Lousy attorneys who don’t know the law. Plus they make you feel like you’re in an assembly line the way they shuffle you around handing you off to different attorneys time and time again.

I just got off the phone with Dan for an eviction case.
It was a 10 minute conversation over the phone, but he gave very helpful advice. Enough so I felt the need to seek them out write a positive review.
I haven’t used their services yet, but would be glad to do it after the conversation I had with Dan.

This office for a eviction has had my case for a month, they have not served my tenant a notice of unlawful detainer this has been dragging on for almost 2 weeks I’ve paid$ 1500 and not receive one bit of service. Think before you pay upfront. They never called me to tell me they couldn’t service the notice, when I called they made sure to send me e-​mail telling me nothing is happening. I belong to AOA telling me to call them.

Horrible, they don’t follow up! They wasted days on placing a defualt judgment which caused an extra 10 days of me getting back my unit. Don’t waste your time !!!

I have never used this attorney and never will, however, after watching a news article on T.V. where they were representing a tenant for an eviction, I can tell you they are nothing more than a «scum» law firm.

The most inefficient, unprofessional Law offices I have ever run into. I had problems evicting my tenant so after I failed I was told the Dennis P. Block and Associates were the largest in the county… I did not think the were the largest because they run a ‘mill” but maybe because of their good work, well I was wrong. Do not call them until you have read the reviews of previous experiences. I am still having problems with them…
The eviction took 4 months, they continually lied to me as to when something had been served or filed, in fact I retrieved all the documents filed and oddly enough I came across a document I had signed when I retained them on Nov 14, 2014, at the time I signed and dated the document, to my chagrin, I noticed the document’s date had been altered… wow… DO THEY HAVE ANY ETHICS??? I guess not, we are currently in dispute of their fees, they decided to withdraw as attorneys of records, because they could not push me around. I paid $ 2,066 and according to them I owe another $ 3,700 which they revised after many complaints to them, so now I owe them $ 2,674 or so almost $ 5,000. They have called me names, hang up on me, lied on correspondence sent to me from their office, but worst of all, I was ordered to go to a Deposition (I am the PLAINTIFF), because of the disagreement between us, they did not appear at the deposition hearing… I could go on and on… you should get the idea.
I DONT CARE HOW DESPERATE YOU ARE, call someone else and make sure you meet with them. I never know who I am speaking with.

I received Eviction Papers from the LA Court informing me that we were required to communicate within a week. I called D. Block’s office, a message informed me that I was being recorded and after a 25 minute hold, an attorney answered. I told him I would be recording him– he hung up on me.
I have been tortured, harassed & had my life threatened where I have resided for over 5 yrs. because the Homeowner’s Assoc. did a lot of illegal work & I complained to the City. They. tried to have my landlady evict me & so tortured her she ended up in a Mental Institution and then died there of pneumonia last yr. The Homeowner’s immediately put a lien on the property so that they could seize it. The place is falling apart and the LA Building Inspector has fines levied against the Estate. The Owner’s Son refused to speak to me but sicced another jank attorney on me– who libeliously accused me of crazy things while refusing to hear my side Then the Estate hired Block to evict me; in turn I hired Basta and asked for a jury trial. I wanted all of the prejudice & illegal activities that go on here to be heard by a jury of my peers. On the day of the pre-​trial, Basta informed me the other side was «a no show»,
CASE DISMISSED. Thanks, Dennis Block & Associates.

Save yourself time and trouble, this attorney is the most incompetent person along with ALL his employees! Sherry hung up on my and started screaming at me, and Richard just didn’t care! I tried to get the requirements to start a new case but they couldn’t tell me because I didn’t start a case! HOW IN THE WORLD IS THAT POSSIBLE??? The a$$hole attorney calls me directly with all his arrogance about him starting hundreds of cases daily and that if I didn’t start my process right at the second he would suggest me to find another attorney! HAHAHAHA He is a freaking JOKE! Go elsewhere!

I used them twice. First time I was very happy with their services. Hasti was my Court lawyer and she negotiated excellent settlement for me.
Second time the case was little bit more complicated as the tenant lawyer used the strategy with jury trial. The day before trial I was asked for $ 2500 for jury trial preparation. Didn’t pay as I wanted to settle without that extra cost. I was taken back a little by this situation. I received short email briefly explaining the matter and the bill. When I called Dennis happened to pick up the phone and he told me that it’s OK if I don’t want to pay this bill. That was nice but in situations like this I would expect the lawyer to call me and explain all the options. Later learned on my own about couple solutions which change your negotiation position.
Anyhow in the Court I had the same lawyer as last time — Hasti. She is really good negotiator and considering circumstances she negotiated the best I could get.

I’m honestly surprised at the comments. I worked with them on a few very complicated eviction cases. They did a great job and the cost was very reasonable. I will use them again in the future.

