RFB Property Inspections

Ralph and his wife did an extremely thorough job for me. The whole inspection took about 3 hours and it may be a bit longer than some other inspections, but I prefer it that way. Especially if you’re looking at an older home, why not try to find out everything that could signal more costs down the road? He is an experienced contractor so he knows his way around the building. He took pictures from the rooftop/​chimney as well as the sidewalks with a tree that had some potential root issues. The report is very detailed and he is also very friendly.
He was also very responsive with text messages and his prices were very fair.
I would not hesitate to recommend him over anybody else in the area.

Amazing experience with this inspector. He was so through. This is our second home and he did a way better job than the inspector we hired for our first home. He charged us less than our first inspector too! We were really thrilled with his diligence and attention to details. He also have a great sense of humor! Would totally recommend.

I’ved used him on over 8 inspections as a real estate agent, but if the house is occupied, I am a bit hesitant to use him. He is very good at what he does, and his reports are VERY detailed, but he takes WAY too long and a lot of parties don’t like it. Sure, sellers and listing agents have to give him all the time he wants, but sometimes he passes 4 hours. I’ve seen him get into arguments with the listing agent over some things as well.

I was referred to Ralph for a home inspection I needed on a new property. He was available within a couple days and completed an extremely thorough inspection. He took his time looking over every inch of the house. I feel very confident I know what I’m buying and what improvements and repairs I need to focus on. I highly recommend Ralph.

Very friendly, and thorough and let us follow him throughout his inspection as he helped us understand everything he was showing us as well as his recommendations for little repairs. My sister referred Ralph to us and we decided to have him do an inspection for our home purchase after reading good reviews on Unilocal.He is indeed very thorough and professional. Not only did he spend more time doing his inspection than other inspectors we have used, but he also explained his findings in great detail afterwards. I highly recommend Ralph if you want to know everything about the house you are purchasing.

We just used RFB on our home purchase and chose him based off of Unilocal reviews. I called him on a Thursday or Friday and he came the following Tuesday. The first inspector I called was #1 on Unilocal never returned my call. My real estate agent suggested her guy who charges between 300 – 350, and Ralph quoted in that range so I just went with him. I can’t say that I got to know Ralph all that well but he did the job and did the job very well. I was busy meeting other people during the inspection but Ralph and his wife got their work done without any need of help from me. After a 3 hour run through of the house, I got a laptop presentation of pictures he took right after he finished the inspection, then a 40ish page report emailed to me a day later, then a DVD disc with all the pictures. Ralph and Rhonda were extremely thorough.
Now if only I could find a general contractor with the same attention to detail…

A realtor recommended RFB Inspections for an investment property we were interested in. Ralph Bertke and his wife arrived and explained exactly what they could and could not do, regarding the home inspection. At the end of the inspection, he downloaded the numerous photographs he had taken while conducting the inspection into his laptop. He then showed the photos to us and explained the significance of each one. Ralph was extremely thorough and professional and listened to our concerns and answered all of our questions. By the next day, he had emailed us a comprehensive report that included the colored photographs, explanation, recommendations and suggestions. In short, Ralph made use of today’s technology to produce a professional and articulate document. We couldn’t have been more pleased.
The nice thing about Ralph and his wife, was that they were so thorough, yet you never got the impression that they just wanted to complete the inspection and get the heck out of there. They seemed to appreciate the fact we were investing in the property and so they wanted to be sure they covered everything.

I’ve done a lot of research regarding what to look for in a Home Inspector. Including regularly watching Holmes on Holmes, Holmes Inspection, and reading his books.
Looked into what certifications inspectors hold, and the requirements necessary to get those certifications. I am buying houses as investments, and have learned the hard way that you need to have your own knowledge and use professionals that are independent and have your best interest at heart.
RFB meets all of my expectations.
There are several certifications — some are as easy to get as just sending in the application with a check! I found that Ralph has the highest quality certifications — ones that require continuing education to stay current, and include board reviews of his inspection reports.
On my first house, I used the inspector recommended by my realtor, not the best practice, although it looks like it paid off for reviewer samurai s. since he got Ralph!
In general, you want to make this choice yourself — your agent has an interest in having the transaction completed. If an inspector kills deals with their inspection reports, they tend not to get referred by some agents.
Hard to know what the referral deal is, it’s best to hire your choice, on your own.
You want an inspector who takes his time, one who does not mind you following him around and learning about your purchase.
Ralph only does one or two inspections a day. My brother used the real estate agent referred inspector on his house. This guy was in a hurry to get to the next job. He got there before the appointment time, and started before we arrived!
At one point this guy told me that I was slowing him down by following him around asking questions. WTF? Ralph welcomes questions and takes pride in being able to help you with what is needed, and what is recommended.
I had much the same experience with RFB as samurai s; Ralph and his wife inspecting, about 2 hours total, emailed report same day. Two copies (on disc) of the report were mailed in a few days.
This particular inspection was a house that is being used as a residential board and care home for some elderly folks, who were at the residence during the inspection.
Ralph and his wife demonstrated flexibility and sensitivity while inspecting this property, which I appreciated.
I would used RFB again in a heartbeat — highly recommended!

Ralph was referred to me by my most fabulous realtor. For the inspection Ralph showed up with his wife and the 2 of them worked away and conducted a very thorough inspection. With the 2 of them inspecting, they were working the entire time and it took about 1.5 to 2 hours, plus another 20 minutes to review all his pictures and what they found with you.
Ralph was very friendly and didn’t mind me following him around and asking questions. He was very knowledgeable, having spent 26 years as a general contractor, building homes and such, and 8 years inspecting homes. He is very qualified, holds many certifications, and stays current on everything in the business. I could tell that he actually ENJOYs his work.
He also puts together a written report that is emailed to you the SAME DAY!
He may not be the cheapest guy around, but I am very happy with every penny that I spent for this inspection. Plus I had 2 sets of eyes looking for me. After all, why would you want to skimp on the guy that is helping you determine if the biggest purchase of your life is going to be the worst investment of your life?
Seriously. Have Ralph do your home inspection.
