I lived in one The Exeter Group’s properties off of NW Irving and 21st(Adeline Apartments) from April 2011 to May 2014. This review would have been entirely different had I written it while living there. The place is reasonably clean, the manager is relatively responsive, and the apartment was within walking distance to work. Sure, the size of the rent increases came as a bit surprise.(My small studio(between 250 – 300 square feet) went from $ 810 per month(including a $ 60/mo for garbage, recycling and internet) in 2011 to $ 895 per month in 2012(including the utility fee), to $ 935 per month in 2013(with the fee) to $ 1005(with the fee) for my final month.) The walls, floors and ceiling were thin and let noise and smells through(everything from marijuana smoke to cooking fish smelled as if it had originated in my apartment). The building offers oil heating, but after taking a peek inside the vent at the radiator — the decades worth of dust and grime convinced me to turn around and buy an electric space heater. The plumbing is original the building, and every so often my bathtub would partially fill up with run off from the apartment above me. Plus, the quality and speed of the internet depend on how close you are to the router, which is located in the laundry room.(I would regularly see people who lived on the third floor, sitting on the second floor stairs with their laptops.) Things really took a turn for the worse when I tendered my intent to vacate. The manager pointed out that — although I had paid last month’s rent as an initial move-in expense — this was now insufficient. Due to the rent increases, I owed $ 195 to cover the difference. Then the showing requests started. However, it wasn’t until after I had moved out, and I received my final accounting that things really went south. I had forgotten that I had paid a $ 250 non-refundable cleaning deposit, and I paid a professional to clean the studio after I moved out. No problem. That was my bad. What really got me was when I discovered the other deductions. I was not forewarned about the $ 80 charge for a key in 2014 or the $ 240 for supposedly clogging a neighbor’s bathroom sink in 2012.(The best part about the plumbing fee was that I apparently caused the clog by using my own bathroom sink.) In short, had I been mentally prepared for the nickel and diming, maybe my parting would not have been so bitter. With that said, I am so very happy to no longer reside at the Adeline.
