I called to see if I share responsibility for a broken fence with a neighbor and was forwarded to Cheryl Wittiker. She called me back saying that she can’t answer that question without my address or association name. I called back and gave them to her. When she called me back we spoke and instead of saying that in my association all neighbors share responsibility, she condescendingly told me that if I have a neighbor then we share it and scoffed. I explained to her that some associations have guidelines about who has responsibility for a fence. She again told me that if I have a neighbor then I obviously share the fence. As a hard working, professional, home owning adult I don’t appreciate paying a monthly fee to be spoken to like this. And if the answer was so obvious then why was I asked my address and association name?

Terrible customer service. Zero concern for properties under management except for collecting their monthly fees for doing absolutely nothing except complicating the lives of the people who pay their salaries. 1 star is too good a rating for them

Avalon’s management team, and the homeowners board at Morningstar Ranch in Winchester, are the most incompetent bunch of people ever. I have spoken to many of the board members in person and in writing, and persistently contacted Avalon as well since they took over this community from Action property management. I have been amazed with the lack of enforcement of regulations specifically when addresses and violations are pointed out in detail, yet the violators always seem to continue to interfere with with the lives of other homeowners with their unmaintained trees, bright lights, barking dogs, screaming kids, etc etc. The hoa and management never wants to get involved or enforce regulations that are written in the cc&r’s unless they, the hoa, feels it’s something they choose to fine against that they decide is important or they can make money off of. But when a homeowner is being harassed, loses use and enjoyment of their property, is constantly forced to tolerate living in an environment that feels more like compton than an upper middle class neighborhood, than the hoa and Avalon are sure to turn their back on the issue. The more a homeowner tries to resolve these issues through the help of Avalon, the more the Avalon management representatives speak in vague terms, never explaining what will be done, defend their actions, deny an negligence, and work harder to ignore the homeowners who are bring these offenses to the attention of management for the purpose of establishing a better place to live for all. Avalon and the HOA are completely selfish and biased in how they treat certain people whom they have relationships with versus those that they don’t like. There is so much inequity, negligence, incompetence, and most of all homeowners are forced to fend for themselves to resolve these issues which creates animosity, arguments, police involvement. lawsuits, and misery. I blame all of this on the HOA and Avalon Management who should be resolving these matters from the very start when its brought to their attention, before these neighborhood battles worsen due to the unresponsiveness of this very incompetent organization!!!

We have two pools in our neighborhood. One has been deadbolted and locked up until next summer. So we are paying a premium but our amenities are shrinking. Be assured you will be fined for the tiniest infraction. But the services you pay for monthly? Good luck with those.

I live in the Rancho Highlands, and we have Avalon Management who is in charge of our HOA. There is no one who upholds the rules of our government. as a whole, our neighborhood looks awful. I understand that we are in a drought at this time, but the homeowners still need to cut their yards, and maintain their homes. I don’t understand how they are so negligent. I have called our association, and spoken to the person they told me to talk to, but they want me to give them addresses, and it would take most of the day, seeing how neglected Rancho Highlands has become. I thought we paid our Association dues to have someone do drive bys and enforce our HOA Laws.
