Guaranteed Rate

We bought a house couple of months ago. We started to work with Tim Goldsberry, our realtor recommended him to us. Everything was fine in the beginning, he kept saying that we are qualified and he doesn’t see any problem.
Until we found the house that we liked and our offer was accepted… Then problems started: we found out that we are not qualified for jumbo loan, my mother’s gift money could not be accepted as downpayment and so on. Tim Goldsberry didn’t ask us the right questions at the right time. We could have easy avoided all the problems if he would have asked us some more little details. I was the one telling him what he needed to know after I talked to another lender who asked me all the correct questions from the very beginning.
We didn’t close on time and the seller even put house back on the market. We were so frustrated and upset after long time looking for the right house for us, and now we were afraid to loose it. Then we found out from other person from Guaranted rate that Tim Goldsberry resigned. This had even more negative effect on our case, delaying the closing process again.
Bottom line: we did buy this house finally, because we were just lucky that the seller didn’t get more offers or better offers. But I can not even describe how stressful was it just because of the problems that could have been easily avoided if they acted professionally and collected the needed information from us from the very beginning.

We just bought our first home in San Diego. Our relator was phenomenal (but that’s a different review!!). She linked us up with Guaranteed Rate. We didn’t shop around. But I was very satisfied. We worked with Tim Goldsberry. I had no idea what was going on, what we were doing, and had LOTS of questions. TIm was so helpful and available. And actually energetic… it seemed he liked explaining the same things to me multiple times! Even though I needed to go over things multiple times, he was always patient and ready to talk. He was very accessible through email. I would get a reply within the hour usually. I was very impressed and would highly recommend them. Or at least Tim! I hope his coworkers are just as wonderful:-)

As first time home buyers, my wife and I were unfamiliar with the mortgage/​escrow process. During the pre-​qualification and eventual escrow process, Chris Foster at Guaranteed Rate was phenominal in coaching us through.
His knowledge and expertise made us feel comfortable during this «trying time» and we wouldn’t recommend anyone else to friends or family. It is extremely stressful knowing your finances are being dissected and put under a microscope and Chris explained everything thoroughly. There were some hiccups in the process, as I can assume with most escrows, but the end result is what matters. Mostly I feel like Chris was my therapist.
We can only hope that this review helps steer you in selecting a mortage broker. Sure, your bosses wife’s cousins third removed Janitor also sells mortgages on the side, but here, your 100% safe!

Guaranteed Rate came personally recommended by a friend (which tends to be a good sign) and they did not disappoint. When refinance time rolls around again I know which number I’ll be calling.
The fact that these guys have been around through the housing boom and are still thriving 4 – 5 years after the crash says a lot about their business.

I have worked with Sean Harkin (VP at Guaranteed Rate) several times since 2002. He is a lending expert who has always looked out for my best interest. A lot has changed in the lending world over the past 9 years, and Sean has been a trusted advisor through all of it.
When looking for a lender it’s important to find someone who is honest, dependable, and intelligent. Purchasing or refinancing property is tricky and I always have a lot of questions. The great thing about Sean is that he’s there for me even when I’m not actively borrowing. I call him for advice on opportunities, updates on the market, etc. He even schooled me at Volleyball a few times before I showed him up on the waves.
I’m now living 3k miles away but I wouldn’t think of working with someone else. I’ve also referred friends and colleagues to Sean and I’ve heard nothing but stellar feedback. I tell my friends to call Sean even before they find a Realtor… that’s what you should do too!

My husband & I purchased our first home a few months ago and had a wonderful experience with Guaranteed Rate and, more specifically, Tim Goldsberry. We were originally working with a different mortgage broker from another company that shall go unnamed — this guy took 6 months to get us approved, and when he finally did, he claimed that we only qualified for an FHA loan. Once we found our home, our agent suggested that we contact Tim for a second opinion on our mortgage. Tim was able to qualify us in a day… yes ONE day compared to the last guy’s 6 months. And even better yet, Tim was able to get us approved through Guaranteed Rate for a conventional loan.
Our escrow was a seamless process. Tim maintained contact with us throughout, and his team members were equally pleasant to work with. I would absolutely recommend Tim Goldsberry and Guaranteed Rate to anyone looking for a home loan.

Short version of a long story: We agreed to go with Guaranteed Rate at the recommendation of our realtor – a good guy. The bank who owned our condo gave us a deadline for closing. The deadline was drawing close in spite of multiple calls from us to the Guaranteed Rate guy. Each time we called it’s like it was the first time he’d thought of us since the LAST time we called. Finally the deadline passed, and he said WE would have to pay the late fees!
We said – wait a minute, this was your fault. He didn’t deny it but said his margin was so thin we had to pay or forfeit the earnest money and risk losing the condo, so we paid.
He also failed to get the closing done during the work day and made us pay a professional closer to come to our house at 11PM to finish the closing! So we were out nearly $ 600 in ADDITIONAL costs because the Guaranteed Rate guy didn’t do his job. Did we express these concerns to the Guaranteed Rate guy? Absolutely, and told him we would be finding places to share our story whether the ending was good or bad. If he had served us well – even at that late date – this would have been a good review, but he did not volunteer to make things right, only making a half effort after our realtor confronted him.
Our realtor twisted his arm after we were in the condo and got us $ 200 of the $ 600 back, but there are HUNDREDS of mortgage companies wanting your business! RUN from any connection with Guaranteed Rate. Unprofessional in the extreme.
