Our friends have been posting about this place on Instagram, and it spurred me to action to try their breakfast. First things first, its hidden, its small, its not good for groups. But theyre not trying to be. Dont go there with a big group and get upset that they cant seat your group of 8. That being said, I went with my buddy, and had a a great breakfast. The Corned Beef biscuit was great, sloppy and just what I was in the mood for. My buddy got the Chorizo biscuit, and he almost ordered a second. The coffee was great, the apple tart was solid, the sticky bun was the only weak point. And it wasnt that weak.

This place is going to make me fat. After discovering Division 3 one lazy weekend morning, I had a salmon biscuit sandwich two morningsin a row :/What a little gem tucked up on Division St in Glassell Park. It’s on my way to work, so I will definitely be picking up many morning biscuit sandwiches in the future. They have a simple menu and do their select foods WELL. I’ve only had breakfast, but I would trust them on the rest too. DELICIOUS biscuit breakfast sandwiches, which are $ 4 and will fill you up. Good coffee, simple yet elegant set up where you order at the window and can take to go or sit in the patio out back.

EVERYthing here is delicious… Breakfast sandwiches on chef Matt’s homemade biscuits are amazing(personal faves were the salmon, the bacon and the chorizo) and the ‘French toast in a cup’ is heavenly. Super reasonably priced(for LA!) too… Cute, cozy little garden patio to enjoy your yummy food or grab it to go as it all comes packed and ready to go. I have not yet had the pleasure of trying their lunch but looks awesome too. Their breakfast is so crave worthy that I schlep the 30 miles with two small children just for those biscuit sammiches!

Biscuits & Coffee? I’m down. D3 is located on a residential street(weird), but surprisingly not noisy(= happy neighbors). The cute converted little house has a walk up & to-go window, a variety of biscuit options, pastries and coffee. We ordered the cured salmon sandwich, biscuit & jam, chorizo sandwich & a cold brew. There is street parking in the surrounding area and they have a mini back patio — also, very pooch friendly! -‘s: 1. We waited almost 30 minutes for 2 breakfast sandwiches(I’m not the impatient type, but literally each sandwich has 3 items) — also, I’m not sure why it took 15 minutes to get my coffee? 2. The food itself was VERY under seasoned and almost to the point flavorless 3. The cured salmon lox was far from cured salmon lox… I only ate half :/ +‘s: 1. Prices are wallet friendly($ 14.50 for 4 items, yay!) 2. Ample street parking in the nearby area 3. Doggy treats & water while you’re waiting 4. Back patio(however it’s pretty tiny, so good luck snagging a spot) 5. Lots of options on the menu! Their staff is pretty darn friendly and their normal biscuit & homemade jam paired with a cold brew was damn tasty. I think there are some areas for improvement(I mean they did just open), but I imagine their food will only get better from here. If you’re in the area and have time to wait, I’d say swing by and try this place out. If you’re in a hurry & hangry, I’d sway away. Also, their biscuits are fresh and made onsite. So there will be periods of time where you might have to wait 15 minutes for their next batch of biscuits to bake.

Honestly I live 2 blocks away and eat here 3 days a week, I’m obsessed with the bacon egg biscuit, it’s crack! Hi I’m Ashley, and I’m addicted to D3! Friendly staff, and you can even bring your dogs here! Easily small place to miss in the neighborhood, but trust me you will see the line, you can’t miss that!

Delicious breakfast sandwiches. First time I came here, we ordered the corners beef biscuit sandwich and«the daddy-o» English muffin. The sandwiches were delicious so we’ve decided to try to go down the whole menu(and maybe one day make it down the lunch sandwich and salad menu). This is a great neighborhood gem. The only thing that can make it better: the ability to call an order in for pick-up(which maybe exists but I couldn’t find a phone number via Unilocal or plain old Google). Plus: dog friendly. They even have a jar of dog biscuits by the pick-up window.

Our first time here, awesome! Food tastes clean, my style-something I would cook up at home with that extra umph. It’s just enough to get you started without giving you that awful over stuffed feeling. Husband is now on maternity leave w me, he enjoyed his bacon sandwich. Btw, any muffin can be substituted with arugula! Love it! Coffees are great and the passion juice is so yummy. I really love the back patio. This place really hits the mark on many levels. Very charming, open and relaxed environment. Hole in the wall as it gets, but serving up honest straightforward food. Fresh baked biscuits topped with quite a variety of items and a perfect medium egg. Had the zucchini and avocado and the cured salmon with crème fraiche. In hind-sight, very ambitious to go for two sandwiches after seeing how much each is packed. But was definitely a well worth $ 4/ea spent!

This place is almost like a hidden gem since it’s tucked away in a little neighborhood. The bacon, egg and cheese biscuit sandwich is delectable. Perfectly cheesy and salty while being supported by a superbly buttery biscuit. And it’s a cheap breakfast at only $ 4! Most other hip breakfast places are well above that price point. Additionally, their coffee menu is delicious as well so it’s a one stop shop. It gets a little busy on weekends, so plan ahead since there is limited seating. Also, if you are a big eater, I would recommend getting more than one sandwich.

