The Oaks is located close to I95 and that is a major plus. This is one of the main parks that 1000 Trails members use to head to Florida for the winter. For some reason, 1000 Trails does little maintenance in this park. There is a great need to go over many of their sites and raise them up with gravel and stone. Many of the RVs in the park are sitting in and surrounded by water. There is talk by the management that any stone they put in sinks and disappears into the mud. The wet sites should be raised with a combination of a few inches of gravel topped with crushed stone. The entrance road and the roads in the park have potholes and water sitting in them. Management needs to create ditches alongside the entrance and exit roads to contain the water. The roads in the park should also be raised and graded with some thought of creating areas to contain the water, where possible. If you stay here, it is likely you will spend some of your time trying to avoid walking in the water and mud-not fun. It appears that 1000 Trails has little to no interest in maintaining this park. It is time for them to take an interest in The Oaks and to spend money to upgrade the roads and the sites with an eye to controlling the flooding. Many campers come into the park and leave when they see the poor conditions. This is one of the worst 1000 Trails parks in their system.

This park is really nice. Most sites are large. They have a pool and a rec room. AT&T phone & data does work here. The manager is really super nice and personable.
