So here is the deal. This is a good place to live in BUT management changes are making this place annoying. Roseland(previous) was great and Graystar(current) is a huge step down in terms of customer service. I dont think they understand how to manage people that are paying some of the highest rent in the area to live here. This is not a cheap place and high rent brings high expectations. We have had 3 – 4 different employees here and each one is worse than the previous one. Customer service is becoming a joke and for the rent you pay, you deserve better. For example, they will send notices that say«xyz will not be tolerated and there will be consequences». The problem is that the entire tone of the notice is belittling and annoying. Honestly, it makes you want to do the exact opposite and some residents are now purposely ignoring their notices. The ladies in the office are not smart enough to realize that they are not talking to children. You send stupid notices, you get stupid responses! A change in tone will give them the results they want — but that requires intelligence and an understanding that they are here to serve the residents. They act as if they are doing is a favor by being here. Parking garage is not operational but are they still collecting rent. So what am I paying for then? Go talk to Sarah and you get a blank look and some stupid excuse. Again, its not my problem. You cannot charge rent for something and then claim its out of your control. Stop charging parking rent! Maintenance guys are great and will fix anything quickly. No issues with them at all. The location is isolated but I dont mind that. Its quiet and close to the train. The apartments are in good shape as well. My annoyance is really with the management staff and their policies that don’t encourage long-term rentals and a sense of community.

I have lived at the Osprey Cove for 9 months and have experienced several serious issues related to: parking, feral cats, rotting food right outside the building, unbearable stench inside the building, intercom, water pressure and temperature, internet service, isolated location of building, gym conditions, inconvenient bus schedule to New York City, and ridiculous early lease termination requirements. 1) I pay a monthly charge for parking, but have not had access to the building’s designated parking structure for nearly 8 months. When I did have access to the parking garage, my car was damaged by a thick opaque residue that I could not remove with my snow scraper. I have a brand new car, and had it professionally detailed TWICE. Despite getting my brand new car professionally detailed TWICE, the remnants of the residue are still present. 2) There is a horde of dirty feral cats that live behind the building near Snyde Park, which includes a dog run. The population has almost tripled and will continue to grow because they aren’t spayed or neutered. The area smells like cat urine and is completely flea infested. The flea problem is so bad that I have stopped taking my dog to the dog park to prevent him from getting fleas. 3) The Snyde Park parking area typically has rotting food and cat food strewn about the ground. Unfortunately, the residents of the building do not understand that when they leave food out for the cats, they are also attracting other pests and rodents. I spoke with the management company soon after I moved into the building, but it has never put out any notices to the residents to prevent them from feeding the cats. 4) The stench inside the building is just as unbearable… the first floor rear entrance often smells like a smoking lounge, the hallways regularly smell like body odor, curry, or marijuana, and the trash rooms smell like a dumpsters filled with spoiled milk and rotting meat. In addition, residents are too lazy to break down their own cardboard boxes and take them outside to the recycling area, which is a universal dumping ground for discarded furniture and mattresses. 5) The intercom service has not worked properly for some time. Not only is the broken intercom a huge inconvenience when entertaining guests, but it is also a great security concern when other residents allow strangers to enter the building without hesitation. 6) The tankless water heater is terrible. The water pressure is low in the shower, and the temperature is very difficult to adjust in the shower and bathroom sink. The water is icy cold in the winter, and boiling hot in the spring and summer. 7) The internet service is completely unreliable. I routinely get kicked off the internet on my laptop and phone, and have Netflix programs interrupted on my TV. The terrible service is due to the design of the apartment unit. The router connection is in the closet and behind a metal door. If you use the closet space to store anything whatsoever, your internet signal strength and service will be affected. 8) The apartment complex is completely isolated. The building is surrounded by a swamp, and there’s only one deli/liquor store across the street. That’s it. 9) The bus service to New York is NOT convenient. There is only 1 bus that goes to New York City. During off peak hours during the week, and all throughout the weekends, there is only one bus available per hour. 10) The gym’s televisions rarely work and the air conditioner has been broken. Working out in sauna-like conditions when it is over 85 degrees outside is completely unacceptable. 11) If any unexpected life changing events occur, like the death of a family member, a job relocation, or loss of a job, and you need to move out prior to the end of your lease, be prepared to give 60 days notice, and pay an additional 2 months of rent. In other words, you need approximately $ 10,000 to break your lease for a one bedroom unit even though you 1) have a legitimate reason to move out that is completely out of your control, and 2) you offer to advertise, show your apartment, and find new tenants for the apartment to minimize the amount of time the unit is vacant.(We have yet to see whether we will obtain our security deposit back once we actually move.) No matter what your circumstances, you are expected to pay regardless of whether a new tenant moves in right away. This is completely unacceptable. The purpose of an early lease termination penalty fee is to cover the costs of having a vacant unit. This management company is double dipping by charging you in advance, before they prove they are having trouble finding a new tenant, and then accepting payments from the new tenants.

My husband and I have lived at Osprey Cove since September of last year(2015) and we have really enjoyed our time here! I have to say, the staff here are just awesome! Sarah, our property manager, is always so pleasant and friendly. She is always is smiling and is so helpful! I know that she is one busy lady, but when you go to see her with a question or to pick up a package, she always stops what she’s doing and gives you her full attention. Her customer service is second to none! Ashley is also very helpful and always so kind when we come to the office. Both of these ladies make you feel so welcome and are such a great team! The maintenance staff are also very friendly, kind and always greet you when you and ask you how you are doing every time you see them. They are also very quick to address any issue you may have in your apartment. The community is an easy commute to New York, especially with the free EZ ride shuttle to Secaucus Junction. There is also a cute little park in the back. It’s a safe community with wonderful staff and friendly neighbors.

I love living here. Would obviously like to be in Manhattan, but the transportation is so easy, and get more space for the money. Rosleand Property manages the place, and the management and maintenance team here are great. The office management has changed very often, which is the only drawback, but regardless of the change, the Roseland Management always makes sure that they but great people in place here. Grounds are always well kept, Angela does an amazing job every day making sure that the building is clean from the lobby to the floors. Abi and Adam are very responsive to maintenance repairs and maintenance requests never go beyond a day without being addressed. Even though it’s not Manhattan it is a very well maintained and managed property. Looking forward to staying at this community for a while.
