I just want to take a moment to share my experience living at Marbrisa. I moved here at the end of 2011 while attending CSULB, thinking it would be temporary. Four years later, and several relocations within the community, I’m still here. Be friendly with neighbors, and we will help each other in need.
The current leasing staff is both personable and professional, and maintenance issues are taken care of in a timely manner. Most recently, the landscaping has been updated with drought tolerant plants, and the interior hallways have been re-​painted with pleasant color schemes.
To comment on the negative reviews, residents must understand that living in close proximity to others is bound to create some personal conflict. Make positive decisions, and when your lease comes up for renewal, good luck in finding a better rental property in Long Beach.

Beautiful, roomy units with brand new appliances, brand new gym equipment and an awesome staff.
Great location within a few miles from Dunkin’ Donuts, schools, stores, the freeway and of course, the beach!
What I love most is having an option for my tv, internet, and home phone service. Verizon FiOS is available here offering the fastest wifi for my work at home and gaming needs!

Every business has their niche. Some rent beach front property, some have high-​profile remnants, some are ultra-​affordable, and some, like Marbrisa stays in business by providing outstanding customer service.
Since moving in a month ago, I have had myriad questions, requests, and other contact. Tabithia and Juanita have tirelessly met my needs at every turn.
Even with special in-​apartment requests, Jesse and Stefan have gone well out of their way to accommodate me.
The facility undergoes continuous improvement, their renovated units are modern and well-​maintained.
After reviewing properties all over the city, the Essex ones seem to stand out. They blur the line between property management and hospitality, bravo.

I can honestly and earnestly say that my story and journey with here at Marbrisa Apartments with Juanita and Tabitha has been one of communication, compromise, and true consideration on their part.
Since the dog incident, we have spent time talking and listening and understanding each other; hearing our various points of view. I think as adults, we have all tried to do a better job of communicating with each other.
I do honestly feel that life has its ups and downs, but our true character is shown most through those down times. I am very happy to say that Juanita and Tabitha’s character and professionalism is strong and positive. Both Juanita and Tabitha have gone out of their way to accommodate me as a tenant. I feel satisfied with their management skills and problem resolution. Juanita has given me feedback regarding my concerns and has gone out of her way to see my perspective. Most admirable is Juanita’s and Tabitha’s positive attitude.
I originally felt that I would be isolated from the community due to my complaints… but its actually been the opposite. This is truly a sign of maturity and appreciation. I thank both Juanita and Tabitha.
In conclusion… and I hope Im really impressing upon you my sincerity… I have been here at Marbrisa for a long time. I’ve dealt with all of the managers here from Lulu to Erika and now Juanita and Tabitha… its a great place to live. Its nearby alot of shopping which means you wont spend alot of money on gas going to the grocery store, or mall, or movie theater, or school because everything you could ever need, including Target, the post office, LA Fitness, T-​mobile, etc is literally walking distance or a short Über ride away. I have a remodeled apartment that looks amazing. The maintenance staff Jessie and Maria are excellent and responsive… I love all of them because they are always kind and professional to me.

Recently came by to tour the facility. The property and units are very well maintained and the leasing staff are excellent. Tabitha was very helpful and answered my multitude of questions. If your looking for a new home this should be the place to consider.

This review is long overdue– I recently renewed my lease for another year and this will be my third year living here!
I can’t imagine living in a better place. Marbrisa offers all that you need– parking, laundry INSIDE your unit, dishwasher, all kitchen appliances, a pool, hot tub, gym and an amazing maintenance team.
Juanita, Tabithia and Stacey are all amazing in the front and are responsive with everything. You really feel like a part of their community and they all know who I am which is really nice because of how many apartments are at this location! These ladies work hard and you can definitely see all the changes throughout the apartment community with all the remodeling. The new gym and office looks amazing, and there is a new dog run being built in the back– a huge plus if you’re a dog owner! Recently, new plants have been put in so they don’t require much watering due to the drought and the hallways were remodeled with new paint and carpeting. A lot of events have also been going on to make it more community-​like and I love that. They just recently held a little night market event with a food truck (sadly I missed it) but it sounded really fun. The office always has coffee and little snacks as well!
Stefan, Jesse and Maria are all amazing. You can see how hard each one of them work and I see them a few times a day working on different projects throughout the complex and making sure our apartment surrounding stays clean. They are very attentive to your needs and if I have any issues, they are always fixed within a day or two. They are also the nicest people ever!
I really love this place and I hope to stay for a while! I definitely call this place home.

