Gables Uptown Tower

Much improvements have been made to this property. I am upgrading my previous review. I would recommend tho you do not have a bike unless you keep it in your apartment. Despite the police showing me how the bike should be locked after I have lost two locked bikes here, just had my third and last locked bike stolen here in the gated garage.
With that said Eric and the maintenance crew are the best I have met in the business.

I have lived here 2 years. It’s a good place to live. What I like most about it is the management. Autumn and Eric handle my requests quickly. Their real nice people and its nice to have confidence in them. Currently the building went through an upgrade with its Internet. It’s now at a good speed. Other than that the maintenance staff is still top notch. Ultimately its a great place to live putting you right in the middle of Dallas. I Just walk to most places now.

This place is the biggest sh*t hole in Uptown! I’ve lived here for 6 months and I’ve had a bike stolen (from the bike rack as did 10 others), my car broken into all because the gate was broke for weeks without being repaired. They installed a camera system only after the bike thefts, a truck had it’s rims stolen (it was sitting on blocks) and countless vehicle burglaries. After my vehicle burglary we reviewed the camera footage and it’s so shitty you can’t even make out a plate number. This is an example of the quality of life you’ll have here, don’t waste your time or money. They post fliers in the elevators saying «refer a friend and you’ll get $ 100», I wouldn’t refer a friend to this cesspool for a million dollars! They rape you on rent and then rape you with a lack of security… Here’s a suggestion: Give every applicant a bottle of lube because they’ll need it after living here.

Where to start? Unilocal does not allow 0 stars, so I have to rate it 1 star, otherwise, 0 it is. For the staff’s complete lack of care and effort.
Living at this place for the duration of my lease (12 mos.) was a complete nightmare. I faced so many consecutive problems, one after another and my entire experience was TERRIBLE. Strongly DO NOT recommend, unless you’re a fan of perpetual stress, anger and frustration:
1) Bureaucratic, rude management (Tiffany Roland and Cathleen Hogan) who act all concerned when they talk to you but are complete apathetic about their residents’ safety and well-​being, even after repeated requests/​attempts. One has to «scare» them to respond by emailing Shelly Coulter, the regional manager (tip, for everyone else living here!) before they finally get themselves to deal with you. Cathleen even gave me attitude and hung up on me once on a call — how rude and unprofessional! If I paid such high rents to live in this place, I deserve to have at least someone answering my phone in a civil manner and certainly not passive aggressive anger taken out me due to no fault of mine.
2) Not only that, they were all nice to me when I moved out but the very next day Tiffany slapped an exorbitant cleaning fee on me, claiming that the carpet wasn’t clean enough and threatened to send me to collections if I didn’t pay up! In the same email, with no prior warning at all! company has unscrupulous business ethics and is only concerned about squeezing as much money as possible from its residents. Luckily I took pictures of my apartment before I left and I was able to dispute this fact, but a less cautious person may not have been able to avoid these money mongers! Tip: Resort to regional manager whenever you feel like you’re being unfairly treated.
3) Constant construction activity going on. In the short span of a year, they repainted the corridors, changed the carpet, paneling, pool planters, door paint and caused a TON of NOISE, inconvenience and annoyance with residence on each floor. To add to that there was a new restaurant being construction on the ground floor of the building. One or two things are fine, or even all of those things going on at the same time is fine, but it was constantly going on one week after another, one construction item after another. Me and my neighbors got so sick complaining and we were assured that all this would stop «pretty soon», but the next week would come and the noise would still be there. Sometimes the restaurant construction would begin at 7 am on Saturdays, which woke me up, but no one lifted a finger to enforce rules on the workers. I was also casually told by Cathleen that if I did not like living at Gables Uptown, maybe I should «try transferring to another Gables somewhere else». I still can’t believe she had the nerve and audacity to even suggest that I move hit when all these issues are no fault of mine.
4) Consistently unclean and dirty environment. There’s always puke, trash, bits of paper, food or cardboard in the elevator/​garage on weekends, without fail. The elevator smells like sweat or dogs every day and does not work occasionally. Try taking 9 flights of stairs down!
5) Related to #4. This place is inhabited by frat bros/​drunk students who party A LOT and enjoy knocking on your door at 4 am on weekends for fun. All the time. It gets annoying.
6) Crime. I’ve heard reports of my neighbor’s car being broken into in the garage and people being robbed. This is completely unacceptable in a huge apartment complex run by a supposedly reputable company, Gables.
7) Loud neighbors. Related to #4 and #5, these college kids throw parties and play really loud music. Yet, nothing gets done even when I bring the issue up repeatedly.
I’ve lived in 7 apartments so far. This is by far the WORST experience ever and Gables is the rudest, most inefficient and unhelpful company I’ve ever rented from. Please please please do not even consider renting or checking this place out if you value your sanity, quiet and peace or being treated with courtesy or fairness!

