Adams Garden Towers

Pros are that it is pet friendly and the location is good but that’s it. The gym is a tiny windowless closet with broken machines and no air circulation. The roof deck has broken furniture. People can’t seem to get their bags of trash into the bins provided outside and I have seen dog poop twice in the corridors. The apartments are basic, no dishwasher or fan in the bathroom or kitchen and you have to pay $ 400 to have your AC installed and then some other fee to have it removed. If you are at the basement or first level you will probably have some damp. On balance, not the worst place to be but it’s not exactly pleasant.

UPDATE:
So after I moved out, they tried to take my security deposit for something that was there when I moved in. The old management company was fully aware of this but the communication between the old and new management company was horrible. I even had to provide them with a copy of my cashed in security deposit check, because they said they «didn’t have it on file,». In my opinion, save your money and hassle there are tons of better places to move into in DC that won’t activity try and cheat you. This place is not safe for a single women at all, packages get stolen all the time and management doesn’t seem to care about the tenants at all, horrible, horrible place to live.
Cons:
–Deliveries get stolen– Lived there for a year, spoke to my neighbors and they have the same issues. Can’t have UPS or Fed Ex deliveries I had to have them delivered at my job. (Out of the maybe 20 packages more than 10 have gotten stolen from either the front of my apt door or the lobby)
–Sometimes sketchy people hang out in the lobby also the front of the building steps seems to have stuff spilled all over at times.
–The heating sometimes doesn’t work, and I have been told that the AC unit will be an extra $ 200.
— When you mail rent, sometimes it takes them weeks to process and if you aren’t paying attention you get hit with fees or worse!
–The gym is very small and windowless
–The rooftop is small and is not kept up,(the plastic furniture is dirty and cracked)
Pros:
–Maintenance requests can now be made online and the turn around is pretty fast
— Its a 10 minute walk to Adams Morgan and 20 min to Dupont Circle, so its a good location
— Its across the street from the park and the roof has nice views

I moved out after my lease was up. Summary:
Pros: Fantastic view from the roof. Nice location overlooking Meridian park. Spacious apartments. Friendly residents, some of whom are quite the characters. Nice hardwood floors in apartments, pleasantly renovated lobby. Pet friendly. Good street parking, as far as DC goes. Agreed to reduce my rent after threatening to have lease vacated in court. Some older buildings have more character than some of the new «luxury» buildings going up all over the city.
Cons: Horrendous to non-​existant service. Terrible maintenance in a building that in its core is severely dilapidated and possibly dangerous. No dishwashers or garbage disposals in renovated apartments. «All utilities included» — except for $ 200 per window AC unit per year fee (so $ 400 basically). «Gym» is a windowless closet room with two machines. Residents, some of whom are serious «characters.» No easy access to trash disposal. Minimal landscaping, continuously broken furniture on roof deck, unattractive building exterior. It’s been over 45 days and, in violation of DC law, my security deposit has yet to be returned («check is in the mail» they said. Other residents reported same problem). No off street parking. Absurdly over-​priced rental rates considering aforementioned issues.
As another reviewer noted, EJF was indeed fired after many, many complaints from tenants. Unfortunately, although Adams Investment seemed vaguely interested in improving their service, no such changes were actualized. Repairs to my apartment were never made despite repeatedly contacting Julie, the only person you can reach. I tried to find their office to complain that she never responded; it’s hidden in a tiny shared office space in Georgetown with no public access and only a couple staff. They placed a full time maintenance guy in the building and although he seemed reasonably friendly I still continued to experience issues that were never addressed.
I would still avoid this building.
