Don’t move here. Every time I see a potential renter and can catch their eye when they are out with a staff member checking out apartments, I make a slashing gesture across my throat when the staff person is looking away. Talk to just about anyone here and they will tell you the same, that the management treats tenants like trash the day after you sign all the papers and you hand them your money. The worst thing about living here is the staff which has an astronomical turn-​over, one never knows who you may or may not see month by month. They plainly have no clue what they a re doing. One staff person tells you something that no one else knows a thing about. It gets VERY VERY old. The landscape and maintenance staff are very kind and accomodating IF the ridiculous office staff manages to get your complaint to one of them. Good luck with that. My car was towed when I parked in a parking space where I knew there was no tenant — I parked there because I was in a cast and on crutches and my parking space was nowhere near my apartment — Yeah, a $ 300+ fee for my car being towed from vacant tenant parking yet, people park over night in the designated spot for the disabled and don’t even get a warning. How can I not take that personal? The newly vacated apartments get new appliances but those of us that have been around for years don’t. We help pay for those appliances as our rent increases every year but, we are stuck with fixtures and cheap appliances probably from the 90’s. I was told IF I wanted new appliances in my apartment, I would pay another $ 250 a month in rent. For the same old isht heap but with brand new appliances. Umm, no thanks. The property here is lovely because its old and there are lots of large grassy yards for children and for the many who flatly refuse to pick up after their dogs. I am constantly picking up dog poop of other dogs (their owners) because its disgusting and there is poop EVERYWHERE. These large, lovely, well maintained yards should be free of dog feces as there are many children who live here and regularly play in them. No one enforces any rule about people NOT picking up after their dogs.

If I could give this place negative stars you bet I would. My boyfriend lived here for a year, and myself for a few months and that was more than enough. There is an awful problem with black mold which effected both of our breathing. *mind you we slept with the door open every night in attempt to air out the apartment* There’s always old furniture next to the trash, which is almost always overflowing. Good luck with «guest» parking! You’ll almost never get a spot close to where you need to be, definitely not after 7pm! They randomly posted a PGE bill (with all of our information) on the door and said we had not paid for 3 months (we had) when we went to ask what it was, and why it was on our door they said they didn’t do it– last I checked PGE wouldn’t print out a bill and tape it to our door… After we told them we were not resigning our lease they conveniently saw that we still owed $ 10 on our deposit… They would not have let us move in if we didn’t pay the full deposit. The hot tub didn’t work the whole year we were there. We were honestly too scared to go swim in the disgusting pool. The manager had an attitude every time my boyfriend went in to ask about something. There were cops there ³⁄₅ times out of the week for one thing or another. One night we were woken up at 3 am by two women screaming at the top of their lungs followed by 4 cops pulling in. And if someone is moving in/​out they could care less where they park. I’ve been blocked into my spot more times than I can count. We moved out three days ago and we couldn’t be happier. The price is not worth all the stress and potential health problems you’ll have from all black mold!

Stay away from this place! Extremely incompetent staff! Thank God I didn’t rent here. Went in to see model unit. Lady said I had to wait while 1 employee was showing it to someone else. The lady came and gave me my id back 20 minutes later saying I’d be waiting much longer for the other employee to get back and show it to me. She invited me to return over the weekend. I came back that Sunday only to be told by same lady, they lost my paperwork and had to do it over. Still waiting with my daughter to see the space, the lady said the person was showing it to someone else and I’d be waiting maybe 15 minutes. 45 minutes later I asked her how much longer as I had other places to see that day. She said she didn’t know. I asked her doesn’t she have a walkie talkie to communicate with other employees on site (mind you, it was sitting right in front of her on her desk) and she said no. I go back and sit with my daughter only to watch the lady eating at her desk. Finally the other employee comes back in with a couple and they sit down to rent the unit. Obviously if I had continued to wait, it would have been another hour waiting for them to go over their whole lease. How rude and unprofessional of a company! Why didn’t the lady I had dealt with the whole time show me the space and let me be on my way? Everything I had asked of this lady both days, there was a complete disconnect. Save your nerves and find someplace else to rent from.

