Falls At Hunters Pointe Apartments

I have lived here for almost 3 years and love it. I am always recommending it to my friends and family. Staff is very friendly and responsive. Maintenance is prompt and proactive. Beautiful area and pet friendly. Neighbors are nice and respectful. Considering another year if I don’t buy a house!

I have only been here two weeks! It has deafly got better sense then. The girls in the office have been great to work with.

I have had a wonderful experience living here. The apartments are nice and it is such a wonderful location with lots of stores etc close by. My roommate and I have not had any issues and will continue to live here!

This is one of the less expensive places to rent in the area, but great amenities and rooms. You would expect to pay more when you see the apartments. The 2 Br 1 Ba has a closet that is like a room! Over 500 movies in the office library to check out.
Location so convenient!

Stay away at all costs. This place is full of thieves. I have lived in different states and this is by far the worst place that I have lived. The price is way too high for what you get. They will constantly pester you to sign up for their credit building program. Its like the pushy salesman trying to get you to buy an extended warranty.
Management is a joke. They will charge you for random things and then when you ask for back-​up, they wont have any. They will of course produce it the next day leading one to believe they are making it up after you call them out on it.
Every deposit is conveniently non-​refundable. When you ask why, they just say thats the way it is every where. B.S. Non refundable deposit when you move in and to have a pet. You think that by paying two for basically the same thing you would get one back… HA HA HA HA HA HA… ha.
The whole complex is covered in dog feces. Watch out where you step. Some residents even feel like its ok to treat the tennis court as their own personal dog-​run. You will hear everything your upstairs neighbors do. And I mean everything.
The layout for the one bedrooms are terrible. Your guests will walk through your bedroom and closet if they need to use the bathroom. Some furniture will be impossible to get into the front door.

The complex is well kept and the staff is helpful but it’s little over priced for what you’re getting in my opinion. I HIGHLY recommend searching the area before committing to one place, there are a handful of amazing apartments in this area. I wish I would’ve.
Upon my moving out I was charged a proration for «cleaning days» that I was not in the apartment. Left the apartment very clean and was not charged anything aside from the prorated rent amount. Pretty irritating but what can I do.
Not very satisfied with my ending experience and I won’t refer anyone here, nor do I recommend it.

These are the best apartments I have ever lived in. Very nice inside, outside, and the area they are in is great. Also very near great restaurants and shopping! The clubhouse, gym and pool are excellent, and the office staff is great. I highly recommend living here.

It has been very frustrating to work with the office staff at the Falls at Hunters Pointe. They seem to be very disorganized, not on the same page with each other, and struggle to communicate effectively with residents. This has resulted in me spending hours of my own time trying to fix their mistakes in managing my apartment.
They allowed my roommate to bring a restricted breed dog into the apartment on the pretense of it being a service dog (so no pet deposit, monthly pet fees, etc). Once the dog started destroying the apartment (ripping up carpet, chewing on my furniture, etc) I talked to the roommate and the office separately. The roommate admitted that it was not a service dog (which we had suspected all along anyway), she had bought a fraudulent ID card (ID cards are not necessary for genuine service dogs), and that she didn’t have a disability that necessitated a service dog. In talking with the office, I found out they did not follow their own required procedure of getting a doctor’s verification on the service dog’s status.
I brought this to management’s attention and they said there was nothing they could do about it. The dog continued to damage the apartment even more, so I insisted to my roommate that she order repairs and that the dog needed to leave. She did order repairs, and moved out before the office quoted us a final dollar amount owed. There was one week between the time the office told us the final amount (although we never saw an actual invoice or bill of any sort). During that week, we got a text saying we had a past due balance (which was slightly more than what they told me on the phone). In talking to the office staff, they said it was an automated thing and not to worry about it. The next day my former roommate tried to pay the balance with cash, which they did not accept. Two days later they taped a pay-​or-​vacate notice on my front door. I called the attorney’s office listed and they said that the staff had not actually opened a case for us with the attorney’s office. The roommate paid the balance the next day, but it was a very stressful situation.
So to sum up, they did not verify the «service» dog’s status, allowed a restricted breed dog into my apartment with no deposit or pet fees, and then threatened to evict me without a court order when the dog damaged the apartment.
A few days before the service dog fiasco blew up with a bully notice on my door for all the neighbors to see, I signed up for renter’s insurance through the office with their pay-​along-​with-​rent program. I was given no information about this other than it was mandatory to have renter’s insurance and I would be signed up for «[their] insurance.»
After almost four weeks, I went into the office and requested a copy of the insurance policy. The office manager told me that she didn’t have one for me. I would have to contact the contracted company, Assurant. I asked her for their contact information and she said she didn’t have it. She said I should have received something in the mail from them.
The office staff who signed us up for the insurance did not mention Assurant’s name or that anything would be coming in the mail. It is very possible that it went into the garbage with all the other junk mail.
I do not remember receiving anything in the mail from them, and told her that, so she printed me out a sample policy that fortunately had some contact information on it. After dialing the number and visiting their website, I discovered I would not be able to get anywhere without a policy number. I tried emailing the office again and they said that they do not have a policy number for us and we would just have to call Assurant.
So to sum up, they did not give any direction or information about the insurance company they signed us up with. They have rebutted my requests for help and didn’t even have any contact information for their contracted service provider on hand.
The Falls is fine (besides the paper thin walls and the ice draft windows) if all you need to do is pay your rent. Otherwise you will need to follow up with them relentlessly and even then, what a headache! Very unsatisfied with my experience here.

