Ondine at Juanita Bay

This is my review of the leasing and move in process. I’ll update my post again with what it is like living at Ondine when I move out in May.
To begin with — Hannah and Andrew are incredible! They are so helpful in answering my barrage of questions. They are also extremely friendly. I went in to view the apartments on a Saturday evening, and everything was processed and I was ready to move in on Tuesday. They have some great leasing specials. I had some special circumstances with my move, and they were very accommodating at thinking through creative solutions. When their cleaning team had missed cleaning something in the apartment, Andrew came up and did it himself. I definitely haven’t seen the management staff of a complex having this kind of work ethic — well — ever.
Being a recruiter myself, I have to commend the property management company on hiring these two rock stars. I’ve been in the apartment a week now and continue to have the best experience.
A few notes about the community: It’s relatively quiet. Most of the residents tend to keep to themselves, which is fine by me. They’ll say hi and be kind in passing though. Tenants seem to pick up after themselves. The apartment was a good price for the size of the unit. The only thing I wish is that the heating units were on walls that I didn’t want to put furniture on. In all fairness– I could have probably used another 100 feet of space as I have a lot of stuff. Appliances are nice. Dryer takes a bit long to dry, but it could be I just haven’t figured out the right settings yet. There’s a little noise and light from the street, but having lived in cities for almost 20 years now — I prefer that.
Location: There are wonderful shops, coffee places, restaurants, and parks around the building.
I’m really happy I made the decision to move here. I looked at about 15 different complexes before deciding on Ondine — but when I saw it, I just knew.

Let me tell you, I currently live at the Ondine and have been extremely disappointed with the living condition over the last four months. It is so loud in my apartment because of my surrounding neighbors! I haven’t sleep in months. I have complained to the Ondine Staff a number of times with no results. I CANT FUCKING SLEEP what more needs to be said. I guess I need to move! I’m out!!!

I lived at the Ondine from January thru June. The apartments are okay… nice appliances, cabinets, granite counters, spacious bathrooms. There is no air conditioning except in the office and lobby level. I mean NONE. When I moved out it was 98 degrees in the hallways and the apartments. No one opens their doors and tries to use a fan to blow the cold air from the hallway in because there is none :) There is no breeze either if you live in the north building and face the courtyard.
The parking is okay there is a lower level garage that you can pay for and if you want a spot for your car you best pay for one.
In terms of moving in and out if you live in the north building good luck. There is a side door and your movers have to go through that down some stairs through a door and then to the one elevator which is fairly slow.
They charge for pet rent and have no pet area. There is a bag dispenser behind one of the buildings and that’s what you get for your pet rent.
Matt and Hannah in the office are very nice and friendly.
I broke my lease to move out of a two bedroom apartment at Ondine because I had to relocate for work. I have had to break leases before to move for work and if my apartment was rented immediately that fee was waived. Probably because it is illegal in Washington State to collect double rent.
My apartment was already pre leased before I left, like at least two weeks before I left. Ondine was going to get $ 150 a month more than what I was paying and the new resident was moving in 6 days after I moved out.
Did Weidner charge me for breaking my lease? You bet they did. 1 and one half months rent! So they collected double rent for 5 weeks. And why? Because they are a price gouging greedy creepy corporation. (it’s not rent I was told, it’s a «fee») A fee? For what? They had my security deposit, non-​refundable administrative fee, non refundable pet fee (in addition to the pet rent)!
Do yourself a favor and look to rent from a more responsible company. I know I would never rent from Weidner again.

Apartment itself is nice. Stainless steel appliances, large spaces within. I lived here since winter of 2012 when it opened but I ended up moving out for few reasons.
I made a mistake of choosing a unit that faced North, the court yard, which made me feel like I was living in a cave and it also didn’t help that the unit itself lacks windows. Also, the court yard echoes very loudly so it can get noisy when people have parties, especially after hours. Parking is also difficult unless you pay for additional parking downstairs. The staff also went from 5 stars to 2 in my opinion in the last year. When I first got there the staff was polite and understanding and treated you like a neighbor, but after 4 different staff changes I wasn’t impressed by their rude notices or responses to anything I would address. One incident they made the mistake of inputting the date wrong on my rent and not one apology came out their mouth. There’s many other problems I faced with the staff but in the end, I went from feeling like a neighbor to just a number. Lastly be aware of your last utility bill bc mine tripled when I moved out. They said something about it being a bit higher bc nobody pays for utility for 40days when tenants first move in, which I wasn’t sure bc I couldn’t track pack 2yrs of past bills, but three times the charge… I was tired of arguing with the staff so I didn’t even make it into an issue. The normal utility bill is about $ 80 or so, and when I moved out they billed me for almost $ 240.
In the end, location is awesome and the unit itself is okay but I would watch out for the issues I addressed.

