A bit pricy, but professional and great otherwise! Quick response to maintenance requests, clear and reasonable contract terms that they don’t violate, no hidden fees. The apartment was also nice, new, and well equipped.

I’ve lived in properties owned by Advantage for the last six years. This includes two apartments and a house.
Advantage is, in my opinion, the best landlord on campus. They’ve always responded quickly to maintainence requests — often fixing problems within 3 – 4 hours. They have never once charged me for things that were broken, even though some were clearly my fault (Example: my roommate broke the washing machine by overloading it and something snagged on the water-​faucet bit. Fixed that day.)
One time, I asked nicely if they could get us new kitchen cabinets and had them installed literally hours later. The old one’s weren’t broken, just old.
They’ve also been very flexible about rent (5 days late? no problem), and have let us treat the house as though it was our own (make some changes, use the extra lot nextdoor for parking, etc). They even tilled our garden for us once.
They can be a bit pricier than some other landlords around (mostly for their apartments, their houses in Urbana are cheap!), but I think the quality shows.
Also, always live in Urbana, folks. We’ve got superior Tenant Protection laws.