We are former tenants of this place and I highly recommend the remodeled units and the higher floors. The remodeled units have very nice fixtures and quality counter tops and stainless steel appliances that work very well. the stove barely could feel like it was hot but it cooked perfectly so it was very well insulated. The AC in the remodeled apartments is also quite good and relatively energy efficient. The only drawback is no double pained windows which is more of an issue the closer you are to the pool or to PCH. If you are more towards the back it is not as big of a deal.
Juanita, Tabithia and Stefan were all excellent., Juanita really cares about the property and upgrading it as evidenced by the new landscaping, paint on the walls in the community areas and the new carpet. There is also apparently a new gym going in as well. So they are definitely spending money on the place. I would recommend giving this place a chance and the reviews about Juanita being stern are not bad in my opinion yes she expects rent on time but that is a good thing she is investing in the property and is a caring person overall.

This is the perfect place to call home! There are so many upgrades to the property, new equipment in the gym, new paint in the hallways, new carpet in the hallways! I’m so excited for the dog park that is being built it is huge! This place just keeps getting better :)

I have lived here for a few months now and it just keeps getting better! It is so clean and well maintained and all of the staff is so friendly! I love being here.
All of the recent remodeling is AMAZING. But my personal favorite — THE GYM!

First time writing a review on Unilocal,not really sure how to open it up. Had an issue with our sink the night prior to last. The main drainage line backed up into our sink leaving it clogged. There was not a lot of back up, however this was not a job for Drain-​o, (being that I used half a bottle already, and it did not even begin to phase the problem) so I put in a work order. Maintenance was gone for Sunday which is understandable they are on call for emergency services only. As expected the maintenance man Stefan arrived today. He has helped me before, and was there ready to fix my problem. Took him about 15 minutes and the job was done. Stefan took the dignity of bleaching above and underneath my sink, making sure everything was spotless and clean. Can easily appreciate the help I recieved, and will not hesitate to put in a work order for future problems.

As a new resident here at Marbrisa — Stefan has been our go to guy… He has made my transition from house living to apartment living very smooth… EVERY issue we have had, Stefan has tended to our needs promptly and does his job right the 1^st time and also does a follow up call the next day just to make sure everything is working correctly and all of your questions are answered. If you have any maintenance issues or concerns I highly recommend Stefan… he will go over and beyond to make sure your maintenance needs are taken care of the right way the 1^st time… His customer service skills and his work ethic is beyond efficient. My hat goes off to Marbrisa for hiring people who are knowledgeable and go out of their way to make sure their residents are completely satisfied.

As a tenant at Marbrisa Essex Property. I have gone through several changes in Management each property manager has their own style in leadership the common goal it to provide excellent service to tenants. I consider myself an easy going person, yet when I have a concern and stop by the office my concerns gets looked at an addressed. I have know Jessie, Maria and Juanita for quite some time now… they have a positive demeanor to them, great energy and always eager to provide excellent service. I value that as a tenant.
The property itself is aways kept cleaned and tidy (to the best of there ability) its obvious that tenants can pitch in to help maintain the property in great shape as well.
I have lived in a few of their different units, the noise level off of PCH is a bit loud during the day yet bearable the units within the inside of the property are great and comfortable living spaces. I come home to a relaxing environment and to a secure building. Thank you Marbrisa staff for your dedication and commitment to service!