Update #2: I have been out of my apartment for two months now, and I just got a call from the office saying that they had a check cut for the remainder of my deposit that was left after paying for the utilities. The woman said that they didn’t have a forwarding address to mail the check to me. Before I left, I had to sign a paper saying that I was cutting my lease early and on that paper was a section for a forwarding address. I ask the woman on the phone why they didn’t check that paper, she said they didn’t have the paper anymore and that their records hadn’t been updated. This is just another example of the incompetence of the office in keep accurate records. Again, if you choose to live here, get absolutely everything in writing and demand a copy of anything that they make you sign.

Can I rate this hell hole negative stars?! Let’s just say we’re taking arbor creek and their joke of a management to court. I have never had to deal with such messed up and crooked people. Arbor creek is a disgusting and cheaply made place to live. It’s barely even livable. I would never want anyone to live here. The office staff are rude and unprofessional. They need management. And they need it now! No one is running this place. And come someone please fix the workout room?! It’s only been 6 – 7 months of broken treadmills and ellipticals. Oh and my roommate got ecoli from the swimming pool there. And they steal your packages. I want my pearl earrings back!!!

This place is a joke! The office staff are rude! They steal money and treat residents like garbage. They have had four different managers in the past 15 months! They have a huge mold problem! To the point where it has affected people’s health and even caused a residents breathing to stop leading her to death. Its very sad that this place is completely crooked. They have a contract with retiever towing and split the money that people pay in order to get their vehicles back. Management purposely flattened tires so they could label vehicles inoperable. There isn’t a manager currently but the main office Secretary is a thief! They used to have a drop box but removed it Due to «money gone missing». This is a joke, they only accept checks or money orders. I myself had missing money orders that were traced directly back to this women. She lied about running my credit score, upped my deposit then kept my old deposit. When I called her out she stuttered and said «im not stealing from you». All I asked for was documentation of my rental payment history. since then she began retaliating against my family members. She called in noise complaints around 15 times when my kids were in bed around 8 and 9 pm, funny bc white hours are at 10. She opened my mail, prevented myself and my roommate from receiving vital court date paperwork, had our cars towed, flattened both of our tires as well as upping our rent in order to cover up her scandalous ways. The only two women that worked in the office and knew what she did have been fired. Its a shame that she has been able to get away with this as long as she has. Little does she know my roommate and I have records as well as video footage to bring her down! I’ve never seen anything like this. The sad thing is the entire community strongly dislikes the office staff and want them out. This is the worst place to live and I wouldn’t recommend living there to my worst enemy. Justice needs to be served! Ethics are important when dealing with people and running a business and there is a lack of good morals here.

This is the worst apartment community in Beaverton. The management has changes quite often and is degrading every single day. The staff has a «I don’t give a shit» kind of an attitude. Somethimes they will keep your mail and not notify you. The worst experience with that was when I got a courier two months later after finding out after enquiring that they had kept it all the time. They are always ready to rob you, with charges like late fee, $ 100, if you have been out of town and a day late. When you want to talk to higher authorities they guy is just unprofessional and very ghetto. When you request to talk to someone professional he wants to put you in touch with the attorneys and wants to charge you an attorney fee! Paying rent has been made difficult, one with no rent drop box, two a rediculous online payment fee. There are so many pets and they poop everywhere on the green. I would recommend keeping away from living here. Can’t wait to get out of this Beaverton ghetto.

If I could give this place zero stars I would. Anything and everything that could go wrong here does. When first moving in they quoted me one price for deposit then charged me another. Only after showing them the proof of the lower deposit they quoted me did they say for a «one time thing» they would lower the deposit for me instead of just saying they would honor their quote. On top of that they have messed up or completely lost my monthly payment for rent. We’ve had multiple issues with our apartment on the inside needing maintenance. Each issue has been «fixed» meaning they did a quick band-​aid which ends up only lasting for a week or two. When attempting to plug in some lights for our porch I was electrocuted from the outlet they had left in disrepair. After reporting this I wasn’t even apologized to for my trauma. I suggest that ANYONE looking to move here strongly reconsider.

