B P C Management

NIGHTMARE! Apparently BPC was appointed as manager of my building as a part of some ongoing litigation so they truly do the bare minimum to get from being sued (though even that is questionable). The rent is reasonable, the actual brownstone is beautiful (100+ years old, view of Fort Greene Park) but the maintenance is non existent.
The super of our building was supposed to open another apartment for me to figure out why my bathroom ceiling was leaking and after the plumber was 20 mins late (when is maintenance ever on time anyway), he started screaming at me that he can’t wait around all day (though he never told me he had a time constraint) and that he is listed as the super but isn’t really the super because they don’t pay him as one. Then he finished by saying all he does here is take out the trash. Because he refuses to coordinate with me and the girl upstairs travels a lot, I have a very scary crack in my bathroom ceiling with water dripping out of it for well over a week.
The beauty of the brownstone is completely overshadowed by the poor maintenance — massive cockroaches greet you weekly at the front door, rat living in our trash, wood on the staircase is rotted, the ceiling in my living room is beginning to bow. I heard a few years ago that the chimney caved in. I have NO faith that I live in a structurally sound building and will be keeping my eyes out for a new place as soon as my lease is up.
Rent checks are never cashed on time. Calling management is the worst — horrible manners. They never call you back. The repairmen they send over, typically, the faux super, are clearly not trained professionals. As another reviewer said — they just caulk and paint over it.

BPC management stands for Big Piece of Crap Management, they are horrible. Tried to get some information to finish a financing of an apartment and the lady Josephine was rude, unprofessional and just downright nasty. I would recommend anyone looking to get a place under their management to turn around and run. They are not responsive and do things at their own sweet time.

Overall difficult to work with.
When issues arise in your apartment (and trust me, they do) their handymen do a half ass job of fixing it — water damage and cracks in the exterior wall? Meh, just caulk em and paint over it.
As other reviewers have said, terrible with cashing checks on time. There have been instances where I’m almost ready to send them the next month’s rent before they get around to cashing the previous one.
0 phone etiquette, and no organization, I was told three different things by two different people in regards to getting our security deposit back (which they took their time returning).
I’ll do everything I can to avoid renting from them in the future.

Would I recommend it? Yes & no. There are a couple of things these people have going for them…
Firstly, they seem to be pretty quick when there’s a problem with their apartment units. If ever I complain about something, they have been very good about arranging to have the problem fixed. When my oven stopped working and started leaking gas, they had someone on the case right away. When rats and mice tried to take over my apartment, their exterminator was there in a matter of hours. Every time I’ve left them a voice mail about an issue, someone is around to fix it.
So, what’s my problem with this? Why the HELL have I had so many damn issues? The building (and I can’t speak for all their properties) is in bad shape (it’s also like, 100 years old). They are not responsive directly – the maintenance team from Sears calls me, or the exterminating company, but never anyone who actually works at BPC. It’s like they screen their calls, and have third party vendors respond to the voice messages they get. Don’t expect to speak to anyone, and when you DO get someone, don’t expect any manners. Just arm yourself for their attitudes.
So, I ended up having to involve my lawyer about the mice issue. And, I didn’t want it to get that far because I really do love the apartment itself. It got to the point where I was withholding the rent due to the lack of maintenance. It was later fixed (though I never got any acknowledgement from management about the certified letter or late rent), and when I finally mailed the withheld rent, I doubt they ever noticed it, Why? Because they are so disorganized, they don’t go through their mail in a responsible manner.

Now, I’m great with my money. I write someone a check and I won’t ever spend that money. If I wrote you a check today, and you decide to cash it in twelve years, you will still get your money. I might hate you for being so slow, but I don’t bounce checks. For a «professional» management company, it is a mystery why it takes three weeks to cash rent checks. I don’t think they ever noticed my check was late because they probably wouldn’t have cashed it by that date anyway!

