I would give a negative star if possible. They lack communication. I showed up for a showing and waited 20minutes. They didn’t tell the person showing that I was coming and the woman blamed me for it. The room they showed me reeked and was dirty. I gagged walking in. The woman never apologized for being late she knew nothing about the building and was just rude. Also, I asked to see a 1 bedroom and a 2bedroom. They showed me 2 apts that were 2 bedrooms.

Hands down the worst property management I have ever rented from. They never follow through with any maintenance requests and the people in the office are wildly unprofessional and rude. The first month I moved in I was traveling a lot for work so I was only there abut 1 or two days a week and I had a $ 400 water bill that they refused to help me out with it. $ 400 for a water bill when I don’t even have a washer and only showered the a few times is utterly absurd. They never did any maintenance before I moved in and when I asked if they could come take care of things they came in my apt wiped down the counters, made the toilet over flow and did not fix it and then used my nice towel to clean up the water and left it outside on the side walk to dry. There was mold all around the toilet, sinks and tub and there was dog fur all over the carpet, a band aid stuck on the door knob and a hole in the carpet that I was told would be fixed and none of it has been taken care of. I highly recommend avoiding renting any properties through them. If there was a zero star option that is what I would rate them.

They are prompt if you have something that needs fixed. When the heat went out, they were there within an hour to fix it. For things less urgent,(oven) it was never more than 2 days or so. The apartment was clean when we moved in, although the walls had a lot of damage. We documented everything thoroughly about the damage that was already there so we wouldn’t get charged for it at the end of the lease. The office in downtown Iowa City has some of the rudest people you’ll ever meet, though. I dreaded having to call or go there for anything. They also will find any and all reason to charge you extra money, and it would be a miracle if you get all of your deposit back. We left the apartment cleaner than when we moved in, and still got charged mysterious«cleaning» fees that couldn’t fully be explained. Living there was good, but the lease/move out process was awful. That is the standard in Iowa City, however, and you could do much worse in this area. All in all — meh.

This management company is the best I’ve ever had! They are prompt to fix things and don’t fuck you over like every other rental company in Iowa City. They are all really friendly and easy to talk to. I recommend them 100% to anyone renting in Iowa City/Coralville!!!
