and the fire code thing and the mold thing, SHOULDN’T YOU DO THOSE THINGS AT THE SAME TIME!!! It’s psychotic. Additionally, they don’t actually say why they are coming into your apartment. Apparently «Yearly inspection» means «Mold inspection» or «Fire detectors» or anything.
Obviously the law isn’t on my side — with restrictions on time frames landlords plan to come — so that is my rant about people coming into my house.
FLYERS
Now my complaint about flyers on my door (the least of the three evils). They always leave stuff on my door: about events, about keeping my car locked because some cars have been broken into, etc. These seem well-​intentioned, but they’re pretty obnoxious for these inane things. The primary reason is that if you aren’t home for a few days — or a week — it becomes painfully obvious that is the case when you have this piece of paper (or 2 or 3) hanging from your door. They started using email for this stuff for a while, which I thought was great, because I could trash them without even looking at it. I assume they had complaints about it from older people and went back to using pieces of paper (or maybe one staff member prefers one way over another).
CUSTOMER SERVICE
Finally, because I haven’t had to deal with the one unpleasant lady, their service has seemed a lot better — with some newer employees, she doesn’t have to actually help residents. Maybe she’s a manager and just does paperwork. However, she’s still there and she will make you feel like you are wasting HER time when you want to pick up a package.
PACKAGES
I live in a day-​in-​age where I can order a lot of shit on the internet, and I do. I have lived in 5 apartments in 3 states in the past 10 years and have been served by the major parcel carriers at all of them: UPS, FedEx, and USPS.
I have two expectations for a service that I pay to deliver stuff to me: TRY TO DELIVER THE STUFF TO MY DOOR and if I’m not home, LEAVE A NOTICE SAYING YOU TRIED TO DELIVER IT. What they do after they try to deliver is up to them: bring it to the front office or just leave it on my doorstep — I don’t care. Annoyingly, UPS and FedEx both can’t leave stuff on doorsteps because I live in a high-​risk area.
UPS — This one tries half-​heardedly. They leave notices in the mailbox huts that you have packages. I asked that they stopped doing that (because I don’t check the mail very often) and now it’s ⁵⁰⁄₅₀ what they’ll do: either take the package straight to the front office or try to deliver it to my door (and leave a notice). So, they get a 50% grade in my book — still an F.
FEDEX — These people won’t even try to deliver anything to your door, won’t leave a notice, and you just won’t know about a package being delivered at all. So, the only way to find out is if the front office calls you or puts a flyer on your door about it (usually after it’s been there a really long time). I’ve had it happen twice where I had no idea: once was when my wife had a baby and my mom sent her flowers (they were all dead and rotting when I finally got the package weeks later). The second was chocolate covered strawberries my mom sent me for Easter (they were all rotten and gross by the time I got them, weeks later). My mom got refunds for the stuff, and FedEx probably got claims submitted on both, but they obviously don’t give a shit. This gets 0%. FedEx, this isn’t the business you should be in.
USPS — Annoyingly, because we have little mailbox huts scattered around the complex, these people don’t even try to deliver things to your door most of the time. So, because I don’t check the mail very often (because it’s all junk and I never get mail that is useful to me), I rarely know packages are there.
In the case of UPS and FedEx, I’ve complained, it ended up at their local distribution center, and they let the driver know. But it has done little to affect what actually happen

I lived here for almost 4 years and just moved out a few weeks ago. And it was a sad day! II don’t understand the negative reviews on here but I shopped around before I moved to Kirkland and for the amenities, location, and price you can’t find a better community to live if you’re in the market for an apartment.
They don’t have any restrictions regarding the size of your dog, which is great! (even though my dog was only 20lbs) They are located right next to amazing trails and extremely pet friendly.
They have a nice gym, have free work out classes on the weekends, free cooking classes once a month and have a full spa on site. As far as amenities are concerned, they have 3 pools total. 2 outdoor and one indoor. 2 hot tubs, one indoor other outdoor. Tennis courts, basketball courts, racquetball court, gym, computer center, spa, and I know I’m forgetting a few more.
The staff was always pleasant and the grounds are always clean. I truly enjoyed living here and would recommend anyone looking for a place to check them out!

