The Addy

Do yourself a favor, and do not move into this place.
I moved to Portland via New York, and this was the first place I landed on. The management team changed over 3 times in the first 6 months of me living there. The current one, is the most incompetent, lazy group of people, and on top of it, they are deceitful. The community that lives in the building is wonderful, but they equally hate the management team.
Richard and Rachel are the source of the problem. They kept my security deposit, after I had hired a cleaning service, moved out 3 days before my lease was up, and they had told me to my face to expect my security deposit in the mail within the month. Never got my security deposit back, and I never will, after talking with Greystar (the building owners).
Save your money, and your headache. This place is not worth it. Rachel needs to check her attitude, and also learn how to pick up the phone, or how to respond to your emails. Also, the units are way overpriced for Portland, you can get a much better experience at the Industrial Apartments, or talk to

I think it’s a great location… but that’s about it. Bad management, next door to dog kennel (so barking ²⁴⁄₇), they milk you for every penny (175 to park and mysterious $ 40+ charges get snuck into your rent bill), lumber yard across street so LOUD trucks parked and unloading starting around 330/​4am, won’t fix anything unless you «log into Internet portal» (I’ve asked face to face multiple occasions and nothing), lots of homeless breaking into cars on street frequently, can no longer throw boxes away in recycling must walk them down (pain in the ass, recently instituted by management to make their job easier… a very common theme here) and the list goes on. Basically overpriced bc you get zero service for what they claim is «finer living and service». All neighbors I met have been cool and free coffee every other day when machine isn’t out. I’d skip it and look elsewhere unless you want to take over my lease?

We moved to the Addy around June of this year and upon moving in, management changed. The new manager, Eric Ziegler, has been doing an incredible job, not only improving upon the building itself (adding such things as a state of the art coffee/​espresso machine that is available for free to all residents, in addition to ac ports in every apartment), but he has also gone above and beyond to assist my partner and I with various self-​brought issues (like when I had lost my keys, locked myself out and needed to access my mailbox… oops)! He’s started a community portal which has made requesting basic apt service and receiving assistance a painless and expedited process, so when our disposal recently experienced issues, it was fixed within days. He’s also taken personal interest in building the addy’s community feel by working to put on a happy hour and a brunch event to help neighbors get connected, both events of which will be occurring within the next month or so. His efforts since joining the Addy have done wonders to increase our satisfaction with not just our apartment/​living situation, but with the «social community feel,» and for that, we truly appreciate having him as our manager here… Especially with us being entirely new to the West coast! I know he has been planning to continue further improving upon the buildings amenities, such as with looking at ways to improve the common room and mail/​package system, and I can’t wait to see what else is in store. The Addy is definitely on the rise, and is a great place for anyone to consider living — it’s not everywhere that building managers take a personal interest in their tenants lives and wish to continually find ways in which the communities social and physical living experience can be enhanced. We’re happy to call the Addy our first official «home» on his side of the nation and send many thanks to the new manager, Eric, and his staff (especially Alex!) for making it a great place to live!

The Management at this building is awful. They pretty much lied to me when telling me they would install air conditioning before my lease renewal. I have been here over a year now and I’m really not looking forward to the hot summer. It makes no sense that you would build new construction next to a highway and not provide air conditioning. The noise from the freeway is so loud when you have to keep your windows open. On top of that they have yet to remove the community BBQ below my window. So I get to choose from closing my window and dying of heat stroke or leaving it open to have my apartment fill with smoke and BBQ smell.

I’ve lived at the Addy for about 4 months and I justt wanted to write and tell people how much I enjoy living here. The building is great. It’s well designed and it has a great neighborly feel. The building is beautiful. The community lounge is one of the nicest I’ve seen in Portland. The bicycle garage rocks. The trash system is modern & efficient and the trash room is well kept. The lobby is clean & welcoming and the complimentary coffee is a nice touch. The maintenance and the management teams are friendly, professional, and responsive. They get things done in a timely manner and they keep the place looking clean and tidy. I read a couple of reviews that said the management is «uncaring and deceptive»? I dont know what that’s all about. I find the manager to be very caring and upfront.

