We rented a property through Ray White Stonefields for 1 year and 3 months and this has been our worst rental experience. First of all, to anybody looking to rent at Vialou Lane — DON’T — it is far too noisy(there is a large amount of construction taking place, which looks like it will continue for many months), and construction workers continuously loiter on the driveway and property, and trucks constantly block the driveway. We found both the owners and landlord(Ray White) to be pedantic, demanding and constantly interfering with the privacy any tenant is entitled to. There are many examples I could write pages about but I’ve never be able to fit all of it into this review. As an example, when we moved in, the owners left a full two page list of how to clean each and every floor, carpet, surface, etc in the house. We also noticed the owner driving past frequently and had to complain to the landlord. Despite our complaint, we received later notifications that the owners had noticed birds perched on the roof and were very concerned about bird droppings. This(bird droppings) was subsequently checked at every rental inspection — demonstrating how pedantic both the owner and landlord were. Another example was the garage floor. The owners were very concerned by the tyre marks on the concrete left by our car. There is absolutely nobody with a car could do about this — what did they expect, for us to park on the driveway?!? The landlord even tried to force us to clean the tyre marks on several occasions, including after the final inspection. We refused on all occasions, as we felt this is normal wear and tear, and the owners should have considered an alternate garage floor surface if they were worried about such things. Rental inspections were held every three months as the owners claimed this was part of their insurance requirements, which we were not fully informed of prior to signing up. We complied with this régime, however for one inspection, the landlord clearly forgot to schedule the inspection at the appropriate three month anniversary. Three weeks after the three month anniversary, the landlord contacted me to book the inspection. The time was not convenient so we mutually agreed an alternate time. On that date and time, however, my family was sick so I asked to move the appointment a week forward. This was rejected by the landlord, stating the owners were insisting on a property inspection due to insurance requirements. I responded stating it was not reasonable to disturb my sick family and held fast on postponing the inspection. The landlord relented and a new time was agreed. However the next day, the communications manager from Ray White contacted me and stated that the owners had instructed her to serve and enforce the minimum 48 hours notice for a property inspection. So instead of having the inspection on a Friday, it HAD to be on the Monday(i.e. 4 days earlier). I argued that this was being really pedantic — after all I do work and it is difficult to reschedule work commitments etc — and that the landlord had already agreed to the new inspection date. The communications manager stated she did not care and threatened we would be taken to the Tenancy Tribunal for not providing reasonable access, and likely would be fined for causing Ray White to lose the owners as a client. Because I did not want the hassle of going to the Tenancy Tribunal, I was forced to reschedule work commitments and comply with their request. After the rental inspection outlined above, we were told just a few days later that the next rental inspection was due just 5 weeks later(as this fell on the usual three week anniversary). After all of the drama you can imagine we were not very pleased about this, however I proposed a date just 5 days after the anniversary date(as I was going to be overseas for a few weeks prior). This was met with a blatant denial and that only a date on or before the anniversary date was acceptable. So I was forced to change my travel plans at some financial cost to meet their demands. After I confirmed an acceptable inspection date via email, I never even got a response back for 11 days, at which point the communications manager now demanded to know if we were renewing the lease(which was due to end in 5 weeks). Because I did not respond within two days, the communications manager then served notice that the lease would not be renewed. The communications manager couldn’t even do her job correctly and physically sign the notice(which is required). At this point, I had had enough and gladly accepted that we would no longer have to live with the pedantic, demanding and often bullying nature of the owners and the landlord Ray White. Hopefully anyone reading this can see how pedantic and demanding both the owners and Ray White have been. We always paid the rent and took good care of the property. I would strongly recommend avoiding Ray White and this property.