This place is a joke. Honestly the worst apartment complex I have lived in. The office staff is nice and helpful until the moment you sign your lease. They trap you in an agreement and will say/​do anything to get you to move in. They have made multiple billing mistakes stating we didn’t pay a portion of rent one month when we did and trying to charge us their renters insurance when my boyfriend showed proof of ours the second month we were there. I honestly don’t trust them and have no faith in their «accounting» skills
The ladies in the office and male manager are so unprofessional and rude if you have a problem. Don’t expect anything to get fixed for a few weeks and when it finally does it will break in another week. Garbage scattered around by the playground and basketball court. Don’t even try to go to the gym all the equipment is old and broken. The hot tub doesn’t work either!
They are recently paving the lot which means they closed half of the parking lot until it’s done leaving tons of people without parking. The few guest spots they have are used for tenants with an extra vehicle. So I drove around for a half hour and parked in a unavailable spy and got towed. When I went to the «manager» for a reimbursement or rent credit or something he laughed and told me I was SOL and it was my fault. He used profanity and raised his voice with me and threatened if I disputed it court they would «take me down» and I would end up spending thousands of dollars to loose as they have a team of lawyers. They Gave us no parking alternatives and I had no choice as there is zero off street parking. Ridiculous and this was my last straw. I pay rent to park here!
Extremely greedy, rude and unprofessional staff, management and company. I can’t wait until my lease is up to leave this dump. They are dishonest terrible people. I am warning you do not make the same mistake I did by moving here.

My living experience at Arbor Creek was the worst of my life! I needed a place to rent while I searched for a home to buy. The one good thing I can say is that they were the only apartment complex i could find that didn’t require a 1-​year lease.
My one-​bedroom apartment was little more than a lightless tomb. When I first walked into the apartment it had the smell of ‘age’ and had the stench of dozens of previous tenants. There are no baseboards at all giving the place an unfinished appearance. They called my apartment ‘upgraded’. I think what they mean by upgraded is that it had newer ridiculously cheap appliances. The kitchen cabinets appeared to be original which means they were about 30 years old. They were made of particle board held together by multiple layers of enamel paint. The bathroom was little more than a closet. I think the door was only 26″ wide. The shower curtain was not secured correctly and fell down with the slightest touch. They crammed a compact stacked washer and dryer into the bathroom next to the toilet making using the ‘facilities’ a challenge and they charged significantly more to have the washer/​dryer in the apartment. The tub and sink were all nicked and dented. The walls were all scarred and marred from previous tenants.
One evening I came home to find an eviction notice on my door. Since I pay my rent early every month I didn’t know why I was being evicted. I went to the office and after some investigation, it turned out they had made a clerical error. But, did they apologize? Absolutely not! I was livid! The shear arrogance of the office staff was mind-​boggling!
I ended up staying at Arbor Creek for only 5 months (the longest 5 months of my life). I now have a 5 acre farm and have deposited the memory of my abysmal experience there to the ‘trash bin’
You won’t be happy at Arbor Creek. Keep looking elsewhere. You’ll find nicer apartments that cost less. This place gave me the ‘creeps’.

The Arbor Creek apartments have provided me the worst living experience I have ever had. While I do like my apartment, «home» is more than just the living space. Complex staff are incredibly unprofessional and rude. The majority of the neighbors are trashy. Property is nothing pretty to look at. Police activity is fairly heavy. Apartments themselves are old and poorly «renovated,» if you can even call them that.
When I moved in (January 2014) things were great. Property management shifted in late 2014 and the new company is absolutely worthless. The staff are so oblivious to anything outside of their office, although, I don’t have any confidence in them knowing how to handle the office affairs either. They have been overcharging me for rent for the past three months and I had to go in yesterday and have them credit me that money back. I get the sense, after talking to various neighbors of mine, that there are shady things happening with the billing/​numbers side of things.
When I walk my dog through the complex I see more and more empty apartments and that says more for Arbor Creek than I can say here. Residents are moving out in droves and I can’t wait for my lease to end so I can leave as well.
If you are considering moving into this dumpster of an apartment complex I suggest you reconsider. Come and walk through the property WITHOUT one of their «leasing agents.» Notice the patios piled with trash, the mattresses and furniture abandoned next to the dumpsters, the abandoned cars sitting all over the property and the maintenance staff parking their golf carts right in the middle of the sidewalk you’re walking down.

