I didn’t rent from them but a friend does. I paid a 200 pet deposit. After 48 hours the neighbor said the dog was violent. It’s not but I threatened her I would call animal control after her little dog chased me and my kids to the car. So they threw my friends dog out then proceeded to tell all her neighbors her business. I told her the dog wasn’t even there for 24 hours. And they refused to give my the 200 back. They seen pictures of the dog. And I have records tell the breed. They said he has a slight pit look. But yet there was no original breed restriction.

Just recently, I found out that I owe over $ 5000 to them and I’m not happy. Over six months ago I had to break my lease because I lost my job. I told Tonja about it and she said no problem. Now I’m being charged for an unauthorized pet, which Tonja knew about and an unauthorized roommate she knew about. It was her suggestion not to mention anything as long as I sign up for cable and utilities because she get kick backs from the companies to benefit her. When I completed the lease signing she told me not to talk to anyone in the office only to her for everything. She told me that everyone else there are idiots and she runs that place. Well now I have all these charges and they won’t take them off even though it was authorized by Tonja. She claims to be the big shot but what she does she lures you in so she can get her cut. Don’t ever rent from them while she is there. She is very sweet and nice but only until you sign the lease then you are on your own. If it was my company I’d fire her.

I rented from them from 2008 – 2009. My ex husband caused some damages and they said that since they couldn’t get ahold of him they were going to go after me for the damages. I got the list of damages and they were trying to charge me for replacing lights that were there when we moved in! Luckily, I took pictures of the whole house when we moved in so I could get a lot of prices taken off. They refuse to let you clean the house yourself. You get charged for them having people come in and clean because they won’t allow it to be cleaned yourself. In the end, they tried to charge me $ 7,000! I fought it with pictures and even had their maintenance man side with me saying that I was speaking truth. They are just money hungry. I learned my lesson.

Stay away from this company don’t rent through this management company they will stral your deposit when you vacate the premises. They say you have to have renters insurance when you rent through them they make up damages stating you did it. They will not allow you to be there when they do your move out inspection and rhey take the keys so you can’t see what they did. I was relocated to another state abd there is no way to fight the accusation they will not talk to you on the phone like professionals they will only email you. They tell you to file a claim with your insurance company to get the money back. I recommend to fort hood housing that they put this company in the Black list not to do any business with them.

my ex husband put in a 30 day notice to JWC, which was whom we had the contact with originally before Colonial bought it out.
Colonial sent in the mail the new contact right when we were fully moved out so it was not filled out due to us moving out. I then went and turned in the key at Colonial, all the said was «thanks, bye».
than he just gets a bill for over $ 3000. saying their charging us for replacing shit that didn’t need to be replaced, and a few that did. they gave us the pet deposit and move in deposit towards this bill, but also charged us for not living there the months after we moved out till the end of our lease was due, because we broke the lease.
why were we not informed before hand?
we didn’t even sign their contract …

Worst. Worst. Worst rental company ever. They do not deserve any stars, and they are extremely underhanded in how they do business. They were blacklisted by the Army in 2010 and I hear they are now back in the Army’s good graces, but I am sure it will be a short matter of time until they are back on. They will not prorate your rent if you do not move in at the beginning of the month; they will simply charge you the month’s rent no matter when you move in. They will give your key to contractors and have those contractors come to your home unannounced. They will not communicate with you about repairs. Then they tried to raise our rent for our last month at the home. Beware this company!

Avoid! My move out bill was $ 7,200.
When I gave my 30 day notice I learned that during the moveout inspection they expect reciepts from licensed grass cutters, cleaners, yard fertilization, pest control, carpet cleanets etc etc. I found this very odd since they did not come with me on a move-​in inspection and the place was not close to perfect! (It took me two months to kill the roaches after their exterminator returned twice.)
After 20 years in the army I am an expert at properly clearing a house. Didn’t matter for these folks. They insist: You MUST hire a company to do the final cleaning and yard work.
They charged me for hauling off 800 pounds of trash! You know how? They hauled off the landscaping stones that were already on the property. Wtf?
They charged me to remove the cable TV canles that were in the wall.
A year before, a wind storm blew off some shingles. Twp times I called them and they never called me back. I put those shingles in the garage. On the bill it shows they charged me to throw away the shingles!
They charged me $ 30 for a photo cd I never asked for.
The list goes on…
Avoid these folks. I am reporting them to Ft Hood housing.

I should have read the reviews on this place before we spent half the day trying to rent a house.
We found a house under their listing, we called the office to ask if it was available & the receptionist said it was ready. Excited, so we went into their office to sign for this place & get keys. When we arrived the receptionist had us fill out some papers with our information, emergency contacts, background information, employment information & all the fun stuff. She then told us that the place wasn’t going to be ready until the homeowners say so (when she had told me it was ready over the phone!) she said the wait could be about to a week & a half, so we still decided to go with it. Then we asked her if the washer & dryer was electric, she couldn’t even answer our question & didn’t bother to ask anyone else to find out… She then asked for my husbands «military papers» (papers that pretty much say how much he gets paid) & a $ 695 deposit along with a $ 50 application fee & unfortunately they didn’t accept personal checks, cash or any type of cards. So long story short, we had to leave to get my husbands papers & make a money order for the deposit. We told the receptionist we would be back in an hour & explained that we didn’t have my husbands military papers & that we didn’t expect them not to accept cash, card or personal check.
When we got back, another lady helped us & said someone had already dropped a deposit for this place while we were gone… Ugh! I wanted to cuss this lady out so bad, for wasting our time, gas & money!!! What was the point of taking our information down if they couldn’t let us know during the mean time?! This place is horrible, I promise, don’t do any type of business with this place, they’ll waste your time & if not they’ll probably mess you over like the did with the other reviews.
If I didn’t need to put any stars I wouldn’t!

Stay away from this company. They will charge extra rent every year when its tim e to renew you contract and ask for extra rent deposit. They are not following texas laws they are doing their own thing. And at the end of you contract they will send you a massive bill. Go to jag. Or look for fort hoods black list. Dont listen to their bs stories of how nice they are.
