I am not one to write bad reviews of a business, but my experience with«Trusty Inspections LLC» has been so sub standard, I am compelled to write. I used this company because they were one that my realtor’s office had on their list when I was buying my new house. I was present during the first part of the inspection, but left about half way through. I received the inspection report with only a few minor issues listed. The purchased was finalized and I got possession of the home. I came over the same day the previous owner vacated. One of the first things I saw was the standing water under the kitchen cabinet and the falling apart, moldy cabinet. The leak was coming from a fitting on the pipe that brought the water into the house. This was not a new leak as evidenced by the long standing damage to the cabinet. Not only did I have to have a plumbing repair as soon as I moved in, but I also have to get the cabinet rebuilt. I sent photos of the damaged cabinet and the standing water to the inspector. Shade Forkner, the owner of the company and the one that did the inspection, declined to assume any responsibility for overlooking this. Instead he said: «Unfortunately we do not see any error on our part. The inspection was done according to the Washington State SOP. There is no evidence that the leak was there on the day of the inspection. However, even if it were, page 16 of the report(Kitchen section) states „Viewing below sink area is restricted due to stored items.“ As you can see, it is not in line with the Washington State SOP to move personal property or dismantle any component in order to view the condition behind or beneath. An inspector inspects that which is visible and accessible.» I disagree with several points. How can a reliable inspection of plumbing under a sink be done if you don’t look at the pipes there? How can you NOT see long standing rot and black mold? How can you check under a kitchen sink and not move a few cleaning supplies? Is that so completely out of the inspection procedure? This was a continual leak from an incoming pipe under pressure, it was NOT a leak from the sink drain. The water was there during the inspection, I can guarantee it, because the incoming pipe is always under pressure, and always filled with water. It did not appear by actually turning on a faucet. I am extremely disappointed with the poor customer service I received, and lack of professionalism. He indicated to me during our phone conversation that he would«make it right», but then came back and changed his mind. I would recommend staying away from this company«Trusty Inspections» for their sub par work and lack of professionalism.