NO THANK YOU! When I first moved in this place was great. They had just gone under new management and they were nice. I only had one rude encounter with management because they didn’t believe I lived here. The neighbors are rude and loud. Don’t live here if you work nights. Don’t even think about sleeping in either. The yard crew comes at the crack of dawn. Don’t expect to get results for problems you have either, they don’t care. They just went under new management again and refused to inform us that they changed the way of bill pay. They are great about «fixing things» but aren’t responsible if they break, damage or steal anything from inside. Oh and when we moved in there was so much wrong with it. There was damages to the walls, windows and appliances. The dish washer doesn’t even wash! It sounds like it’s dying too! The apartment has water damage on the roof and ceiling. Don’t even get me started about the paint that is terribly done. They didn’t even clean the carpets before we moved in. The people had a cat and it sprayed EVERYWHERE! If you take a black light you can see huge stains. It’s disgusting. They just raised rent $ 100 which wouldn’t be too much of a problem if our apartment was redone like the rest. Don’t even move in, you’ll just want to move out.

I currently live at this place and all I can say is really don’t buy into the hype. This place is the worst. Don’t ever think about sleeping in while living here because the lawn care people are always here bright and early to mow the grass and get crap all over your car. This is something that has happened over and over and nothing is ever done about it when it’s brought to the attention of the office. All you are told is they will look into it and sorry. No one is ever sorry for anything, all they are concerned about is getting the rent. I have been contemplating posting this because I know that they can make my life a living hell but I am frustrated with how things are handled in this complex. The employees in the office are so fake and rude it’s unbelievable. When you bring a problem to their attention it’s as if you are bothering them or they try to make you feel as if you are stupid. The first time I brought up my car issue with the lawn care people I was asked if I saw them do it and if I had pictures of them damaging my car. I worked from home and my car is parked in a covered spot that I pay for and I am supposed to be a detective hiding out to capture them getting debris all over my car. How ridiculous is that? Once again I know nothing will be done about it. I will post pictures of this. If you want a peaceful life, don’t live here. The rent keeps going up but the service keeps getting worse. They figure slap some fresh paint everywhere and everything is good.

this is the most unprofessional apartment complex i have ever encountered. the people in the office are an embarrassment to what we would call business professionals. did my move out agreement and walk through and now they try and hundreds of dollars and sell my debt to a credit collector before they ever informed me of said debt. not only that the pictures look nothing like what the actual apartment buildings look like. what shitty place to live, nasty dead bugs, mold, shitty heat and air. stove worked only half the time. doo noottt live here! unless you feel like getting jacked around!!!

Arbor Creek may be offering to put residents into a drawing to win $ 100 if we comment on Unilocal,but my comment was actually 100% honest. How else will businesses get reviews if they don’t advertise or let people know they’re on Unilocal.Maybe they recently became a member on Unilocal?Haven’t you ever gone to a business that says «check in on Unilocal» or «leave a review for us on Unilocal»?
Arbor Creek is a nice older apartment complex that accommodates families, individuals, children, and pets. They have updated many of their units with new lighting fixtures and wall paint with some accent color walls. The maintenance guys are always out and about making the place better. They take great care of their landscaping and keep the pool and hot tub clean. If you compare to many other apartments in this area they really are quite equal, especially for the price. They don’t bug you, you can pay rent online, they will hold/​receive packages if you aren’t home.
They send out monthly newsletters with little reminders and recipes and even drawings or patio competitions. It’s a great way to have the residents take care and clean up their patios and help make the place look clean and nice. Who wouldn’t want that?

The management at Arbor Creek is offering $ 100 off rent for a month to people who leave reviews on here with their e-​mail addresses. They will give one person this money. I have contacted Unilocal but they have not responded. It is in the management’s news letter. Do not believe the reviews on here. They are only doing it to try to get this $ 100 off. It’s a shame!!!
