I have had Foothills manage my long-term rental house in Sedona for many years, and I’ve never had a problem with them. I live out of state, and I need a local agent to handle all the hands-on work. From my vantage point, they have dealt with me and with my tenants professionally, and have notified me when something needed attention. They have helped coordinate contractor access when special work needed to be done. Re-renting the property has never been a problem; I don’t recall any gaps between tenants. I would certainly recommend them to property owners looking for an agent.

This company pretty much stinks from top to bottom. I doubt if they could tell the truth for a cash reward. They lie and manipulate every time they feel it works out best for them whether it is necessary of not. They make false claims about legal issues as well as conversations they claim they had with the owners they represent. Do your best to stay away. You are more than likely to have a problem.

Choose a different rental company if you possibly can! If homeowners knew how this company is treating their renters, they wouldn’t use them. I rented from Foothills for two years with no complaints from them and had the owners out to view the house twice. They were happy with the condition of the house and happy with me. When I gave notice to move out, Foothills presented me with their«Handy Dandy Move Out Packet» which was three pages long and used the words POLISH throughout. When I asked for a «walk-thru appointment» I was given one for the last day I would be in town. Though the woman walked through the house with me and NO issues were brought up, she informed me that her, «official» walk-thru would be done at a later date and would take her TWOHOURS! I was upset to say the least, but knew the house was clean, so I wasn’t worried. When I received what was left of my $ 2300 deposit, Foothills had taken over $ 1000 of it! They sighted such things as «fingerprints» on a door, not using Spackle and repainting where I had hung pictures, and even a complaint about the replacement of the door lock(which THEIR repairman had changed out) because the work around the lock looked«rough». My attorney said I definitely had a case against them, and I may still pursue it, but he said when I add attorney fees and court costs to the cost of gas and a hotel stay to go to court, I would likely only break even. It makes me furious to think that I lived with their slow, sometimes inadaquate repair service, a dishwasher that never worked right, an ancient refrigerator, their non-existant shrub and tree service and an actual SINKHOLE in my backyard that they simply told me to «monitor» while I lived there. I didn’t want to be a «bother» to them, and this is how I was treated.

The Management Company decided to tack on extra cleaning charges after we completed the entire list of duties to be done as we exited the property. Excessive laundry is a bogus claim when there are beds to sleep 8. Are we supposed to not use all the beds? And apparently when the trash can is full when we arrive at the property, its our fault that our trash doesnt fit in the bin. I am tired of companies making false and ridiculous claims to make a few more bucks. Avoid this company if possible.

I rented a vacation property through FPM in June 2007. I dealt with Brittany mostly. She, as well as the rest of the staff, were very helpful and prompt with returning phone calls and sending emails. There were some minor issues at the house from the previous occupants that she worked to correct as soon as possible. Other than that it was clean and in good repair. The house was represented accurately online and had good pictures. I would rent a vacation home through them again.
