Miller & Rhoads Residences

It’s an older building and they were required to keep some stuff old. Some of the apartments are very nice and some are struggling. Personally my apartment is very nice but it has single pane windows and faces downtown. I can hear every little noise outside and they have refused to fix them.

It is hard to rate a whole condominium complex because taste is subjective, as it is in all ratings. Therefore I am going to go for the good and the bad and just let you figure it out for yourselves.
The Good:
I give major kudos to any company willing to undertake a project as massive as this. The architectural integrity of the building was saved and the additions are all done in good taste. If you like sleek and modern, then these are the apartments for you. Most of the units I toured had double height living rooms. Obviously the most expensive were 2 bedrooms with large terraces on the top floor but not all of the units with outdoor space were huge.
There are a select few with balconies and courtyards in the one bedroom range as well. The largest top floor unit is about 1450 sq ft and has a terrace of almost 1000 sq ft with breathtaking views of the city… however, it was, at last brush about $ 450,000! This is reaching people, especially in Richmond.
The finishes in the kitchens are upgraded but no one would mistake them for gourmet level. Granite is used throughout but there is some skimping on the lighting fixtures. Appliances are stainless steel. Kitchen cabinet finishes range from light to dark and from modern to traditional depending on the unit. They are all light and bright with wood floors in the main living areas, ceramic in the baths and tile back splash in the kitchens. Due to the variation of each unit, there is rarely duplication of space and finishes if at all. There is underground parking, a party room, an indoor pool and a gym.
if you don’t like your in laws or relatives, you can relegate them to the attached Hilton Garden Inn. If you love them, you can order catering from the hotel and treat them like royalty.
The Bad: Many of the units are loft style, meaning the master bedroom is open to the living area below with no means of privacy or sound abatement. This is also true for many of the one bedrooms even those on one level. This is a pet peeve of mine. Why not at least offer a sliding glass window wall to keep out sound if you have guests or a roommate who likes to stay up late? I never figured out why builders think this is a good option.
The less expensive units are on the lower floors and thus more prone to the noise of the city. Also, depending on where your unit is in the building you may have a long walk to the elevator as there is only one for the residence and two that are shared by the attached hotel.
I would recommend looking at the inexpensive units as investments, a pied a terre or for VCU Student alternatives to the dorms. The more expensive units price just cannot be justified as the dollars per square foot are outrageous. Those of you with big money would probably be better served by one of the towers on the riverside where the view can somewhat justify this kind of price.