I’ve been having issues with the kitchen sink in my unit and have had maintenance called out 3 times in the last year. The last time was this past week and the head of maintenance came (while I was out) and ‘dealt’ with the issue. It’s now Thanksgiving and I have to cancel all of ny plans because my sink is once again fucking broken. Can’t call the office because it’s a holiday, so I’m (in layman’s terms) fucked. It’s not the first issue I’ve had with this complex, but this is definitely the most aggravating one. Thanks so much for the ruined holiday Mr. Head of Maintenance. Truly appreciated. (Note: you’ll have to forgive the sarcasm and anger but I think it’s very well deserved at this point.)

This is the only review worth reading. Promise:
The property is going through a remodel now, which has resulted in the rental rates to skyrocket by about $ 300/​apartment/​month over the last year, because they tell you «thats the market right now.» They sell you on a luxury property that 1. Isn’t and 2. Is only going to get MORE expensive while the remodel actually gets done.
The leasing staff does an incredible job at promising you the world so that you can sign the lease, including finding ways to let a dog which is a restrictive breed live there, or promising to paint Handicapped Parking spots in parking spots that are already occupied by other residents (check by the B building for a «reserved handicapped parking space, not making this up).
After a series of putting in service requests, one of the maintenance techs told me that they are instructed to do minimum required work to keep costs down, so that management never goes over budget (ironicially, this is proven by the awards shown in the office for best operating costs). There has been nearly 100% turnover in the entire staff at that property — I should know, I was one — because working under those conditions is INCREDIBLY frustrating.
Aesthetically, its an amazing property that I enjoy living at when the mold problem and my neighbors who smoke (on a ‘Non-​smoking’ property) aren’t ruining it for me. Oh, and as long as nothing breaks. If you’re going to live here, live here as long as possible, because I can promise you they’re going to gouge you with moveout costs. Again, speaking from experience as the guy who had to tell residents that for a year and a half.

My husband and I have lived at the Resort at Forbes Creek for 3 ½ years and could not be happier. It is truly a «hidden gem» in Kirkland. We feel like we live in the country when really it is 3 min. from I-​405 and 3 min. to Lake Washington and 5 min. from downtown Kirkland. It is nice and quiet. The property is gorgeous! They have excellent grounds keepers that change out the flowers every season. The grounds are in top notch shape. There are three swimming pools and two hot tubs (indoor and outdoor), a tanning bed, spa, racket ball court, sauna and a very nice work out gym. There are trails all around the property and it is a 15 min. walk to Juanita Bay. The apartments have crown molding which adds a very nice «classy» touch. They also have a washer and dryer in each apartment, which I love.
The maintenance guys always do a great job! They are very professional and show up when they are scheduled and fix the issues. We have always been pleased. The staff in the office are super friendly and are wonderful. If you have a situation that needs to be taken care of, they do not hesitate, but take care of it right away. Their customer service is EXCELLENT!
If you are looking for a place to live that is quiet, safe, kept up and up to date in Kirkland, I recommend you check out Resort at Forbes Creek! You will not regret it!

Blood suckers. I was referred by a co-​worker that was living there and found the upgraded two bedroom/​two bath would work for my daughter and self. After they realized I was proceeding forward when I went to sign the contract, they had moved the dates out to 15months, Nicole stated to ensure best pricing. I signed with very little choice. After 5 months my offer for a home was accepted and I provided notice. I broke the contract. Rent $ 1601/​month. Penalty $ 3202. Upon leaving I was told I would get additonal charges. They hit me for the minimum on every item. I would never recommend the place to anyone. Water pressure was terrible. The hallways were disgusting, never cleaned. The staff was condescending regarding the penalty.
Save yourself the trouble of falling for the illusion… the fountains are nice, the pools are dirty…