This is a neat building with a great location. That’s where the pros end. If you’re an adult who doesn’t like late-​night loud music, vomit in elevators, or trash in hallways, this is definitely not the building for you.
The property is in a constant state of disrepair. The elevators and common areas are always filthy and junked out from the trash and human/​pet urine, vomit, and feces that the drunk, entitled college kids leave behind. The building recently underwent a facial renovation, i.e. they changed the paint and carpet. Don’t be fooled, the building is old and not well maintained. Every now and then we would get emails from the staff saying that they were doing some maintenance thing, whether it be painting doors, changing A/​C filters, painting balconies, and with less than 24 hours notice we’d be expected to either stay home from work to let someone in, move furniture to allow them access, or (my favorite) give them permission to be in our units unsupervised and leave the front door open and unlocked for hours while they painted the doors.
There have been numerous thefts from cars in the three years that I lived there, even with the gated garage. Probably because the gate is constantly broken and left open. Last week both the entry and exit gates were left open all week long. There was a period of time when tire theft from the garage was a regular occurrence (while the gate was broken and left open), and the staff did nothing to warn their residents about what was going on until I called and complained. There have also been multiple other random thefts, with windows popped out and glass left on the ground. It’s been about a month since the last one, and there is still glass on the ground in the garage that no one has bothered to clean up. The «²⁴⁄₇ security officer» is not onsite. To reach him, you have to call the emergency maintenance number, then speak to an operator who dispatches the officer to the property. Then you have to wait for him to actually show up.
The individual units have structural issues inside – in my unit I experienced cracks in the walls, cracks along the windowsills allowing moisture to seep in from outside, and several issues with plumbing leaks. The worst was in November 2013 when I came home one night to find my entire kitchen flooded with dirty water. There was unidentifiable residue from garbage disposals and whole pieces of corn covering my kitchen floor and counter, and the sink and dishwasher were filled to the top with stinking water. At one point water began gushing out from the top of my closed dishwasher. The carpet in my living room, bedroom, and closet were waterlogged with the dirty water. And the management (Tiffany Roland in particular) behaved as if I was being unreasonable for wanting them to clean and disinfect my kitchen and carpet. The maintenance people confirmed that there was nothing I did to cause the leak, it was just a backup in the main line. I never got a better explanation than that. Gables’ response to just about every maintenance issue is to throw a coat of paint on it. When my cabinet under the sink was soaked through and had a strong mildew odor after the kitchen flood, their solution was to cover it up with paint, sealing in the wet, rotting wood.
The noise gradually became unbearable for me, particularly since Del Frisco’s Grille opened up across the street. The street noise from McKinney Ave. travels directly up into the units, and the thin, old windows do nothing to block it out. As another reviewer said, you can actually hear conversations going on out on the street. The Del Frisco’s outdoor patio has music playing every night, even when it’s 30 degrees and no one is out there. I have called numerous times to ask them to turn it down. Sometimes they do, sometimes they don’t. There’s also noise, though not nearly as loud, from the Quarter Bar and another bar (currently vacant) on Hall St. The neighbors are noisy as well. Most of my neighbors were college-​age kids who would come home late at night shouting and banging on doors in the hallways. Then they would go into their units and turn on loud music, or sit out on the balconies and yell at each other. To make a noise complaint, you’d have to A) call 911 and waste a police officer’s time, B) call emergency maintenance to speak to an operator to dispatch the security officer, then wait around for him to show up, or C) just deal with it and make a complaint to the staff who don’t care. There was one staff member, Eric, who was actually helpful with these kinds of issues. As far as I know, he’s gone and has been replaced by Tiffany who acts like a college kid living in a sorority house.
And on top of all this, the rent goes up every single year. Why? Because they base the rent off of other similar units in the area, completely disregarding the fact that most of the other units are brand new. They will not negotiate on their increasing rent no matter how long you’ve lived there.

