Avalon Kirkland at Carillon Point

We have lived here for almost 9 years. We rented this apartment because we have a beautiful view of Lake Washington from our balcony. In June of 2015 we were told that the siding throughout the complex was about to be replaced and that it would take about 6 weeks. We had to remove everything, including furniture and plants, from our 2 balconies. We are now into the 7^th month of the «renovations». The balconies have been totally destroyed and plastic sheeting has been placed on windows, totally blocking any views. Scaffolding has been put up throughout the whole complex and looks horrible. The entryways are full of equipment, supplies, and non stop drilling, hammering. There is dust and debris everywhere! All guest parking is gone, replaced by storage buildings for supplies. There have been construction workers on my balcony and outside my bedroom windows for months. We have no privacy and cannot even open blinds during the day. Because Avalon is a huge corporation they have no concern for the current residents. Do not move here if you are told this work is temporary. It is going to last for many, many months and you will be paying an outrageous amount for very little return.

This is a very expensive complex! After spending 3 years in this nice location development, we decided to move when they raised our rent by 40% overnight. All charges by Avalon were paid upon receipt so nothing overdue. Upon leaving and paying what the letter said was what I thought was the final bill, they turned me over to collection by Fair Collections and Outsourcing of New England for an amazing $ 141.31 without warning and no notice in spite of having all my contact info. With no real proof I paid the bill even though higher than the norm due to the threat of turning into the credit agencies… all I can say is nice location, great local staff, and lousy corporate. Do not rent here! They will get you for every dime while there and more on the way out and raise rent per their whim. We were forced out and you will be too… bought a condo and happy now.

My husband and I have been living here for almost two years. We love coming home to a view of the lake each day and will be sad to leave since we have now bought a house. The complex is nice and quiet and peaceful. And whenever we’ve requested a service ticket (loose screen, door sticking) the maintenance crew has resolved our inquiries extremely quickly. Whenever we’ve need to contact the leasing office, we’ve always been greeted with a cheerful person who was more than helpful. The complex has been under some remodeling recently and unfortunately we will not be here to see the finished result. I was surprised to see the negative reviews with the complex as we have had nothing but a positive experience. But I guess most people only post a review when they are unhappy. We will be sad to leave our bright cheery apartment with spectacular views.

I have lived here for almost three years. Very excited to say I will not be renewing my lease. Everything that has been promised since 2012 has yet to be resolved, fixed or renovated. They promised a complete exterior paint in 2013. The wood on the balconies and ledges are so rotten, whenever we get a heavy rain my deck is a wet disaster. Mildew and mole is so bad I go through severe bouts of horrible headaches and my eyes run all the time that it looks like I am crying. Instead of resolving their 30 year build of mold, their solution is to cut of patches of walls and use bleach.
Since changing over from Archstone to Avalon properties the level of quality, care and service does not exist. The photos and views will draw you in for sure. Please trust when I tell you it’s only window dressing. Corporate greed have definitely taken over here.

Be very careful with this complex.
I have experienced a host of billing issues that are still ongoing to this day with the management company. All my questions were referred to the parent company back east with no resolve or hope for resolution. Very misleading group of folks.
