Franklin IDE

I’ve been living at Franklin IDE for the past month and half.
Pros:
— Modern/​new building
— Location is amazing — right around the corner from lots of good restaurants and shops
— Staff are friendly, prompt, and professional. Jessica and Alex go above and beyond to ensure that the residents are happy. We’ve personally had issues that we’ve brought up with Jessica and Alex, and they’ve been incredibly helpful in getting them resolved.
— Common area with wifi and complimentary coffee. Great place to work or study.
— Option for underground parking. The ability to get covered parking in this area is awesome.
— Dog friendly. I don’t have a dog at the moment, but one day I’ll have a corgi.
Cons:
— Our unit is quiet for the most part, but noise from the upstairs neighbor can, and has been, a problem for us. This could be an issue with the resident living above us.
Summary: Franklin IDE is a fairly new apartment complex with a great location, right off of 23^rd Ave. The units have a modern design, and we’ve been satisfied with the general living space. Noise from upstairs can be a potential problem depending on who your neighbor is. The management and staff are friendly and professional.

Ok, first off the review by the «Sar W» was written by the former property manager Sara. If you couldn’t tell by the near recitation off of the website. We were on a serious time crunch when we chose this waste of money, what a big mistake!!! AVOID IT LIKE THE PLAGUE
I suspect all of the other reviews here are from people who have no sense of quality (aside from the one mentioning the noise), because to note that the construction of the building is anything less than what you might find at a Walmart but with a facelift is disingenuous.
We have, unfortunately, been living here since July. The only nice thing about the building is the location. There are no amenities, only a «resident lounge» fully stocked with old news papers, cheap coffee, a grill that hasn’t been cleaned since… well it sure exactly, and a filthy garbage room on each floor.
I suppose for those who value cheap construction, incompetent management, and an over all waste of money go for it! For everyone else, there are far better choices in this neighborhood. Biggest mistake we could have made.

I don’t have the good fortune of living on the top floor as one other reviewer mentions. And unfortunately the building just isn’t as quiet as I would like. There are times when it sounds like there is a stampede on the floor above. I am certain this varies from unit to unit, and I may be unlucky with who is upstairs. But I am surprised a new construction building was not more careful about this issue.
Another area that has been odd is the trash room, where I have seen things accumulate for days. Piles of unsorted recycling that won’t fit in the bins. This is mostly on the residents — I’m surprised people do this when it is clear there is a larger recycling drop-​off downstairs. Just lazy I guess. But maintenance could also be quicker to clear.
Other than these more noticeable issues I would say this is a great building. Very nice living space, good storage, nice kitchen appliances, parking and bike storage, dog friendly. The building common areas are also nice and there is someone in the lobby most of the day to help with any issues and accept/​hold packages.
Overall, it is mostly what it looks like. A nice, new building in a fantastic location. It’s just the noise from upstairs and some other smaller issues that detract from the experience.

I’m not someone who ordinarily gives reviews, but I think this apartment building deserves a few words!
Our time living here has been our best apartment living experience thus far. The building is new, so the construction feels solid and quiet. We rarely hear neighbors, and if we do it is usually just doors slamming when they shut (which could be better, but an occasional slamming door is really not a big deal!) I have to say we do live on the top floor so I can’t speak to noise from upstairs, but we truly sleep very well here and have been impressed with the peace and quiet.
The people who live here seem like professionals for the most part, and many do have dogs but we rarely hear dogs barking, luckily. People seem very conscientious and respectful and there is definitely an international feel here, as there have been many people we’ve met on the elevator with accents.
The staff is great; friendly, and super helpful. We’ve thought about moving into a bigger space numerous times (we are in a studio) and they have been super accommodating. They have happily given tours of their other building and other options in the building. When there is something to be fixed, it is prompt and they get it done, and they put a note on the door whenever they will be doing something in the building that may effect tenants. In short, it seems like they care about keeping things running smoothly and making tenants happy.
Last thing: the location can’t be beat. We walk everywhere and rarely use a car, which in this neighborhood is a huge plus. Driving around here is a harrowing experience that requires almost super human skills paying attention to walkers, bikers, pets, and cars all coming and going from every direction at the same time. So being able to walk everywhere, or walk to the Pearl and take the street car is a huge plus.
Hope that anyone thinking to live here finds this helpful, as we have truly found it a great place to settle for awhile. (oh, that reminds me! they also offer short term rental :))

I found a brand new Apartment building that has just opened in October 2013 in the heart of the Alphabet Neighborhood District, which is Portland, Oregon’s, very trendy and socially active neighborhood. The Franklin IDE’s location on NW Lovejoy Street and NW 23^rd Avenue is at the center of the trendiest 12 square blocks of shopping, dining, nightlife and entertainment of this wonderfully youthful Millennial generation neighborhood. The Alphabet District is filled with Victorian style homes, large mansion homes in the style of the late 19^th century, interspersed with 4 story Brownstone style apartment buildings. By the way, the Alphabet District got its name when the Streets were laid out in Alphabetical order. In the last 35 years, the Alphabet District caught the imagination of the Generation X and now the Millennial Generation because of the reasonable rent rates. The vision of a Socially Active Neighborhood Community found its place here in the Alphabet District and the Yuppie generation turned this vision into reality. Gentrification began with the core idea of an a socially vibrant culture of trendy shopping along side sought after eating establishments and infused with vibrant nightlife and entertainment, all centered around bringing each shop and eating establishment out onto the sidewalk with inviting tables for small and large gatherings of friends. To me, this is the secret of the cultural vibrancy of this Neighborhood. I have found that as I rub shoulders with neighbors casually dining or browsing outside along the sidewalks, trust and goodwill develop.
I love the Franklin IDE because it is Platinum LEED Certified as Green and Environmentally Friendly. This is a modern 6 story Apartment Building with 179 units. The Franklin IDE’s namesake was a socially prominent and successful visionary in Portland sets the pace with its modern architecture. I feel a warmth in its design and use of materials. The community space is very large and arranged into cozy sections with high end furniture. I love my apartment! It has a very good view of Portland and I love to watch the twinkling stars at night from my living room. I have found a Jewel in the heart of a Portland Jewel!
