Palladia

I’ve been living at Palladia and it’s been the best! Beautiful and friendly community. Walkable distance to the Streets mall, grocery stores and bus stops on evergreen and Cornell.

There are many aspects of living at Palladia that are negative, but I think I found the worst part of it.
They are raising my rent more than 20% after living here only 10 months. What’s mind boggling is that on their website there are apartments bigger than mine for equal or lesser than what I pay right now. It’s like they want me to move next door… So, before you commit to living here, take into account that when your lease is up, they will want $ 150 more a month.
I guess while I am here I should vent my other issues– such as, there is a 80 pound dog that prances around up stairs all day. Other places I have lived that were pet friendly didn’t allow dogs of any size anywhere other than the first floor. That big dog is the worst upstairs neighbor I’ve ever had.
In the 10 months of living here I’ve had appliance after appliance brake in my apartment. The appliances are all from the 1990’s the maintenance man tells me, and they are replacing things as they break. That’s fine, but why give me such a hard time when something needs fixing? I had a dishwasher get stuck on the heat cycle for 8 hours and melt, that’s right, MELT all of the plastic in the dishwasher. They gave me a $ 10 rent credit to help compensate for my lost items… But, it took several phone calls and multiple different maintenance men for the dishwasher to get replaced. On top of that, the heater went out, the washing machine went out, and I have a dryer that barely works but maintenance says it’s fine. Every time something breaks it’s a fight to get it fixed and they make you feel like an idiot for even calling.
Last but not least, the Valet Trash is the most ridiculous and inconvenient trash system I have ever seen or used. It’s someone’s good idea gone wrong.

I regret moving to Palladia. The property is old and outdated. I’ve been having problems with the master bathroom, it always smells like sewer gas. Now I seem to be being charged extra for water and sewer. About $ 30-​$ 40 extra. The carpet is cheap and is already snagging in a few places which I’m sure I’ll end up having to pay to replace when I move out. This place is over-​priced. I’ve lived at several very nice holland properties, but this is absolutely not worth the money. Several of the office staff members are incredibly rude and unpleasant. Avoid at all costs. Go look at The Collonnade. Exact same floor plans, better upkeep, nicer staff, slightly higher price but well worth it.
^^^Thats the review I started to write about half way through my lease. Now I have moved out and was, like another reviewer, being charged for old carpet damage. After months of battling with the staff, who were completely uncooperative, I contacted the district manager and told him that I had been requesting the invoices for the replacement of the carpet pad and seal which had supposedly been done before I moved in, thus proving the damage was my fault (it wasn’t, I went through with a black light and recorded urine stains on my move-​in walk through) and he was very helpful in making sure my request was being addressed rather than ignored by the incredibly rude and unprofessional staff.
Ultimately I was refunded the charges because as I suspected, the carpet pad and seal had not been replaced prior to my moving in and therefore they could not prove the damages were my fault.
$ 455 of fraudulent charges is no small mistake. Know your rights and don’t pay for the laziness of inept office staff that would rather spend time arguing and patronizing you than taking any amount of time to fix their own ridiculous mistakes.
There are far too many problems with this place to list in a single review, just be assured that you may think you could deal with a few problems here or there and unpleasant office staff, and I thought the same thing, but you couldn’t pay me to live in this overpriced dump again.

I’ve lived here for over a year and my experience has been very pleasant. Everytime I have a maintenance request, they always come within 24hrs. The office staff is very friendly and the apartment homes are spacious. No complaints this way!

Since my lease is almost up I am finally writing a review for Palladia. First of all, unless you like the sound of dogs barking and irresponsible dog owners yelling at their dogs– don’t move here. This place is like a 24 hour kennel. They allow pets which obviously is why everyone with a dog moves here (I don’t have a dog). Secondly, they have «valet trash» which you are charged for monthly and very strict rules as to when you can put your trash outside your front door. And they DO NOT collect trash Friday or Saturday so you get to spend your weekend with stinky trash inside your town home (until Sunday evening when you are allowed to finally put it outside your door).
Luckily, living here was temporary and we will soon be living in our own house again soon. We moved from out of state and had to find something quick while selling our house. Apartment life is not for me… but I’m sure you will find better options out there.

PEOPLE… read the reviews-​they are low for a reason! Sara D., your are right, Lisa was great in the leasing end. sadly, when you move out, you may not feel the same.
I would NOT recommend Palladia because when I moved out, they pulled the carpet back and implicated me in an old stain. There was no stain on top but yet I’m responsible for the one below! I have cats… they use a litter box without fail. Some idiot in the office said there wouldnt necessarily be one on top with a pet stain. LOL, did I say idiot. Also. Maintenance tried to tell me the carpet was replaced before I moved in, but I was specifically told at move in that it wasn’t new.!! What business lies like this? I have an $ 800 pet deposit… isn’t stealing a crime? And no one cared one bit about anything I said!!!
Also, I had vandalism to my vehicle by some punk who tore up 2 of my rims. I found the place EXTREMELY loud and most everyone unfriendly at the complex.
You don’t have to make the same mistake!

The best experience ever in renting an apartment! Lisa was so awesome in helping us get an apartment super fast. She made us feel very welcome from the start. Excited to call Palladia home.

Horrible business. Just gave my 71 year old mother in law a 1 month notice that her rent for a 1 bedroom apartment has gone from $ 925 to $ 1310 because they can charge what they want based on the market and they have people on waiting lists that will pay that. Really 40% increase? No prior notification and then they sent a follow up email that said, «please rate our service».
If you plan on moving here, plan on moving out within a year or pay 40% more. Wish there was a zero stars because that is exactly what I would choose.
