They only get a 3 Bc the location is great and the office the office staff is very helpful and friendly. If this building was anywhere else it would be a 1.
The quality of the building is terrible. Flooring is wood grade vinyl aka plastic, Appliances break all the time, you can hear all of your neighbors like they are inside your apartment, cars get broken into and parts/​items stolen in garage, security is non existent, the garage entrance pod breaks all the time and won’t let you in, the train honks its horn all night long, lots of apartments are rented on air bnb so you never know who will be on your floor or in your garage. The building does have some resident events which is great and has recently initiated a gulch discount card like the other buildings in the gulch but if you are looking for quality. Pine street flats will disappoint. The pool is great but not heated so only really useful in May-​sept. Good luck.

Moved into Pine Street July of 2015 after doing all paperwork online and through the phone.
Moved in to a really nice apartment, the black granite countertops with the cherry wood cabinets were really pleasing to they eye and made for a great living space.
Through the 3.5 months I lived there, I had no complaints, other than how far we had to walk to throw away trash on the first floor (perhaps inherent in apartment complexes), all alcohol being banned from the pools, and minor construction errors (kitchen counter tiles maligned & paint spots on the hardwood floor)
Other than that the ladies in the front office and Brock (go Brock! :D) were great, and made the short but sweet stay quite worthwhile, and were very helpful in last minute cancellations to my lease. Also it’s hard to argue with being 15 minutes from Broadway, Demonbreun, and Midtown by foot!
There are a lot of negative reviews on this Unilocal page, but I would tour it myself and see what it has to offer before taking them in. From my own experience, none of the aforementioned problems affected me in any measure close to how badly it affected them if at all, and think that Pine Street today deserves a higher overall Unilocal rating! I would definitely recommend Pine Street to any friends of mine.

Worst place now. You can’t drink or bring alcohol to the pool. If your looking for a retirement home in the gulch, this is the place for you

I had high hopes when I moved to pine street flats and was highly disappointed. The walls are paper thin, the trains don’t bother me, but most nights it sounds like someone is bowling above our bedroom and we can clearly hear our neighbor practicing his guitar. Our bathroom ceiling is cracking, and we worry about the pipes bursting in the winter and the building flooding (this has happened 2 winters in a row). We loved the pool, until they began enforcing crazy rules including a dress code, no personal music, and a 2 guest maximum per apartment (also kids count as guests). This year they also added a no alcohol and no cooler rule (who wants to sit by the pool without an adult beverage and a cooler full of snacks?!)
This apartment complex does inconvenient maintenance. The pool was closed the first several weeks of warm weather last year for «maintenance». One week they were «power washing» the garage and were towing cars of individuals in their way at the tenants expense. Then they removed all the screens on windows to wash the outsides. Tenants were responsible for keeping the screens safe in our apartments until they could be reinstalled. They changed our parking system, charged all residents for parking passes then booted a bunch of our cars.
The fire alarm has gotten better in recent months, but throughout winter it wasn’t uncommon for the alarm to go off 1 – 3 times a night sometimes for more than a half hour. I now keep ear plugs next to my bed, although they do not block the siren entirely. The management staff has really disappointed me. I buy my food through a fresh food delivery service and the management team got in the habit of notifying me of these meal deliveries 5 days after they arrived. Once they didn’t even tell me it had been sitting for days and I opened it to the stench of rotting meat. After experiencing this a few times, I had to stop using this convenient service because I was losing money.
Overall the location is great, everything else is not. I had higher standards for what I am paying.

