Peace of Mind Pest Control and Home Inspections

As a real estate broker I’ve used Peace of Mind Home Inspection for many years. I have found that they are best in the area. They have great people that are very responsive. They are very thorough and spend a lot of time explaining the inspection to the buyers. The best way to know a company and what they stand for is when you find a problem and you see how they react. I experienced that first hand recently. Peace of Mind did an inspection for me prior to listing a home. I simply wanted to know if there were any major issues I needed to address. There were several issues but none that were considered safety issues. Once an offer was received we provided the buyer a copy of the inspection but encouraged the buyer through their agent to conduct their own inspections. The new inspections was pretty much the same but became obvious later that the buyers inspectors missed a lot of things that had changed from the previous inspections. After the home closed problems became apparent. Technically we were done but because buyers were unhappy I called a meeting with the buyers, buyers agent, their inspectors and I invited my inspector as well. I introduced everyone and ask the new home owners to share their concerns. I listen to the response from the buyers inspectors and that actually concerned me more than the issues expressed by the home owners. I heard the sighting of government regulations and why they missed things more than how are we going to help. The one person that had no responsibility in this situation because he worked for the seller and for me was the representative from Peace of Mind yet he was the only one that offered a real solution and was willing to absorb some of the cost when he didn’t have any reason to do that. I am happy to give Peace of Mind a Five Star and will definitely continue to use Peace of Mind Home Inspections.

I would rate four stars for their home inspection service if David, my inspector could identify two very obvious issues with the home I just bought: the falling front entrance screen door and broken screen door from dining room to the backyard. Someone may argue it is not a big deal, but if for such obvious problems they didn’t identify, you may at least have some doubts about their home inspection service. Other than those two issues, David was doing a decent job. I may look for another inspector next time when I am buying a house.

Overall I’m satisfied with the job this company did. Their staff is very professional and friendly. The office staff has always been receptive to my questions and returned my calls in a timely manner. The home inspector, Michael, was very professional when we met with him. He took a lot of time to show us, in detail, what was good about the house and what needed attention. The report provided was very professional and easy to read. I would definitely hire them for a home inspection again…
Having said that, I would avoid hiring this company to complete a pool inspection. This is our first pool so I was relying on a good, thorough, inspection (which is what we paid for). The report indicated a few problems (i.e. low salt levels, too much water in the pool, a leaky valve, and high pressure indicating new filters were probably needed). When we moved in a few weeks later it was discovered that many more issues were at hand. The pump timer didn’t work (half the digits didn’t even light up so we couldn’t even read the display to set it if it did work). The pool is equipped with pop up, in ground cleaning system. These did not work. The only way they would pop up is if the return valve was shut off (which it was and was not caught at inspection). Then they would not go back down. Most likely the inspector didn’t push them down to see if they were stuck or watch them long enough to see this. The light did not work. When we received the report it had the wrong address and was dated a year prior (obviously a cut and paste error but still unprofessional). I have spent several thousand dollars fixing problems in the pool that were not caught by Peace Of Mind.
I would give them five stars had it not been for a negative pool inspection experience.

If you are looking for a pest control service look no further. I have had several pest control companies over the years and none compare to Peace of Mind. The price is very reasonable and the service is just impecable. They never come out unannounced. Staff is very knowledgeable and cordial. Once a problem with yellow jackets was taken care of 2 hours after my call. Customer service is a top priority to them. I am glad to have them!

When I initially contacted this company while purchasing a home in Modesto I was impressed with them. Unfortunately the purchase has turned out to be a disaster. The sellers failed to disclose numerous problems and the inspection company failed to even notice the obvious things they should not have missed. If this is what a home inspection is, it’s virtually worthless. We are now being forced to hire an attorney and file suit against the former owner. Like most inspection companies, this one has disclaimers that indicates they are not liable for anything they do.

I would have liked to put a positive review about this company, but to be honest my experience with this company was horrible. After they came to my home some of my belongings came up missing. I don’t recommend this company. my stuff got stolen. I hope no one has to experience the same thing I did with this company. good Luck to who ever uses this company for their pest control needs. Your stuff will be taken if you aren’t careful. I was not at peace of mind with this company. They just cost me more money.