Terrible service. To speak to an attorney you are on hold for at least 10 minutes. Every time I spoke to an attorney I got different information (or more, lack of information).

Send them $ 250 to get a video and few services.
Did not get anything from them. Called two times with no success. Faxed copy of the check that they cashed. Met Dennis himself in a conference. Promised me to send the video in one day. Nothing happened. They cashed the $ 250 and did not do anything. No stars.

I’ve been using Dennis Block and Associates for 6 years now, every year the customer service declines drastically. If you call in to start an eviction the wait it 10 mins, legal question 20 mins, billing forget about!
LOL you have see these firms discovery (request for admissions) they simply copy paste from a basic legal form template which can be found on google images and slap you with a $ 450 charge. Not to mention I settled with my tenant before and reviewed the settlement agreement with my «phone attorney» (yes there’s two types of attorneys at this firm) before this form was drafted and I was billed. My «court attorney» was great though she was quick to get my settlement agreement into the judge and me out the court house within 1 hour.

incompetent legal representation for any type of situation where legal advice is needed. Language used in legal documents meant to intimidate as opposed protect.
I guess this is what happens when you get your degree at a diploma mill.

THIS IS A TRUE STORY!
I did not go to Unilocal before I went to Block… but my tenant did and believed everything it said. What was a «slam-​dunk eviction ended up costing me…
— 60 Hours of my time (to document proof — pictures, hiring contractors
to counter my tenant’s petty claims as per Block’s directions)
— $ 5,000.00 to Block (to fill out paperwork — does not include knowing my
Case or representing me)
— $ 5,000.00 to my tenant (all the back rent owed since the eviction started)
— $ 10,000.00 Repairs to my apartment.
WHAT I LEARNED:
1) All the tenant has to do is ignore all common sense and prolong the case to a Jury trial where Block will say the best thing to do is negotiate with them — which means «give them whatever they want because you’ll never know what the jury will do.»
2) that I’m a fool because I didn’t see that Unilocal ranked Block & Associates with 2 ½ stars.
3) Watch out for the free legal aid employees — they spanked all of Block’s group.
Oh…did I tell you, Block employees will literally hang up on you when you, out of frustration, want to know what is really going on with your case?
Although this is a SAD STORY, it has a HAPPY ENDING.
No, not that I’m never going to see my tenant again, but that I will never see the Block group again. I PROMISE!!!

CONCLUSION:
1) READ Unilocal COMMENTS AND BELIEVE THEM!
With all the legal mistakes the Block lawyers made, you feel like either this is their first time evicting a tenant or that they are actually working against you for more money.
2) we assumed since Mr. Block did seminars of eviction through the A.O.A. That he could manage this simple eviction. But to speak at seminars and to run a business are two different occupations. Mr. Block is gaining his wealth on the backs of ignorant Landlords.

They should get no star .
The worst lawyers ever .
They were representing our corp but they never fight for us .
They let our tenent walk all over us .
The tenent did not pay any thing foe 6 month they stay for another 2 months free and they got there deposit back as well .
Be very care full with them specially the lawyer name Daryoush .
These lawyers are working for there own pockets only .

Really unprofessional. It takes ten minutes to get an attorney on the line, and forget about getting a call back. They provide no updates on your case, they just say it could «take months.» There are many other unlawful detainer lawyers out there, don’t waste your time with this one just because they’ve had an article done on them by the LA Times. They are not cheaper than others firms either. This is the second time I have used them and now I remember why I didn’t use them for a long time after the first case.

Worst customer service! Avoid the female attorney at all costs! She actually said to me «I don’t understand the point of this conversation». I am a landlord for a high end rental. I had a tenant who had to be evicted for non payment. Dennis Block was recommended as the go to guy for evictions. I was told they are abrasive so I prepared myself. I’ve spoken with 3 different people on separate occasions and the two women, 1 attorney and 1 receptionist/​paralegal seriously need a HUG! I don’t know what happened in their lives that makes them think it’s okay to be rude, antagonistic, short, and just plain awful.
They will do a simple eviction for cheap. If that’s all you need then try them out. But if your eviction is at all complicated (which most are) go to someone else.

I will never use Dennis again. I really love his seminars and thought I would use him to handle my eviction. This company makes me feel like I am at there mercy. Every time I call I am put on hold for at least 1\2 hour. I have paid my bill. They respond to me like I am another number. DENNIS THIS IS NOT WORKING FOR ME!!! I love your seminars but you treat us, your clients like we are the tenants. My tenant has received better service than me. I have paid you almost 1500.00 so far. My tenants have lived in my unit for free since November. BEING PUT ON HOLD FOR AT LEAST A HALF HOUR EVERY TIME I CALL IS NOT RIGHT. I WILL NEVER USE THIS COMPANY FOR AN EVICTION AGAIN.
