PROS
The room is beautiful and what we’ve come to expect from our recent timeshare lodging. Clean, spacious, granite countertops, new kitchen & bathrooms — all with beautiful views of the lake. Close to Branson and all activities.
CONS
The common amenities are dated and look like you are walking into the 60’s. The hot tub (as advertised) no longer exists, nor do the 3 restaurants (all closed). There isn’t WiFi at the rooms– only in the main building along the main road. The sauna has graffiti carved into the wood, and the indoor pool decking cement has weathered away to the point your feet hurt walking on it.
Disappointing!
P. S. I’ve attached a post card photo that is inside the timeshare that shows the property advertising a hot tub & restaurants & mini golf– all not there.

My family has owned timeshares at Kimberling Inn & Resort for decades. After the terrible tornado that went through a few years ago I understand it took time to rebuild, however they STILL wanted my annual fee to be paid even though they had NO where for us to stay.
Now NEW OWNERS are changing all the rules. We can No longer to carry over weeks even if they have NO rooms available. We are NO longer allowed to bring our dog to our condo but they still allow smoking in the condo. Price has gone WAY up and yet nothing is new. In fact as a timeshare owner they offer less. Owner’s boat dock is GONE. Even Jan is gone.

Same OLD Kimberling
Hospitality is GONE!

We eat breakfast here every time we’re up here for a visit. This year all my visits were lunch-​always decent food and good service. My grandfather even has his own table there :)