I actually liked the Ondine apartments apart from a few small issues; lack of parking, slow (cheap) elevator and a very sleepy neighborhood.
The reason I give it 1-​star is primarily for company policy. I was a resident for 16 months and was 3 – 4 days late paying rent once and immediately received the most rude eviction notice. On moving out the company seemed to create charges to consume my deposit.
Net review: Nice enough building but a terrible company to rent from.

Moving out at the end of the month after over a year and a half there. If I could give 3.5 stars I would since it is better than average but not quite the 4 star level. Most of my comments below remain unchanged. We will miss the location and view for sure however it was not until about 3 weeks ago I realized how easily noise travels between units.
One of the advantages for us is that it was advertised as pet free when we first rented. This was not the case from day one as dogs and cats were quite common however they were well behaved so it was not an issue.
We have never had noise issues with previous neighbors however we have the misfortune of a new neighbor under us with a barking dog at all hours as well as very loud parties (?) coming from the unit. We took that as a sign of time to move on.
Parking continues to be a problem and has just gotten worse over the months as the complex fills. Since the parking is not gated shoppers from across the street will use the spaces so they can avoid the 2 hour limit (wife works at a business across the street so customers inform her of where to park).
Would I recommend? Yes, as long as people understand the pros and cons to the Ondine. Of course there are pros and cons to any complex so it depends on what a person is willing to put up with. Peace and quiet are some of our top priorities.

Absolutely beautiful units. Anyone who doesn’t give this place five stars must not be experienced in diverse rental markets! I travel for work and experience everything from luxury hotels for short term assignments to dingy apartments in places where the rents are sky high, all over the US. Ondine was incredibly accommodating and set me up with a corporate rental with beautiful modern furnishings, all utilities, parking, and a lease term that met my needs. One of the nicest apartments I’ve ever stayed in and the price was excellent!!! All appliances were brand new and top of the line including in-​unit washer/​dryer and dishwasher, giant fridge, heater… The service was great from start to finish — very responsive and polite, and really bent over backwards to meet my needs as a traveling professional. Convenient online application and rent payments. The apartments and property are so nicely designed that my friends would always remark how nice they were when they visited. I felt completely safe and comfortable at home. The fitness center with a big tv is fully equipped and rarely used (practically like a personal gym!) at all hours, and the lounge room with desk and free Wi-​Fi, comfy couch with free cable, was like a huge bonus room! Although the property was always very quiet, all the tenants that I did meet were incredibly nice — greeting me warmly and welcoming me to the property from day one.

I recently moved to Kirkland and found Ondine at Juanita Bay in my search for an apartment. The staff is excellent, the location is outstanding and the peace and quiet is wonderful. There are many businesses (restaurants, coffee, work out, night life, grocery stores, malls) with in minutes as well as walking distance. The units are large and well furnished with upgraded accessories. Its always easy to find the negative in any situation but I would recommend these units to anyone.

Since my last review I had attempted to move out. I don’t think I can ever leave Ondine, other complexes just don’t compare in professionalism. Even when I was planning on moving out Brandi (hope I spelled that right) and Samantha were nothing but polite and helpful. They truly were disappointed that me living here did not work out and genuinely meant it when they told me if I need anything just ask.
The complex that I was going to move into made a huge mistake and didn’t take first months rent right then and there, probably because they have a 20 year old in charge of leases who openly admitted she didn’t have any experience. When I changed my mind about moving and decided to stay with Ondine I called the new complex and let them know right away. A few days later their manager called me threatening that I owed them money and if I didn’t pay they were going to sue me. She also called her staff incompetent and that they had no idea what they were talking about and only she could make decisions. Really professional.
When I was speaking with Ondine about my decision to stay I ended up signing another lease with them and talked to them about possibly moving into a studio when one becomes available. Hopefully that apartment will have better sound proofing. I finally realize though that the lack of noise barrier and loud unthoughtful tenants have nothing to do with the Ondine ladies. I believe my first review may have been a little much. They do the best they can and I think they are doing pretty darn well now that I see how another complex would treat me.

We lived in Ondine since they are open in the end of 2012. It is a nice place to live — large bedrooms, luxury finishing and the best carpet floors I’ve ever seen. Location is also great — Juanita Village has everything for daily needs, and beach is so close.
However, evenings and nights are the worst. A lot of Ondine residents don’t know what ‘10pm is quiet time’ means. There are loud talking, laughing and even fighting almost every night. Almost every other night my husband has to knock to someones door and ask to be quiet. Several times we had to call courtesy patrol. And even after that parties continued. We were ready to call the cops.
Rent is OK for the apartments, quality and location, but people around are driving me crazy. I can’t sleep with open windows because of the noise outside, and we can’t close windows because there is no AC.
