I wish there was a negative rating for reviews on this one. When I first looked at the property, the husband and wife team constantly talked about how they loved playing tennis, etc during the day. They did not have an office, only a PO box, and were a little rude. They also only managed one of the properties in Caraleigh Mills, which all should have made me run. However, the property was ideal and I really wanted to live there. The first weekend I was there, I locked myself out. I later learned through many attempts that getting a response from ValuePlus on the weekends just did not happen. They do not have a phone number that they answer, only a voicemail. Luckily, I was able to get into my apartment with a friend’s help. Since they did not have an office, only a PO box, I was told that I could not pay cash, but only check since they did not want any problems with cash being lost. They did not accept electronic payment of any kind. My payments were always on time or early. Once, I forgot to sign the check, and received a message that they were charging a $ 95 fee that was due in 3 days or they would take legal action. I rented for almost 3 years, and other contact attempts were slow to be responded to. The AC went out during a hot summer, and a I was forced to stay with a friend until Monday when I could get a response. ValuePlus said I should call the plumber, HVAC, or other repair person directly, even though I did not have their list of contacts. The disposal and dishwasher had a couple issues over the years, including leaking into the apartment below mine which I was informed had happened many times before I moved in. I was charged for the plumber visit, and told it was my fault. Upon moving out, I was told that they needed 2 – 3 days for cleaning, etc before a new tenant moved in and those days were charged out of my deposit. In addition, I had the carpet professionally cleaned and was still charged again by them to have their cleaner come through. I tried contacting them about this, but they would not even return my calls. Overall, I loved the property, but would never go near ValuePlus again!!!

I recently moved out of a Value Plus property that I rented for several years. I do not recommend properties managed by Value Plus as they do not do simple care and maintenance to ensure that a property is well maintained. The unit I happened to rent was constructed of cheap materials, fixtures and appliances. When we moved in the unit was dirty, had damage from a previous tenant(the previous tenant had a dog that unraveled the carpet in the corners for instance) and the carpeting was dirty. Given the quality of the materials used in the unit and the quality of the construction, it was not surprising that the property quickly deteriorated. The place needed painting and the carpet was the cheap sort that had reached the end of its useful life after about 5 years. Screws were popping out of the drywall, the drywall was separating along the ceiling seams and cracks formed at all the doorways and the stairwell. i wouldn’t be surprised if the tub from upstairs ended up in the living room one day.