To be honest, their buildings are cheap. Note that I say «cheap,» and not «inexpensive.» Saks on sale is inexpensive. BPC buildings are cheap. They’re an upgrade from public housing. Trust me, they will fix your problems, but expect to have many problems that will need fixing. Expect that if you report an issue about something, a third party vendor who specializes in that issue will respond to you. I wonder if BPC even has my phone number.

They SUCK at cashing rent checks on time. Unfortunately, there are no laws pertaining to that. Renters will need to be good money managers, rent with another company, or pay with cashier’s checks. They SUCK with telephone manner. But, we’re in New York, so good luck with any quest to find someone kinder. There’s actually ONE girl who answers sometimes, don’t know her name, but she at least engages in small talk. They SUCK at being organized. They just suck at that.
I haven’t moved out yet, so I don’t know what that experience will be like. But, they’re hopefully aware by now that I have a lawyer on retainer and won’t try to play games with me.
All things considered, I’m OK with them. «meh, I’ve experienced better,» but if you’re looking to rent from BPC and companies like BPC, you’re going to need to move to a penthouse somewhere if you expect something significantly better. It has been my experience that management companies (in New York, across the states, and overseas) just manage their buildings, cash rent checks, and do what they can to not get sued, but they will never hold your hand, call you up on a Friday, or invite you our for drinks. They’re not there to be your friend, or even to be friendly. Pay your rent, complain when you need to, and be happy that you’re not in the projects. If you can do better, by all means, do. If you can’t, renting with BPC won’t kill you. It will just leave you wanting better.
–bottom line–
I would probably renew my lease with them if I could, mainly because I’m paying a Brooklyn studio price for a Manhattan two-​bedroom (lol possibly the reason for all my issues). But, since I enthusiastically introduced them to my lawyer, I’m sure they’re counting the days until my lease expires. I’d recommend them to people who don’t expect much from an NYC Management Corp, and not to anyone who expects to be treated nicely by the kind of company that manages «common folks’ «buildings.

Deceitful, uncaring, rude… It’s all true. My boyfriend was a model tenant in a BPC building for several years (always paid rent on time, never made noise, never even made a peep about the outrageously horrible superintendent), and BPC returned the favor by trying to spring exorbitant, unannounced fees on him when he finally moved out. Unluckily for them he’s an attorney, so he was able to effectively stand up to their bullying, but he did end up having to waste hours and hours of his very limited time dealing with their B.S. It was EXTREMELY frustrating. Avoid doing business with this company at all costs!!!

OMG!!! This is the worst company ever. I just moved into a building run by them and it is filled with roaches, bedbugs and gets graffitied regularly. This was supposedly in a «good neighborhood» in Brooklyn. I have neighbors from hell living above me (this, after I was told by the weasel super that the people upstairs were «nice» before I rented the place). I complained and complained and finally had my government rep write them a letter and they denied all my complaints saying they were lies! They are SO DECEITFUL!!! And two-​faced. Their building rep, «Rick» told me to my face he knows my neighbors are crazy, then sends me a letter telling me they are model tenants!!! I wish to God I could leave now, but I just moved in a month ago and am stuck in a two-​year lease. God help me. I hope I survive the next two years of sleep deprivation and bugs. It’s not looking good. Good luck to the other posters here who are also suffering.

One word: slumlords

Terrible and deceitful in every way! They recently acquired my apartment building and due to poor record keeping have distributed eviction notices to several tenants who have actually been paying their rent.
Victims of these tactics have to take on the burden of BPC’s mistakes by appearing in housing court (and you already know Brooklyn Housing Court is a nightmare).
Even after multiple, monthly calls and two visits to housing court they still aren’t cashing my rent checks in a timely manner.
Their extreme and harassing tactics seem designed to get current residents out of our very affordable building. Of course that’s speculation on my part, but when a large management company takes over a rent controlled building and starts harassing its residents (most of whom are people of color), you have to wonder what the deal is. Worst case scenario they are bullies; best case terribly disorganized and incompetent. Either way, do NOT use their services if you don’t have to.
