I have worked with ECM for a year plus. My experience has been great.
I love that I can reach a real person during open business hours. If I leave a voice message, or send an email, I receive a reply in a timely manner.
I love that I can ask for professional opinions about a topic and they will share what they know — after they give their disclaimer that they are not lawyers, engineers, etc.
I love that I can ask for suggestions and feedback.
I really appreciate that ECM doesn’t take BS from the homeowners. I have seen/​heard/​read some really unpleasant people throw some attitude towards the folks at ECM. There is no need.
If you are polite and ask questions, they will respond with answers or get back to you with answers. You may not like their answers. Don’t take that out on the folks responding to you.
Do thinks fall through the cracks? Yes, sometimes. Does ECM apologize if they dropped the ball? Yes, always.
ECM has been the best management company I have experienced as a homeowner and as a board member.

I highly recommend East Coast Management, owned and operated by Ken Eiriksson, as a property management company. I seriously doubt if any of the individuals posting below ever served on the board of directors of their property or attended one of its monthly board meetings.
My townhouse community was managed for over 12 years by East Coast Management. The community is now 35 years old, and we have never had a property manager who has been on-​site more frequently than Ken Eiriksson. He personally walked our property with recorder, pen, and clipboard in-​hand twice monthly. Unfortunately since our board decided to put the contract out to bid, we are now on our fourth property management company and have had between two to four property managers from each.
Most calls to a property manager are a complaint, or the homeowner wants something repaired or replaced on their unit immediately, i.e., my door, my step, my tree, my window, etc… never an issue about their property as a whole. Ken Eiriksson knew how to set priorities in the best interest our property as a whole; manage our finances; and negotiate with vendors in our best interest. Does your property management company do so? How do your know? Do you attend your monthly board meetings?
Was Ken Eiriksson liked by everyone in our community? No property manager ever is. Few people ever call their property manager telling them what a great job they are doing. Think about the various ridiculous requests you get from fellow employees, friends and family, and businesses you patronize. At times, one has to draw the line. If the call does not go your way, do you get your coworker fired, cut off your friend or relative, or boycott that business? Think about it: Not a sermon, just a thought.

I live in a community in Springfield that is managed by the East Coast Management. The one individual we always have to deal with is Ken Erickson. He is known as rude, arrogant and obnoxious. Trying to get anything from him other than simple recycle or trash removal related questions is just impossible. This individual is highly argumentative and an expert avoiding getting any work done. Many in the homeowners association think that we are wasting our money by paying his expenses.
You may want to stay away from this organization.

I am appalled at their customer service. I telephoned to ask a question about HOA documents and was told there was a cost for the service. I said that I was surprised that I would have to pay to receive the documents electronically and the rep hung up the phone on me. They are not customer-​friendly!
