Wonderful place to stay, near downtown LA. Quiet, great service. Very welcoming — room comes with full home cooked breakfast, comfortable«feather bed» style beds and comforters. Immaculately clean! They even have late night snacks, sitting room. I would definitely recommend this B&B.

We stayed here while my son was auditioning at USC. A true bed and breakfast in the heart of L.A. Patsy made us feel like we were staying with family friends. Totally comfy beds, lots of space, great amenities(even a flat iron and curling iron available!). The piano, in tune, in the living room made was a bonus for my son who was auditioning on piano! Patsy makes a fantastic French toast btw! Highly recommend !

Who would have thought a B&B like this would exist in L.A. right next to USC? First, Wayne’s breakfasts are fabulous. Fresh fruit, panna cotta, juice, coffee, oven roasted potatoes, eggs and more. Yes, it’s a quaint house with loads of personality that might not be for everyone. But, we had a queen room with a private bath. And, parking was included with our room rate(it might have been a special deal… be sure to ask). There is a room downstairs with complimentary snacks and beverages. And free WiFi. Patsy was a gracious hostess and went out of her way to make us feel welcome.

A fantastic little bed and breakfast right by the USC campus and 1.5 miles from downtown. My wife and I came for the Notre Dame — USC game and had a great time. Patsy is a sweetheart, the buildings are historic but cozy and the breakfasts are amazing. The chef, Wayne, does a fantastic job of preparing gourmet breakfasts and we couldn’t have asked for anything better.

The Inn at 657 is a hidden gem in downtown Hell A! The location is «ideal» if you are going to LACC or USC — Bus 81 can take you to the convention center or if it’s not too hot it is definitely walkable. Thanks Patsy!