I only recently moved into The Falls, but it’s been wonderful so far! The office staff has been especially kinda in helping with a few issues that came up. It’s also a great community of people. I feel safe, and welcome there. Great playground and pool for kids. Awesome rec-​center and gym. Beautiful well maintained grounds and apartments.

Overall, The Falls has been a mixed experience for me. My husband and I lived here for a year. I feel there are some definite pros and also some cons that should be addressed.
First, the manager of the complex has been great and got us into our apartment pretty much at the last minute due to personal time constraints with our schedule which was awesome! It was a third floor apartment, and they had just barely replaced all the carpet and flooring, also a plus! They also replaced the flooring out on our balcony when we requested it this past spring because what was left from previous tenants was very filthy and torn up.
The apartment layout is cute, but it definitely lacks storage space unless you rent a garage.
The maintenance guy is great and has come by to fix a few things in a very timely manner, except for our water heater which gurgles and rumbles really loud, like it’s about to explode. He said it was normal. However, we have asked other residents about this, and they all think its sounds pretty scary and certainly not normal. So maybe that should be addressed. There’s also a hole in the roof paneling outside our apartment where pigeons have been nesting. We can hear them in our vents. They put up netting to keep them off our balcony, but that doesn’t keep them out of the roof and in our vents. We’ve requested maintenance for this but haven’t seen anything done. Overall, however, maintenance has been good.
I think our apartment is pretty attractive because of the new flooring, and we are also super clean tenants, but not all of the apartments are as nice. I’ve seen a few that are kind of frightening. But that’s the spectrum you get in an apartment complex I guess. I just think it would be great if they upgraded the really old ones as well. The rent is high for these apartments, so I think every unit should be worth what they charge for rent.
We really enjoyed working with the manager but there’s definitely communication issues between the manager and the leasing agent. For example, they charged us an extra months rent on accident and we had to talk to them about a refund check. The manager told us we could come in and pick up the check directly, but when we did, the leasing agent said she had put it in the mail. So we didn’t get the check until the next week to put back in our account. Annoying! Also, we were charged for not turning our keys in a day earlier than our actual scheduled move out date by the leasing agent (also a mistake). We talked to the manager about this and apparently they even had the wrong end date on our lease, like a date sometime two weeks after our scheduled move out, which isn’t even the date the leasing agent was going by when she called us about charging us for not turning in our keys. Super weird, and I don’t know how that happened, but they were able to reverse the charges and we left on our real scheduled move out date. Kind of an unnecessary hassle to be honest.
The only other concern I have is with their new-​ish policy of not accepting packages at the leasing office. The reason I’m fairly peeved about this is because my husband and I have had issues on more than one occasion with getting ahold of our packages. One time a package contained sensitive documents and got lost in the mail because the office wouldn’t take it and we called UPS to pick it back up from our door so we could get it later from them for safety reasons. Who wants a package with sensitive info left out in the open for anyone to steal? And then it somehow got «lost» for a while before we got it back. HUGE nightmare. Losing the package was the fault of UPS but it wouldn’t have even been an issue to begin with if The Falls would accept packages like they used to. Now we just try to send all packages to my husband’s work when we can. It’s a hassle, but there isn’t another option.
Like I said initially, it’s been a fairly good experience overall. It will be great if they read these reviews to continue to improve the quality of The Falls experience for tenants.

All around, the Falls is a good place to live. In-​unit laundry is good to have. Decent amenities, maintenance is good. They keep up the grounds, and there are lots of amenities. Rent is kindof high, but location is great, close to lots of businesses and an elementary school, without being super noisy.

For being an apartment of three young guys with hardly established credit, we’ve been treated very respectfully and we all love the people in the leasing office — very friendly. Our washer and dryer isn’t the best, but it gets the job done and the maintenance team came and fixed our toilet quickly when there was a part that needed to be replaced. Location is incredible. Right across the street is Scheels and Buffalo Wild Wings along with a bunch of stuff that’s getting finished up (Starbucks, The Habit, ToGo’s, Ritta’s, etc.), not to mention all of the awesome places to eat which is down the street on 12 300 S. and 10 600 S. (In-​N-​Out, Zupas, Café Rio, Panda Express, Apollo Burger, Thai Siam, Pei Wei, etc.). The complex also has a pretty good gym, along with inside basketball court, outside tennis court, and the pool and hot tub are really nice. Haven’t had much grief in our lease other than neighbors being irrational — the demographic is pretty balanced, mostly middle aged and pretty good amount of younger people. The ladies in the leasing office also usually put on free breakfast now and again which is if you wanna meet some people around the complex.
