This is one of the buildings in the old IBM complex that is in serious need of renovation and could stand to get some use. Glad to see some of the space is starting to be refurbished and getting some occupancy after years of being vacant. I was invited to attend a Thursday«happy hour» to celebrate some recent transactions at our office. As such, I ended up getting a short tour of the building. The«per office» rate actually seems reasonable for the small guy who only wants an office or three. Note — rates SEEM like class A office space rates(when you do the math to get the /sq-ft rate) being charged for space that needs a facelift. However, the space comes with several perks(listed by the ownership under the buisness page) which might otherwise have to be paid out of pocket by a company leasing space elsewhere, it easily balances out the difference between the value of Class A to Class B rates for the office space. I’m really not sure what to think of the event/venue space itself the way it currently stands. The space itself seems outdated, despite some of it being freshly painted, it really needs a modern upfit. Office space is also somewhat out of date, but it seems much more functional than the event/venue space. I’m not sure I like the idea of using the overpass hallway as an event venue; that space is very narrow, with little to no airflow with other cosmetic and water intrusion issues. The Thursday«happy hour» is enticing — who can object to free beer and pizza, socializing and networking? The space that houses the happy hour is interesting — exercise equipment is scattered throughout, it’s artsy and someone seems to have a green thumb that also adds to the ambiance. Almost everywhere there seems to be a place to sit down and plug in.