Terrible business and unprofessional. I have lived here for 2 years and in that time have had several issues. The fire alarms malfunction at all hours of the night. Going off in the whole building. There have been two floods, from pipes busting, where people’s personal items have been destroyed. Not uncommon to see empty beer bottles and trash strung down the hallways. When a one bedroom cost 1700 dollars you expect better than this. The current issue is the new parking system. They made everyone pay 20 dollars for a sticker. I paid the amount and got my sticker. The office had me sign for it and on that paperwork it had my license plate number. I awoke this morning to a parking boot on my vehicle. The office was no help and said there was nothing they could do. They said an email was sent out saying to have stickers displayed. I never received this email. This still seems an insufficient way to notify people with no prior warning. What if you don’t check your email everyday? They don’t have a issue advertising events going on in the gulch with signs all over the apartment. Needless to say… I had to pay 50 dollars to have parking boot removed. Even though I had paid for the sticker that activates the garage. Just a thought maybe they should provide the tow company a list of license plates that are residents. The office’s salary is paid for by your over priced rent. So 30 minutes to generate this list doesn’t seem unreasonable. Before moving here I suggest you look at other areas in the gulch. I have heard great things about 11^th north.

I absolutely love living here. I’ve had the best experience and enjoy every minute of it. The atmosphere and community are great. There are always amazing events going on for everyone to take part in. I recommend living here to anyone and everything. It’s very convenient and excellently ran.

I recently accompanied a friend on a move to these apartments. I had never been to the Gulch or Pine Street Flats before and I can honestly say that I was quite impressed. The apartment building itself is beautiful. It’s new construction with all of the bells and whistles one could ask for. The building and parking garage are secure but easily accessible for residents who are given electronic key cards for access.
On the lower level, there are two ladies and two mens restrooms, which is kind of nice. In the lounge area, there are pool tables, a coffee/​hot chocolate maker, shuffle board, big screen TVs and couches. Next to the lounge is the workout room and right outside is the pool and grill area. The layout is perfect!
After my brief stay at Pine Street Flats, I have two critiques. One, the walls are very thin which means that you can hear your neighbor’s every move, bump, noise, etc. It’s kind of a bummer if you live next to someone who speaks loudly or likes to turn their TV up. My second critique, has to do with the lack of signs in the hallway. The apartments are set up in almost a circular direction so it can get confusing for visitors to find certain apartments and the elevator. A simple sign pointing to the elevator on each floor would be nice and helpful.

Pine Street Flats was the best decision I made when I moved to Nashville for a new job. I’ve lived all over the country including southern CA… and this place is the definition of luxury living.
I work very long hours as I’m a resident physician at Vanderbilt. While the establishment always has a fun crowd and stuff to do, it is well-​insulated and quiet for me to go to sleep early and even sleep during the day.
When you begin living at PSF, you become a part of their family. The administration/​front office are so attentive, kind, and accommodating. For example, this year I had to work for Christmas and couldn’t make it home for the holidays. My mom sent my presents to be delivered Christmas Eve when I was working. I emailed the desk to let them know I couldn’t pick my presents up bc I was working. They delivered them to my apt so I was able to open presents Christmas Day. I thought this was above and beyond the call of duty and incredibly amazing.
The pool is amazing as it is salt water, and it has a lap pool. It’s so much fun to have friends over in the summer. And the grilling area is amazing too. So fancy! I love my apt! I couldn’t imagine living anywhere else in Nashville. Close to the freeway, downtown and walking distance to fantastic bars and restaurants.
When something stops working, it is fixed IMMEDIATELY. I appreciate that so much bc of my busy schedule.

One one word, Terrible! This place has terrible quality of construction. You can hear conversations in the apartment next to you. It is also full of barking dogs that neither the residents nor the management will do anything about.
To top it all off, i just received a bill for over $ 1000 for «unpaid dues» after I was told at move out 8 months ago that I owed them a prorated amount of $ 738 which I happily paid.
This place is a complete rip off. Do yourself a favor and pass on this place.

I am so excited I moved here! I moved from Knoxville for work and I love my apartment here. It is so modern and upgraded and the people in the office are super nice! Really satisfied that I chose here to live, I am hoping I get to extend my lease and stay here for awhile.

It smells like a dog kennel. It dirty. The only good thing about this place is the staff and that’s the maintenance staff.