The Good:
Honestly, I really enjoyed my living experience here, the Forbes amenity’s are great. I really enjoyed the club house and that the grounds were pretty well maintained. My apartment was very small for the price that I was paying with very limited storage — no pantry and no coat closet (which was actually a huge pain). The location is ideal, very convenient between Kirkland, Juanita, and Totem Lake, right by the freeway (without being next to or hearing the noise). June at the clubhouse is so kind and really does a great job taking care of the guests that come through there. The lady that I originally worked with — Damon (who no longer works there) was amazing and I had a great contracting stage. My neighbors kept to themselves, never complained and were overall very nice.
THE UGLY:
WOW — can we get the freaking sprinklers fixed… I can’t tell you how many times I would come home late after a long day of traveling with a suite case and have to run for my life to try and venture into my apartment without getting sprayed to death by these sprinklers. I know on other reviews I’ve read online that have complained about this, but the sprinklers seriously are like an obstacle course to get into the apartment, maybe these could go off at 2:00am instead of 10:00pm.
They sent out a memo about this to the community, which I did appreciate, and I didn’t mind that they allowed dogs in the complexes and this issue is not the Forbes fault — but seriously people, keep your dogs on a leash! When you’re trying to get to work at 8:00am in a business suite, the last thing that you want is a nasty dog jumping on you so you smell like wet dog all day, with the owner being like «sorry, come here little fluffy» — it’s a little late for that, he already jumped all over me. Be considerate!
Watch out when you move out of that place. Thank God I reviewed my bill for this place, I noticed that I had a $ 90.00 cleaning fee — and after I left that apartment, you could have eaten off the floor it was so clean. Luckily I took pictures of the condition the apartment was left in. I was willing to pay this charge if they could justify what this «cleaning» charge was for, and what exactly needed to be cleaned? After three months of emailing back and forth, I told the office manager that I was happy to send the check for the total minus the $ 90.00 I was wrongly accused of owing. Later, I check my Puget Sound Energy Bill to make sure everything was closed out accordingly and noticed a $ 50.00 charge — Puget Sound Energy let me know that the Forbes never told them our lease was up (which they are supposed to) so I’m no supposed to pay for someone’s heat, electricity for time that they have been living there, and I was not. Word to the wise, the living experience is great, a nightmare continues.
Also, never be late on paying your rent (I never was) but there is a $ 75.00 charge for late payment which seems a bit steep

After a lot of persistence they finally gave me a pdf from collections agency saying this collection was made in error.
But, long story short, save yourself the trouble of this place… seriously an apt complex that haunts you several years later is NOT a good thing

These reviews are accurate. Nice facilities and clubhouse but when you leave… BE PREPARED TO PAY THROUGH THE NOSE. I recommend you have the carpets cleaned yourself, and do an anal retentive job of cleaning the space right down to the smallest hole in the wall or be prepared for a $ 70 carpet cleaning fee and a $ 95 Cleaning charge for a one bedroom (more if you have a 2 bedroom). You have 3 days grace to pay the rent or you’re charged $ 75 late fee and a bogus $ 25 charge for delivering a legal document. Stay on top of the water/​sewer/​trash charges because lots of tenants have had issues.

it used to be called the park at forbes creek, but even after the name change, it’s still just as nice as I remember. My boyfriend and I love the walking trail and see the ducks hang out at the pond. Its quiet and everyone who we’ve met has been SUPER nice. Much nicer than any other apartment I’ve lived in

mammatobe is right on when she describes this apartment home complex. In addition to all she has said, if you have a neighbor who’s a smoker, they do absolutely NOTHING! I’ve suffered and not opened my windows for more than 9 months. A chain smoker moved in downstairs. I’m not kidding when I say that my entire apartment, my clothes, and my bedsheets smell like smoke! And all this is coming from downstairs. My bathroom smells like smoke ALL the time because the neighbor wants to suck the smoke out of his apartment and guess where it goes. Into my apartment. And what does Resort at Forbes Creek Management do to protect my rights?! NOTHING!!! Absolutely nothing! They just shrug their shoulders and say it’s the smoker’s right to smoke and there’s nothing they can do!!! Can you believe it?!! Plus if you are ever late on your rent, even by a few hours, they charge you $ 100!!!

I had an incredible 4 months stay here in the Park at Forbes Creek, during the harsh winter of 2006 – 2007. Everyone in the sales office were always so nice, friendly, and helpful. Whenever I need anything to be fixed inside my apartment, they’ll put in a work order request for me, and things always get fixed the very next day.
I got one of the upgraded units with brand new carpets, kitchen appliances, and bathroom. The entire apartment complex is surrounded by beautiful greens and fountains. Their gardeners do a great job in maintaining it.
The club house has a heated pool and a racquet ball court. The clubhouse is also very nice and cozy, with a flat plasma screen. Feel free to snuggle up on their nice couches and watch the TV after work.
When I moved out, I had to break the 6 months lease. I knew about the penalty before i rented this place since they were very clear to me on all the terms. It was not an unpleasant experience, and they even send me a pro-​rated check back because they were able to rent it out within a month. Very honest!
