My wife and I have been coming here for 20 years with the kids. We now trade another place we don’t use for a second room so my in-laws can come and have their own place. Yes, this isn’t a 5 star place, but it’s a solid 4. The location is great, the property and rooms are great, and it’s a very short drive to the middle of downtown Gatlinburg. It’s our home away from home!!!

Really the reason this place is getting a 1 star is bc i have never meet a ruder group of people that call themselves a management team. We had a great time in gatlinburg except for the hotel. When we rented the unit initially it was supposed to be a two story 2 bedroom with two king beds and a loft upstairs. When we got there they put us in a single floor unit with one queen and two twins. And informed us that is the only room for renters. Then inform us that that is all they have available and show us the«book» with all of the rooms and how they are completely booked up. Except for half of the rooms have absolutely no name or information next to it. but than again it is their books and I apparently can’t read. We ended up in building 5, along the creek, and the room was as clean as you could expect for an older building. We were trying to do a trip on the semi-cheap and had planned on cooking and grilling there often rather than spend a fortune on restaurants. There are multiple grills available by the pool, but only 1 worked well enough to actually grill a hamburger. There are some kitchen utensils to use which is nice however there are these flat metal objects in the knife block that are about as useful for cutting as a car tire. I ended up using my pocket knife after the first night as there was no sharping rod to fix it for the next guest.

Have been coming here since I was a kid and have never had a bad experience. All the commodities of being at home are in your apartment like room. It’s clean, staff is friendly and they have activities to keep you busy and kids entertained. Rooms are pretty good, definitely above hotel grade. You can get as many towels as you need which is a plus for me! Lol. They’re making upgrades as well so they make sure the place never looks dated. My gparents have owned their timeshare here for over 20 years and we always look forward to the trip. Close to downtown Gatlinburg and about 10 min drive to pigeon forge. If you want tickets for local things(Dixie stampede, dollywood, etc) get then from the resort and get them on your first day or they might sell out. Office has many dvd’s to rent and always adding new releases. There are 3 outdoor pools and 1 indoor, all with a hot tub(nice!) and there is a special adult swim time from 10-midnight. You can bring your adult beverages to the pool anytime too… yay! 4 stars instead of 5: my bathroom shower is slow to drain and we’ve told then for the past 4 years with no fix; for the size of the resort 1 more pool would be better as they can get crowded with kiddos; other than that this place is perfect if you’re looking for a great place to stay in the Smokies.

I visited Tree Tops for the first time about a year ago and I fell in love with it instantly. It’s a great location nestled in the trees and hidden away from the hustle and bustle of Gatlinburg. It’s a great setting with the creek running right through the property. I really enjoy sitting outside on the porch and listening to the water rush by. If you’re lucky, you might see a bear wander around. We stay in a two bedroom unit, which has a king sized bed in the master and two twins in the second bedroom. The master has an attached bathroom and there is a separate bathroom for the rest of the unit. They have a small kitchen that has a stove, dishwasher, microwave, refrigerator, dishes and cookware. The units have TV’s and DVD players in case you need some indoors time. As for activities outside the unit, they have 3 pools, one of which is an indoor pool. They have several hottubs scattered around the property too. These are kept clean and well maintained. We’ve also used their putting green and basketball goal(gotta keep the kid entertained somehow!) You can also find an indoor racquetball court and a fitness center on property. They do have an activities center with various social activities planned for each day of the week. This is a great resort to come to for your activity packed Gatlinburg vacation, or just a place to come and unwind. That’s why I bought into Tree Tops and I plan on coming here for years to come.

We made reservations months ago — we called the day we were scheduled to arrive and we asked what needed to be done should we not make it there the night of or really late. They took a little to answer but in the end they answered and we were good to go from there. Checking In — — — — — — - Finding the location was not too bad if you are using navigation. When we arrived the folks in the office did not feel really welcoming, it was a bit cold like the weather. If I were being offered an opportunity to purchase at this resort I would not buy because it was not welcoming at all. None the less we proceeded. We were assigned a room in building number 2. NOTE: If you are given a room in buildings 1, 2, or 3, ask for another room. We did not know and upon driving to our building we quickly learned our room was on the third floor and there was no elevator. However, to add insult to injury, there are elevator carts right where we parked. Rooms — — — - The rooms are a bit gloomy, the lighting can be improved to make the rooms feel a little more welcoming, even the paint. I believe they are in the process of renovating some of the rooms. The cooling /heating system worked great, no issues there. There is a little kitchen and everything was clean. The bathrooms were nicely sized and so were the rooms. Checking Out — — — — — — – There are a bunch of things you have to go through before you leave. One of which is take out the trash — no biggie right — wrong — you can take the trash out but it is not properly marked where you have to take the garbage. I honestly feel like there are better choices. Tree Tops Resort leaves a lot to be desired. Perhaps we are spoiled by other resorts we have gone to.

Great location nestled away from the hustle bustle but still really close to downtown Gatlinburg. Covered parking, really nice people, and plenty to do. Free firewood and laundry for guests. Units are very old but kept clean. Homey, quaint, nice views of the mountains from the balcony. This resort is close enough to walk into Gatlinburg if you reallly wanted to. My favorite thing about this resort is that it has a lot of daily activities and it is also close the area where the most concentration of black bear live :) risky and beautiful views and photo opportunities. We went searching for bears on our last stay and sure enough a bear in the woods just to the left of the entrance about a mile up the road. Cars were all stopped looking. Quite a beautiful area. You are nestled away from it all but close enough to get to the restaurants and anything else you want to do pretty easily!

My family and I love this place. We’ve been staying here at least one week a year for about 20 years. You feel very secluded back in the woods and the pools are nice. Try to get one of the corner L-units in building 7. Buildings 7 and 9 are the best. The staff is very courteous and helpful with anything we need.