This place has drastically improved over the past year. The ladies in the office are always available to support our needs. –M

I’ll get straight to the point: this place is very over-​priced for what you get. There are plenty of other places in the gulch, downtown, etc worth the money. Don’t waste yours here.
Here’s why:
I write this review as I sit outside waiting for the fire alarm to be turned off. yet again.
This has happened at least 10 times (probably more) since I moved in 9 months ago.
Now, I’m in the construction business and understand that new buildings have their initial issues, but this has become blatant disregard on the part of the building owner and maintenance staff. This issue should be fixed by now.
Secondly, if you want to relive your college dorm days, this is the place for you. A large portion of the residents (I emphasize not all of course but a significant portion) have no respect for their neighbors or this brand new building.
The set off fire extinguishers in the halls; they key several cars in the garage;
they leave pet waste in the hallways, garage, and stairwells regularly (which by the way stays there for days);
they go through a phase if spitting on the wall (yes, this lasted about a month);
they steal pool chairs;
they break the elevators by stuffing their entire wild party into it etc etc
Oh and what happens when I tell the leasing office about the car keying? They tell me they are shocked and have never had that happen… when I know for a fact two others have complained to the office about it. The women in the office are very nice upfront but definitely have a «sorry ’bout your luck» approach.
Thirdly, this building was not well-​constructed. The craftsmanship was awful. Shown most prominently by the large flood we had last fall. But other examples: A large piece of my granite counter is broken and epoxied back on, leaving about a quarter inch crack. Large cracks and chips are in the bath tub. There are saw marks in the trim and the cabinet drawers are not all square, showing a rushed job. Small paint spots were left on the floor. I could go on.
Again there are plenty of other options to live (and growing). Choose somewhere else. if Pine Street wants to remain in the competition they better step it up.
As I have written this, the alarm has been turned off long enough for us all to go upstairs. And then it was set off three more times. This whole ordeal has lasted 45 minutes thus far. Time to rush to work!

There are a lot of reviews on Unilocal trashing this place so I wanted to take a stab at an objective review outlining the pros and the cons. We have lived here almost a year and experienced both.
Pros:
*Location — can’t beat the location! Not only do my husband and I love being able to walk out our door and grab drinks or dinner but we have also taken full advantage of the free bus that comes through the Gulch and takes you downtown within 5 minutes to any number of restaurants or bars. Awesome! We don’t even drive our cars on the weekends — no need to.
*Units are brand new — I’ve seen some reviews here complain about the construction of this place. It’s an apartment, not a swanky condo in the Icon, so yeah, they cut a few corners. I have never lived in an apartment that is as well-​built as most homes so I think it’s kind of silly to expect that. The units have nice finishes and neutral color schemes which allow you to put your own touch on the place. Overall, we couldn’t be happier with our unit.
*Workout Room — They have a very well outfitted workout room that I use 4 or 5 days a week. It has an abundance of free weights, weight machines, ellipticals, treadmills and bikes. A huge plus when you consider most gym memberships will run you $ 50/​month per person.
*Friendly and helpful staff — I have always found the staff in the leasing office to be polite, friendly and responsive to my requests (especially Jae!). The only exception to this is the property manager who sends out e-​mails with rude and condescending overtones from time to time.
*Friendly residents — Most of the residents here are very friendly and we have found that it is quite easy to meet our neighbors.
Cons:
*Noise — As some have mentioned, you do hear some noise in the hallways late into the night at times. We are in an end unit so we don’t notice it as much. Our unit faces the Gulch so we typically hear more noise from outside the building at night. But that is to be expected — it’s the Gulch and we knew that going in. In addition, you do hear every step your neighbors above you take. We had the misfortune of living underneath someone who had a toddler for a while and this toddler liked to run laps around the apartment. Since the floors are linoleum in every unit, there is no carpet to buffer the sound of those walking above you (or in this case running) Was very annoying… but that is apartment life for you.
*Inconsiderate residents — There are a small handful of inconsiderate residents who live here and leave trash around, let their dogs urinate in the hallways, trash the common pool and lounge areas, etc. I think if they stopped allowing students to live here who need a co-​signing parent to lease the unit, this would eliminate much of the vandalism and noise issues. Surely there are enough hardworking people in this city who can afford to pay the rent here without having to rent out units to trust fund babies/​students who need Mom and Dad to help write the rent check.
*The Fire Alarms — God, this has gotten old. Of all the cons about this place, this one is probably the most irritating. Because they are still doing construction on the retail units on the ground floor, the fire alarms seem to go off at least once every 2 or 3 weeks. It especially sucks when it happens in the middle of the night and it’s 30 degrees out and you have to go stand outside for an hour until the fire department can clear the building. In PSF’s defense, they appear to be taking steps to try to fix this but in the meantime, it continues to be an issue. The alarms go off so often that I fear if there were ever truly a fire in this building, a lot of people would parish because they would think it’s just another false alarm.
Overall, we have enjoyed living here and would choose PSF again if given the choice. While the amenities are nice, what you’re truly paying for is location. We love the Gulch, its proximity to restaurants/​bars/​parks in West End and Downtown and just the convenience of living in a walkable neighborhood. If you can afford the rent, it’s a nice spot to call home.

