This is the worst property management company I have ever dealt with. My HOA dues is up to date, yet in the winter, there is ice that I slip on frequently. I called the property management company, and I’m told that they have 24 hours to get back to me. My concerns fall and def ears, and when I was told they would fax hazard insurance proof to my insurance company, they did not. Now, I am being penalized financially because they dropped the ball.

I decided its only fair to lower my review score since Sean thought it was appropriate to lie about contacting me. Sean sent me a message saying, «I am the owner of M&M Proeprty management. I am trying to research your review. Do you have a ticket number I can reference and/or your full name and association name, so I can look you up in our database. i would like to review and resolve this matter with you. We would like the opportunity to resolve this matter and have you update an/or remove this review.» I responded to him that same day, «Matter has been resolved thanks. The review is based on my own impersonal experience dealing with the company.» After this I never heard back from him.

This company destroyed a lock box of mine without notifying myself or the home owner that they felt the placement of the box violated a covenant. They literally stated they just cut the box and threw it away. I asked what covenant rule it violated but they could not cite in the Covenant /Rules /and Restrictions that was actually being violated. I filed a police report and cited their illegal activity. I am sure hopeful they make me whole and replace my property they destroyed.

As a member of an HOA board, I am thankful that M&M is our management company. Our community is small(30 units) and M&M was able to provide the level of service we requested. Without a raise in our monthly dues, M&M has managed our books, created and updated our budget, done a reserve study, helped us retrieve payment from units behind in their dues and assessments, and deal with the general day to day needs of a community… and all with a VERY low monthly fee. I recognize that no management company will please every owner, but as one of the few owner occupied units in this community, I have never emailed or called them with a question/concern and not heard back in a timely manner(within a day). Recognizing where our community was prior to their taking us on as a client, I can not believe how much they have been able to do for us in the past 3 years. Not only do they take care of all requests promptly, they actually seem to CARE about the community. Thanks Sean and M&M… I don’t know where we would be without you!

When we first hired Sean and his company, his communication and interest in helping our little community thrive started out decent. Now, about three years later, they couldn’t care less, have no sense of urgency, take an unreasonably long period of time to address anything or respond, and the communication in general is exceptionally poor. Don’t expect his sister/secretary to know anything about what is going on with the admin/bookkeeping system. If you can’t get ahold of Sean himself, you won’t be able to accomplish anything. And he’ll sharply tell you not to contact his cell phone, even if you’ve only used that number a couple of times in case of an emergency. I am moving out this month and will be selling, not renting, my unit, predominately because I can no longer tolerate the incorrigible nature of this management company. I’m sure the complex/board will fire M&M when they find the time to coordinate their frustrations, but I, myself, don’t have to time to manage a management company!

I suspect the people who are rating M & M as a poor company are people who couldn’t follow the convenants(that they agreed to in their own communities). The owner of this company has dramatically turned around our financial state as an HOA. Including getting an opinion from our legal team that basically is going to show the developer that they are responsible for paying roughly $ 10,000 a month in HOA dues for the rental units that they own in our HOA. He has taken constant fire from the developer and developer reps and taken it all in stride. This company will look out for the best interests of your community as a whole, while professionally dealing with the people(again, probably like the people leaving poor reviews here) that can never be satisfied. I’m the board president for our community, and couldn’t be happier with our selection of M & M property management

Sean and his team took over our small building’s HOA a couple of months ago. Full disclosure– I’m on the HOA Board, recently acted as manager myself, and was involved in the decision to hire M&M after being blown away by Sean’s detailed presentation and speaking with several references. Without a doubt, this has been one of the best decisions we’ve made as an HOA. I cannot believe the high degree of attention that they’ve given to ALL of our residents during this time. Not only are they incredibly responsive, but they’re flat-out brilliant at what they do. Workhorses. Geniuses. They truly understand the nuances of this business. Within two months, they’ve managed to slash approximately $ 20k(!!!) off of our annual costs, and we’re getting significantly improved services to boot. Perhaps most importantly, they treat our owners and residents with respect and as adults. I could go on and on about how helpful they’ve been in no time and about how much I’ve learned from them as a board member. Look– the nature of this beast is that not everyone is going to be happy with the decisions made by an HOA Board– decisions that need to be enforced by someone. Conflict is part of this business. M&M understand this as one of so many of their roles and STILL are thorough, helpful, and cordial across the board. I feel so fortunate to not just have them work for us, but to have them truly be full-fledged members of our team. Jeffrey Rings, Ph.D.

My experience with this company has been less than enjoyable. Every time I have attempted to call them nobody ever answers the phone and I have not once received a call back. Email correspondence has also proved to be inadequate, emails are exchanged and questions asked are never answered, when the run around provided by this company fails, responses to emails end and questions remain unanswered. Safety issues are not addressed, instead board policies are continuously cited however this does not provide solution to the problems that are allowed to exist. This company also does not comply with SB100 laws or our governing documents and when this is brought up the response is always the same, «I will review that» and weeks go by without ever providing an action or answer. We are a small HOA that tries to keep costs down, however the management company hires the biggest and more expensive companies to perform work that previous management had done for a third of the costs. I would not recommend this company.

Despite response from this company on Unilocal I refuse to upgrade my rating of this for several reasons. The owner did not actually address any of the issues that I posted about, as you see in his response. I have some other concerns which I thought I would update my review with. A couple months ago the owner of the company ran for the Parker Water Board, and I got several announcements in the form of flyers telling me to vote for him. Not asking me, not telling me why I should, just basically saying to vote for him. These advertisements were posted on my front door, my garage door, and I even found something in my mailbox one day. I think it is wrong for him to use his position on the management company to arrange for his own personal gain by advertising in my neighborhood. After all, I did not get any other information from any other candidate at all during this time. To date, I have received more notices of his candidacy then I have newsletters about what is going on in our community. I do have to say that at least the our board seems to be attempting to notify people of meetings now, which is more then I could say for the first several months that they managed us. Unfortunately, still the only notice I’ve seen is a sign from time to time letting people know there is going to be a meeting, usually it’s put up only a few days before the meeting, so as you can imagine as a working adult it is difficult to arrange my schedule so that I can make the meeting… even if I was for some crazy reason compelled to go. Finally, the last payment that I sent in to the company for my dues, I sent after receiving a ‘past due’ notice in the mail. I sent my payment to the address that was given in the letter to send it to. A couple of weeks after I actually sent it off via check, I got a notification that I had sent it to the wrong address. I’d like to know how one changes business address in two weeks time, but anyways apparently the money was forwarded to where it needed to go as the letter also said that the payment was accepted and to please update my records in the future. Well, I could go on here, but I think you’ve gotten the idea. It’s been almost a year and all I know is that my HOA fees have gone up pretty significantly, I guess because my neighbors aren’t paying them like they should be and the board is required to maintain a certain balance so they say. All I know is, I didn’t think it was possible to have worse service from a management company then from the one that used to own us before M & M, but apparently, it is.