I’ve been living at Marbrisa for a few months now and I absolutely love it here. The apartments are well-​designed, relatively spacious and super clean. I love that they come with a fridge, washer/​dryer, central air, balcony, etc. I searched high and low and this was the best local deal I found for a studio.
There is also a decent pool/​jacuzzi and gym. The gym is a bit small but it’s usually empty which is nice. You also have designated parking and the entire community area is gated. I feel safe and secure here.
Tabithia and Juanita are helpful, professional and work hard — they will answer your questions promptly. Jessie who does maintenance is amazing. He is very knowledgeable and quick.
The apartments are in an excellent location. Walking distance to many stores, restaurants, etc and only a 10 minute drive from the beach/​downtown. It is also a 5 min drive from I-​405, LA’s most used freeway.
The only drawbacks are that the apartments are built on top of the garage, so if you’re facing the garage area, it does get loud at times (car doors slamming, music, etc). This doesn’t bother me at all personally, but it might bother you if you’re a light sleeper. I will also say that going to the leasing office in person is more efficient than calling. Otherwise, I highly recommend Marbrisa!

I had to update my review based on the fact that I’ve now completely moved in and have been living here and loving it! I do have a few concerns…
ONE MAJOR CONCERN! THE ABUSE I CONTINUALLY SEE FROM THIS GUY GRIPING ABOUT A DOG BITE WHO HAS THREATENED THE MANAGERS! I can’t believe this man! I pay my rent too and I would never think to threaten anyone at their place of business. Of course he came to Unilocal to falsely accuse the resident (I’ve gotten a chance to meet her and her lovely dog who neither barks nor bites). He is simply afraid of dogs and wants to sue someone or wants this woman out of the property. That sounds so evil. It’s so quiet and nice here that I can’t believe someone could be so hateful. Ps, who says they’ve seen someone in «compromising positions»? Idk, it seems like you have it out for those nice ladies. You need to handle your issues, sir.
I have no parking issues and I have no issues with getting anything handled when I have packages sent to the office (which they don’t have to do for us). I have met pretty awesome people and have had a few car issues which makes the bus stop at the corner very convenient!
Again, I really think the company should address the threats made toward the management staff. That isn’t okay. I would never think a company would allow anyone to be mistreated like that, that’s just me. I love living here, otherwise!

I have lived at Marbrisa Apartments for 7 years. The property is very nicely maintained, and beautiful. The staff are professional, friendly, helpful and well-​informed. When I needed help they promptly responded to my requests and inquiries.
The pool and spa areas are attractive, and there is an outdoor shower in that area. The gym is small, but available every day, 24 hours.
Barbecues are located near each building. Parking is assigned, Each apartment has a balcony, storage, central air, washer and dryer and all large appliances are included in the monthly lease. The office is open daily and one can make copies, email, send faxes and pick up Fed Ex, US Mail, UPS, as well as get a delicious cup of java.
I consider Marbrisa Apartments my home, and there are many other long term residents who feel the same way.