Great location to the establishments in the Gulch. Resides of Pine Street get deals to nearby restaurants including The Pub. I have been to Pine Street a lot this fall and winter to visit friends. The units are beautiful and are some of the cleanest construction wise I’ve seen in the city. However Pine Street ran into problems this winter when their pipes bursts due to freezing conditions. This displaced multiple residents causing Pine Street to close and renovated the damaged areas. The price is the negative downfall of this place. But, you are paying for location to some great restaurants and short walks or drives to downtown attractions.

I have lived here since the doors opened. The first six months were dealing with growing pains as the building was not complete. The inconveniences were offset by the helpful staff who launched PSF.
Then there was a complete turnover of staff. For the very high prices that you pay, there is little you get in return. Part of it is the inconsiderate nature of many residents, who feel entitled to walk the hallways at 3am after the bars close, very loud and very drunk. For a facility that is barely a year old, it’s sad to see the wear and tear that has occurred.
The current management may be inflexible and unfriendly due to the troublemaking residents, but that doesn’t change the fact that they have shamelessly levied hundreds of dollars in «fees» adding to my already high cost of living in the Gulch.
I previously resided in Velocity. While Velocity isn’t ideal either for the price, it was at least a well-​built building that was quiet. Nor did their leasing office ever attempt to gouge me with add-​on fees.
But of greatest concern is the extremely poor air quality indoors. After finally correlating a sense of unusual fatigue to being at home on my days off, I realized that the indoor air was very bad. By keeping all windows open as well as the apartment door and running some fans, I can feel normal. This is however impractical during the hot summer or cold winter, and of course having the front door open isn’t particularly comfortable in a large apartment complex. It also allows one to hear at full volume the loud intoxicated voices of a resident bringing six friends home.
Thin walls and poor construction, loud drunken college students who have absolutely no concern for those who need to go to work (I am a student as well but am ashamed that people do not know how to behave in a premium residence), cramped parking, mediocre appliances, and the randomly bursting pipes (a few times in the building, and once in my unit)…I was sold on the place when it was under construction, but with a new staff and my experience here, I clearly made a mistake in moving here. I wasn’t all that happy with Velocity either, but this was a case of going from bad to worse. Live and learn.

EXTREMEEEEELY overpriced for what you get. I was moving to Nashville and I had set my eyes on Pine Street Flats at first — the pictures on the website made it look amazing and of course they played it up to be much more than it actually is.
I toured it and I wasn’t very impressed. Sure it’s got a nice view and a pool, but walk right across the street to the Velocity and get more bang for your buck. Obviously both are extremely pricey because they’re in the Gulch but at least Velocity is worth it.
I have heard endless horror stories of noise issues, college parties lasting till the sun comes up and vandalism seems to be in every story about this place I’ve heard. If you really want to go ahead and throw money away to most likely be miserable, enjoy this place.

