There are three things that can be said about IP, now known as «The Flats at MacArthur,» the good, the bad and the ugly. Some background on me: lived at IP during the transition from IP to the Flats for 6 months. The good: IP was good with assisting military personnel and the lease could be broken with orders. Also, maintenance for me, personally seemed to be very responsive. For friends of mine, that was a different story. The bad: Lack of parking spaces and a zoo when trying to get out in the morning. The people that live here long term are pretty nice, but the residents that are here for a short time seem to be rude, in general. The fitness center at IP is very small and right at 1700 seems to fill people throwing weight around and slamming it as hard as possible. Only a few treadmills which makes it hard or impossible to run at a decent hour. The proximity of IP to places to eat really sucks. To get to a decent place to eat or even buy groceries you’re looking at 5 – 10 minute drive without traffic. 10 – 20 with. IP has a black mold problem and they make you sign a mold addendum when you sign your lease. The ugly: IP, before the changeover to the flats, was very receptive and showed off the awards and appreciation and challenge coins they had received over the years from the different units of fort sill and units that passed through for training on the way to Iraq and the Stan. However, once they changed over to «The Flats» all of that stuff went away. I saw a state flag hanging from somebody else’s balcony so I thought my USA flag was fine. My roommate was told by one of the staff members that I needed to take my flag down as it violates the lease of hanging something from my balcony. The part about it that made me really see what«The Flats» is all about is the fact that we can’t have grills, yet there were multiple grills being used on people’s balconies daily: I never heard a report of somebody being told to take their grill away or to not use it(my roommate included). There were also multiple people who had hammocks up(hanging from balconies)(myself included) and nothing was said about them. I think I received a complaint about my flag from the multitude of foreign people living at IP. The bottom line: The Flats are all about making money, which is fine. They pick and choose daily which policies they want to enforce and the choice of those policies are arbitrary. Not a bad place to live, but there are definitely better places and safer places to live in the Lawton/Fort Sill area that are more reasonable and more receptive to military personnel. My advice: save your money and go elsewhere. I paid 450 $/month for a 4 bedroom shared by 3 other people and the bedroom was extremely tiny and all the furniture they packed into it made it impossible to be truly comfortable.

The management in this place is absolutely terrible and incredibly rude. Although some of their workers are nice and rational, the manager is the complete opposite and is the main reason why this place gets such a terrible review from me. Their«gym» is also not a gym at all, as it is mostly comprised of outdated and barely working machines. Some machines do not work at all, yet they are still there month after month collecting dust. The computer lab has the slowest computers I have ever encountered, and only one of their computers is able to print. The printer almost never works, and you must provide your own paper if you want the privilege of printing in this place. This place is way over priced for what it offers, I highly recommend checking out legends across the street.

I’ve been living at Independence Place while attending a school at Fort Sill. In terms of military friendliness as well as general customer service, Independence Place truly delivers. As of the summer of 2014 they will give you $ 200 off your rent for every person that refers you. I highly recommend you refer someone or say you’ve been referred. The location is about a 10 – 15 minute drive from Fort Sill without speeding. Furthermore, they have a swimming pool(not deeper then 4.5 feet), free Grills, a Volleyball Court, a Basketball Court, a free Billiards Table, and a nice place to chill. If you want a nice room, the bathrooms are big, but not very clean. The bedrooms are nice, but the wardrobes are not big. Also, although the apartments can come«furnished» they do not have any silverware or TV’s. That tricked a lot of my friends(including me). The Internet is free and can register up to four devices per person living in the apartments. The stairs are not bad if you’re living on the third floor. You will have to pay for sheltered parking that is closer to the apartments, but the open free parking is pretty much an extra 10 steps of walking. Don’t forget, you pay with a check but not cash or credit card when you first sign in.

If I could give it a lower rating, I would. Terrible policies, prices, and management make this one of the worst places I have ever rented from. As a member of the military, I would HIGHLY advise looking elsewhere to spend your BAH more wisely. You can do better. I promise.