I moved here last year and the previous managers were awesome. Riverstone and the current leasing manager do not care about you, only your money.
I live and work here; speak/​see to the cleaning and leasing staff almost everyday. Since Riverstone took over I have had issues with their online payment and have had to pay for several late fees.
The worst part is the leasing manager will not say a word and watch you walk by every day (I even came in and spoke to them for up to 10min a day before).
Managers are rude and mean.
Update: after a complaint to the regional manager i got help, but i still have not received any apology.
Ps. Reviews older than Jan of 2015 refer to the Guardian leasing manager who was amazing and went above and beyond. They now work at the Cordelia… go there!

Beautiful place. Perfect location. Excellent customer service. The people who live there are really kind and friendly. Awesome lounge on the 2^nd floor. My friends live there, and their rent is very reasonable for what you get /​less expensive than other places in the area! Not giving it 5 stars because the floor layout reminds me of a hotel. However, the rest of the building makes up for it. Oh, and they allow dogs and cats!

The Addy is a fabulous apartment building that is priced well, efficient, and beautiful. Everyone is friendly and the community is lovely. A perfect place to start out.

I lived at the Addy upon moving to Portland. I left for a larger space in a different part of town. That being said, I wanted to make sure I left a review for the wonderful time that I had while there.
As far as the no air conditioning thing skewing the rating, that’s ridiculous and likely someone from out of town as I realized during my search that a/​c is a rarity in many places in Portland and by default if it’s not mentioned, it’s not included, and is rather mentioned as an asset if a complex has them. Due to the large, pretty much walls of windows, the west-​facing apartments can get toasty mid-​afternoon but usually cool down for sleepytime.
The management team is present, professional, accommodating and reasonable. I moved from out of town and Dana went back and forth with my every question and request quickly through emails. She even took and sent videos of my specific unit for me since I was moving sight unseen. The maintenance staff is awesome and they know everyone by name. They are always present, and work hard and quickly to overcome issues or challenges for their residents. They’re on site six days a week full time.
The building is tastefully decorated, from the finishes in each unit to the common areas. It doesn’t feel like a builder-​grade, contrived apartment lobby. It’s unique and appropriate for its setting in NW Portland. The bike room is amazing with all the tools and air, and the common area has both a well-​appointed inside and outside space that are reservable. The building is solid, too, with a foot of concrete separating units in ceiling, floor, and between units. My bed was literally on the other side of a wall from the elevator shaft and I didn’t even hear a thing.
The part of NW Portland it’s located in is pretty cool. Not a ton of evening or weekend traffic keeps it relatively quiet, yet its a few blocks away from both Nob Hill and the Pearl, but with free, non-​limited by time parking and hundreds of dollars less a month than renting in either of those areas.
My one complaint is that for all the noise that you don’t hear unit to unit, you could hear a pin drop on the other side of the door. Because of their attention to energy efficiency and air flow to combat the PNW moisture, ventilation underneath the door provides a lot of noise to travel. Could be that my unit (the Macleay floorplan which is in my opinion the best plan, especially for the price) is only available next to the elevator. If hearing the ding of the elevator or less-​aware residents chatting in the hallway is an issue this could easily be solved by renting further down the hallway. But you won’t hear your neighbors’ tv through the wall, nor will you hear footsteps overhead!
I definitely recommend The Addy for someone looking to live in NW, safely away from the overpriced and more sterile Pearl District.

The owners and managers of the Addy are very deceptive. This place is brand new with no air conditioning — they never mention this until after the lease is signed.

Lived here for about a month now since the building opened in March 2014, and so far I really like the building and location! The apartments are all very modern, open layouts with nice kitchens, all though I’m not personally a fan of electric stoves it’s really hard to find a place that has a gas stovetop these days. I like the small touches though like the grey wood floors, recycling & trash right outside my door, and the safety of the gated community. My unit has a balcony with a great view of the west hills but I know only some of the units have balconies, which was a big requirement for me. Their also building a Boke Bowl on the bottom floor and if the food is anything like it was at the grand opening party, pork belly & beef brisket steam buns & Sui Mai, then I can’t wait! There’s also an amazing community room on the 2^nd floor with a full kitchen and a 70″ flat screen. If that’s not enough they have an entire room devoted to bike storage, fully decked out, only accessed by key card and a garage, for an extra $ 175/​month, if you need a place to park but there’s plenty of free street parking in the area.