Unilocal100 review challenge 7⁄100 D3…perfect little hideaway breakfast spot to take your besties. So you can watch one another devour breakfast biscuit sandwiches smearing that lipstick and wiping the egg yolk off each other chins. Lol. Well maybe it didn’t happen exactly like that. Haha. Unilocallettes Amirah Q and Nubia O joined me for an early birthday celebration here. After observing the menu which is on the front and side of D3… we decided to order the veggie biscuit sandwich: which had mini cherry tomatoes, avocado, house sauce, and grilled zucchini. Omg Yum! At $ 4 a piece not bad! So worth it. No joke! We also ordered liquidos which were a blend of lemon, berries, and some other yummy goodness. It was freshly made that morning. Who can say no to a fresh squeeze? We sat in the back, the three of us enjoying the sun. The seating area is hidden in the back. We went around 9ish and there were already two couples and one family here. A lot of folks order to go as well. Our name was called out and we picked up our food from the pick up window. The egg inside was medium easy sunny side up. The yolk spilled over adding wetness to the dry biscuit. All the textures the crunch of the biscuit, the juice squirting from the tomatoes, the softness of the avocado, the delicious bite of zucchini was absolutely so divine that yes I did roll my eyes back quite a few times. Will I be back… Heck Yes!!! Without a doubt! I wanna try the French toast as well next time.

The biscuits are incredible. The corned beef and the salmon are my favorite. But the coffee! Hands down the best iced latte I’ve ever had. Service is fast, patio is chill, a little morning Motown. Love this secret treasure.

Talk about coming out of left field. I had no idea this place was in the neighborhood. I live in highland park and own operate a small shop in Cypress Park. And every day at 1 pm I am faced with the same dilemma, what do I eat? With limited options I often starve my self if I forgot to prepare a lunch from home. Sometimes I find my self driving to Monte 52 or The Heights just to pick up a quick bite to eat. I am definitely adding this to my list of local spots to eat at. I’ve been here twice for breakfast and look forward to trying their lunch menu. The pace is quick and easy. The vibe is hip friendly and clean. The food is simple and delicious.

A cute little shop to grab a bite, regardless if you’re on the go or if you just want hang out. Location wise, I think it’s quite brilliant of them to open up a shop in a neighborhood. Super hipster of them. I’m not complaining though. It’s less than a mile away from my BF’s house and we both enjoyed their breakfast biscuit sandwiches! What I ordered: Vanilla latte($ 3.50): Not the best coffee I’ve ever had but still pretty good! I just wish the coffee was a bit stronger. Fennel-cured salmon breakfast sandwich($ 4): When I received this, I was shocked to see that it was literally the size of my palm.(I have small hands btw). The biscuits looked way bigger in the pictures shown on Unilocal.But regardless of that… Yum!!! For $ 4, I’m not complaining. The salmon was fresh and the biscuit was both soft and crunchy. Although a little dry. Nonetheless, I would come back to try their lunch item menu. Btw, there’s a patio area in the back where you can sit to enjoy your food! Parking: Easy stress parking, being it’s located in a neighborhood.

My new favorite place for comfort food. The little biscuit breakfast sandwiches are incredibly delicious! Located in a quiet neighborhood with a convenient walk up window I had the corned beef and chorizo sandwiches. The sandwiches were so good I ordered another one each and the bacon & egg to go. If your looking for Southern style biscuits filled with gourmet fillings this is a must. I will definitely be back. I only wish the location was part of my morning commute to work.

Exactly what the neighborhood needed! We live just a few minutes up the hill so couldn’t be more happy that something this great is so nearby. Beautifully crafted artisanal farm to table biscuit sandwiches on homemade crisp fresh out of the oven biscuits. Tried the corned beef one today and it was so good, I had to buy another. The chorizo one was even better! In a nutshell: The Eggslut of biscuit sandwiches with a walk up window and a beautiful backyard patio for hanging out with a coffee.

Here it is a fresh new hip place to grab a bite or a refreshing cup of coffee, latte or tea. Just opened today, meet the owners this morning while doing my morning walk. Great guys. They gave me two homemade biscuits. Delicious. So I brought my daughter’s back this afternoon for lunch. My daughter’s had the Roasted Turkey and I had the Tuna Salad sandwich. Both were amazing, the back seating area is compact in size but airy in design. Wood benches and moderately sized tables with outdoor lighting decorate the back seating area. I am so happy that Glassell Park is the home of Division 3. What a great menu, charming staff, superior quality eats and super amazing prices! So far I can vouch for the coffee, house made biscuits and jam, the corned beef and the cured salmon. I will be vouching for more in the near future, I am sure. There is a cozy patio in the back so you don’t have to wait to enjoy your grub. The neighbors I’ve met in line are so stoked as am I. Welcome to the hood D3, we’re so glad you’re here!

Went to the soft open today of this awesome little breakfast/lunch spot and was very impressed by this awesome addition to the neighborhood. Minutes away from the 2, off of San Fernando, District Three(or D3, as the corner sign says) is the perfect little café this area needed, with a great selection of coffee/tea/pastries, fresh sandwiches, salads and breakfast options. It’s tucked a little off the main strip, in a middle class neighborhood, but a great location — as it’s one of a king for the neighborhood, which caters to a lot of artist studios and creative spaces. There’s an easy walk-up ordering window, if you’re in a hurry, but I opted for the seating on the cozy back garden patio under the shade of an avocado and apricot tree. Dog friendly and very relaxing. I got for the Cobb salad, which came with a turkey and was a generous portion for the price. Also, an iced Americano, which was cheaper than Starbucks and just as good. The owners were there and happy to see so many neighbors curious to try out their menu(see pictures above) and I l couldn’t be more satisfied with my lunch. Next time: I’m gonna get that awesome meatball sub my friend was raving about. Wishing them all a lot of luck with their opening!