Old building — could hear everything including the elevators running and people walking & talking in the hallway
Management — have no care for their tenets — acts like they do but ultimately they don’t do anything for you! Maintainence people bring in dirt & mud when they come for work orders and rearranges ur as they want (opening blinds & leaving lights & ceiling fans on when you didn’t). Dirty elevators (inside) & Takes forever after to press the button to go up or down the levels…
Worse parking arrangement.
No security in the building as everyone or anyone comes inside the building as they wish. They said their security services provided but NEvER saw their presences not even once…

I currently and unfortunately live at the tower and have lived here for the past year. I am curious where all of the negative reviews for this place have gone??? A month ago there were 30 + negative reviews including one I posted, were they deleted? I think that’s absolutely ridiculous. If you are reading this don’t live here, still terrible staff, everything in the apt. breaks, floods, mail never gets delivered properly, and you are forced to use only the cable and internet providers they approve. 550sq ft apt electric bill $ 200 a month. They claim they are green friendly, but they don’t even have programmable thermostats in the apt

Man this is so tough. Google lists that only 27% of reviewers of this property endorse it. They loved the building, but not the management in most cases.
So I have to write 2 reviews here — one for the property, and one for the management.
PROPERTY
If you want to live in Uptown, this is hands down one of, if not the best, geographical location you’re going to find. It is surrounded by restaurants, clubs, gyms, theatres; anything you need really.
3227 McKinney is a grand old tower whose heyday was back when Roger Staubach’s company owned it. Swanky and pimped out it was.
The 5^th floor deck has 2 pools, gardens, a beautiful club room, workout room, movie room, grill etc… All at tree-​top level over-​looking Turtle Creek. Beautiful. The floor plans, of which I had 3−−1 for each year as I moved up the building over the course of the leases – were very efficient and well laid out. Appliances fairly nice.
AMAZING view. My last view was of DFW, Love Field, TX Stadium, the NEW Stadium, 6-​Flags, Turtle creek etc…
Noise level was a distraction. 2 of the years living on the McKinney side – I swear on the 17^th floor on a Tuesday night at 1am you could actually *understand* conversations chicks were having at Republic. «OMG Susan, I can’t believe how…» you get the picture. Music from Republic and Frankies was significant, however all in all the building rocked. My 1 year on the 20^th floor facing Turtle Creek was EXCELLENT until my tranny-​DJ-​Dallas Vistors Freak Bureau-​next door neighbor moved in, along with all that DJ equipment. Nothing like disco every morning at 3am… sigh. Pounding on the wall became the status quo.
MANAGEMENT
When I moved there a little over 3 years ago, Gables had recently purchased it from another Co., and it rocked. Jill McClure was the manager and had it *covered*! Communication, care – everything was handled.
As management staff turned over, so did the clientele until it was basically a giant frat house. Which is fine until you actually want to *leave* the party and go *home*…and realize it’s all the same. Management proved over and over again that they had very little regard for the building or the people in it – which slowly trumped how great the building was.
Someone getting sick in the elevators was a weekly event – the elevators that took over a year to renovate and then rarely all worked at the same time. 5 times after a night out drinking I got home realizing I had to walk 20 floors to my apt… CRAP by that time I’m sober and have to drink all over again.
Went round and round with management, who locally showed no care or loyalty to someone with multiple leases in a down economy. However once I wrote the entire executive board in Atlanta, I *did* get a call from the city rep who eventually made things right, and whom I believed was really trying to do a good job.
sooooo. I occasionally still think of those long climbs up the steps. grrr.