My wife and I have lived at Pine Street Flats (PSF) since the very first day they opened their doors in November, so needless to say we have grown with the place. I understand where the other reviewers are coming from, however, I don’t share their same feelings.
We are very happy with our decision to live at PSF for several reasons:
1. Location… that’s a given. The bars and shops in the gulch are great, easy access to Vanderbilt, the music city circuit picks up right in front of the building, so you get a free ride to downtown, and there is also a Bcycle kiosk in front of cantina loredo, which is awesome.
2. The current staff, especially Jae, Danny, Brandon… as well as Carrie and Megan who are no longer with PSF. They have been awesome and incredibly helpful whenever we need them. The staff also throws parties for the residents in the clubhouse. They really do care about the residents. I can not speak for the property manager simply because I have never had any interaction with him/​her.
3. The amenities. As some of the previous reviewers pointed out, the pool was completed later than expected due to wether delays. The staff can only go by what the construction crew tells them, so while the staff fielded all of the complaints, they had nothing to do with the delay. Personally, I didn’t need a pool until it opened in May when it started getting warm, so for us the pool was not a problem. By the way, it is awesome and the furniture around it is a nice touch.
The gym is great as well. State of the art with treadmills, ellipticals, spin bikes, dumbbells, and some weight machines as well.
The lounge is spacious with big televisions, a pool table, shuffleboard table, and free wifi.
4. The view of the Nashville skyline. It never gets old.
In regards to the comments about noise: yes you can hear people walking above you, and yes if you live near the train tracks you can hear them as well. However, after about 2 days of living here, we did not even notice anymore. I can not hear anything that is going on in my next door neighbors apartment. It’s an apartment, not a soundproof box.
Oh yea, I almost forgot about the fee to pay rent online with your credit card. Yes that sucks and it is ridiculous to charge that much, I could not agree with you more. The problem is that you are getting mad at the wrong people. That fee was added by the company that accepts the payments… not PSF. I have also found a clever way around this fee… write a check and drop it off in the office. It’s free and you get a little exercise in the process.
The bottom line is this: we love living at PSF, and we will be renewing our lease. Do not solely rely on the reviews shown here (mine included), Just come check it out for yourself and you will see for yourself.

Completely overpriced for what you get.

Cons: Broken promises and poor quality. If you have neighbors above you, you will hear every step they take. Literally.
They have been telling us for five months now that the pool and dog run are going to be open. The dog run finally is, but the pool still is not. The dog run isn’t an enclosed area, so what’s the point? I thought it was supposed to be a leash free area?
They never got the call box working (despite telling us that it was) and then they said that we couldn’t buzz people into the building for security reasons. What a joke! Every single day, I come home and the back gate is open. Not to mention that anyone can come in through the construction areas. Then the manager stated that «Pine Street Flats is the only property in the Gulch that allowed residents to buzz in guests, so they decided to discontinue it.» That is a flat out lie. I know people who live in Velocity and the Icon.
We were able to pay our rent online, but now it has $ 50 «convenience fee». Really?!?
The area in general in VERY, VERY noisy. If someone is out on the street talking, it sounds as if they are in your apartment with you. Management will tell you that the areas facing the train tracks have sound barriers in them, but I’m here to tell you that those apartments have the exact same glass doors as the apartments on the other side. Speaking of the doors, they have screens on them that come off the track very easily. We were told that they could not be fixed from the inside, that a company had to come and realign them from the outside. Once, someone’s screen door blew off and was laying by the pool for about 10 days before it was finally removed. This was when the workers were out doing construction by the pool almost every day. And we’re paying premium rent prices for this?
I definitely will not be renewing my lease here.

So.
Um.
I love my loft in the Marathon Village neighborhood and am pumped about the process of revamping the interior so I was a little surprised by how much I coveted the Pine Street Flats property.
I literally left and contemplated becoming a resident.
The location in the booming Gulch neighborhood is enviable along with all of the layout of the residential units that range from an efficient studio to a robust 2 bedroom/​2 bath. The floorplans were well thought out and offered some great add-​ons like storage units too.
I appreciated the welcoming large clubhouse/​event space that offered up great seating, televisions, Wi-​Fi, and a fabulous bar set-​up. The adjoining gym had a nice inventory of equipment too. The ground-​floor pool and patio area are being completed for Spring opening.
Tempting, very tempting!
