Clackamas Trail Apartments

This neighborhood has been nothing but quiet and well maintained the 8 months I have lived here. Compared to other complexes the gym is huge and open 24 hours. My neighbors above, and below me, are quiet and respectful. The staff is friendly and the grounds are beautiful. Im pleased living here

I have been living in rentals for over ten years, and have never had a worse experience. Every time my lease has ran out, they have raised my rent. Not only do they raise it at every renewal, they are raising my rent by over $ 200 next time. They are not in the best part of town, the appliances are all very old, the walls are so thin, you can hear your neighbors sneeze, they start noisy yard maintenance at 8am sharp (chain saws, leaf blowers, lawn mowers), and they still think a 1 bedroom should be $ 1000, when just a year and a half ago it was $ 725. I have been a perfect renter, have paid rent on time every month, and have had zero complaints. Also, it is discouraging that I often see my same apartment advertising for much less than I am paying now. Also, they do not come unlock your apartment for you if you are locked out. (The other review said they do) I was told that maintenance did not have access to keys after hours, and i would have to call a locksmith. I highly doubt that was the truth, as I am sure they would get the keys for an emergency. Maintenance is an issue as well. i complained of a leak on my balcony over a year ago. They came to look at it, and simply said the gutter was clear, and they offered to repaint the eroded paint. I told them not to bother, as the problem had not been solved, and it would continue to erode the paint. I have had several things ruined that were out on the balcony. I recently requested that they reimburse me for my things, and their reason for declining was that I had had maintenance calls after the first complaint, and had never mentioned the problem again. I should not have to bug them more than once, especially when they did not do anything when I did tell them. So, unless you want to be taken advantage of, I would not recommend these apartments to anyone.

I was a resident here for about four years.
When I moved in, I’d have given the place about four stars; things were clean and new; there was a lots of parking; they were screening the applicants better; there was less noise transfer between units, and generally, the tweaker-​dom was far less than it was when I left. I can only give the rating based on what was doable by the staff, and not the fact that it’s built on a dump or that it’s located at 82^nd and Felony Flats, for the most part. Those facts are available before you move in.
Let’s go over things, bit-​by-​bit:
The Staff: This is where CTAH excels. The staff was attentive and very polite, and usually had an answer for us whenever we needed one. They credited rent when they couldn’t provide something that they should have. Their maintenance staff was also top notch, even coming to unlock our place for us (we locked ourselves out) on Christmas Night, and arriving within 10 minutes of our call.
The apartments are cleaned and recarpeted when you move in, and are, for the most part, crafted as you’d expect for an apartment complex so close to 82^nd.
Noise is a problem. Rowdy neighbors and total noise transfer are the real issues here. I wish the could segregate people by working hours; we lived beneath a stripper (not hating on strippers; people have to make a living) and her waste-​of-​skin boyfriend for about a year, and she’d get home about 2 am, and it would be loud as sin until about 9 am. They’d not only stomp around (it sounded like they were in your room, stomping), but stand out on the back balcony drinking all night and talking at full volume. Since there are no air conditioners (it’s fine — this is Oregon) that means you have to open the windows to stay cool. It also means, if anyone is talking, you hear them loud and clear. I called the cops on them routinely, and they almost broke the door down (not shocking I heard scurrying around and toilets flushing the entire time the cops were banging on the door). If you could have separate buildings where people could be segregated by working hours, that’d help immensely.
I feel like, ever since the big freeze in 2008, the walls are brittle; that is, the sound transfer seems magnified 100-​fold. You can hear everything happening up stairs, and even an elven-​footed maiden tip-​toeing across the floor upstairs sounds like a cave in. I am not sure if there is anything they can do about this.
Screen your applicants. Don’t accept money orders for rent. Seriously. Have some standards or the lowest common denominator becomes the standard of your establishment.
As is the case with many apartments, it’s like they start strong and just neglect them from the get-​go. CTAH were a good place ten years ago, but now, they’re just another place off 82^nd with low standards for tenants, and hence, a low standard for the establishment.