I lived at Marbrisa for a little over year, the apartments seemed nice but everything was well overpriced. Considering the location (located right on the corner of a busy hospital emergency room), the noise from the ambulance alone shrieks obnoxiously throughout the night. By the way, the rent is already in the more outrageous range for a tiny one bedroom apartment. If you want a quieter location in the complex, you will have to pay more for that!
All of these were bearable until you consider how rude the staff were, I was late to work one morning… stopped by the office to pick up my package. The manager lady (who was on the phone) saw me, held up one finger and closed the door to her office! So here I am standing outside… trying to wait patiently for her to finish whatever she was doing, looked at my watch (it was 10 am)…fifteen minutes went by… i can hear laughter in the office… so i knocked… no response. So i decided to wait some more, after another ten minutes i just gave up and left. Later i came back and asked for my package, she just looked at me and told me i was being rude and impatient… i was so pissed at her but i just kept it to myself. The other tenants had the same issue with this lady, she was constantly rude and obnoxious to others… spending time on the phone chatting with her friends instead of focusing on her job. If anyone dares to approach her she gets instantly hostile.
The other things to be considered were that the hallways are always filthy… they never vacuum nor sweep their properties. One time I purposely left a paper cup in the hallway to see how long it takes for someone to throw it away… the cup was sitting there for well over a month!
Other things include the fact that they will charge you for extra water usage for their own maintenance! That’s right… if they water their properties, or water their lawns… the bill is divided amongst the residences!
The worst part about all of this is that they will charge you an arm and a leg to move out. Don’t bother power scrubbing your carpets, or repainting, or over cleaning your apartment… I did all of that (after hearing horror stories from my neighbors), spent money on a maid to clean everything and I was still charged $ 500 for «damages». They are smart because if i was charged anymore than that I would have sued (guess they got it all figured out).
Stay away from this place, their business practices are immoral and wrong.

I was so happy with Marbrisa apartments I renewed my contracted assignment just to stay at the same apartment. The apartment itself and complex grounds were clean and well kept. Maintenance team was easily available and always visible working around the property. The office staff was especially helpful and understanding with any maintenance needs, mail issues or questions I had. Specifically Jesse and Luis answered my maintenances issues within 24 hours. Juanita in the office always made time to answer my questions. I was very pleased with the apartments and most importantly the staff and I would highly recommend to anyone looking for a central location to live in Long Beach!

We moved from Oakland to Long Beach, and it was full of challenges. Lots of things have to fall into place for a smooth and safe move.
Staff at Marbrisa is friendly and goes out of their way to make us feel welcome. Thank you, Juanita, Tabitha and Jesse for help us completed our leasing process in a timely matter and also got our apartment ready on short notice. Thank you, Luis for your patience and help me solved my mystery plumbing issue.
Our unit is on the 4^th floor with nice view of Long Beach. The Elevator makes moving in a piece of cake. Our shower water pressure is excellent. But it’s too bad that we are in a drought. We cannot take long showers.
We have been living here for two weeks now, and we have no complaints. We like living here.

These are the attributes on how I assigned each of the (5) stars:
1) Facility, and surrounding environment (1 point)
The grounds are kept really clean. Facilities such as the jacuzzi, pool, gym, grills are all pluses and maintained well.
2) Leasing management, and customer service (0 points)
Old management (Erica) was great. However new management (don’t even know their names because they are not personable) treats their tenant like nuisance. Often rude, and impatient. They often act like you are getting in their way of doing their job, without realizing that tenant satisfaction is their «job». Do not return calls, and hard to get a hold of. Once, they pretended not to see me when I sat in the office lobby (while she chatted away laughing and giggling on the phone), when I confront her after waiting for a long time she said she is taking care of business and I should just be patient. Note to management: a simple «thanks for waiting» would do next time, and don’t scold your clients.
3) Property management, such as pumping, light fixture, etc. (1 point)
Not sure if this will change with new management. But I want to give them the benefit of the doubt. I had some leakage underneath the kitchen sink when I first moved in, and the old management (Erica) at that time responded very timely, and even called the handyman back after hours to help me fix the leak. They didn’t need to do that, because as long as I don’t cook or wash anything until business hour resume it wouldn’t be a problem. But they were receptive to the inconvenience that it may cause and responded accordingly. The handyman, Jessie, is still there — his is very friendly, and took pride in his work.
4) Price, and value (0 points)
Price went up 7% after first years lease. That is higher than inflation. They say the reason for the increase is to match the surrounding real estate market, but I was able to find comparable apartments that are still cheaper.
5) Apartment layout (0 points)
I like the apartment when I first saw it, however, the bathroom have very minimal ventilation in an enclosed space (with no windows), so there is a lot of moisture in the air that can cause mold if you don’t keep the place clean.
