Josh is amazing! We were first time home buyers and were definitely unsure of the process. Josh insisted on getting to know us, what we like, and where we want to look for houses.
Josh spent a lot of time with us teaching us the areas around Denver, spending hours and hours helping us learn all of the neighborhoods and teaching us all of the ins and outs of home buying.
When we finally put our first offer in, Josh scrutinized the HOA documents and made sure to investigate any potential issue. Luckily Josh was there because we uncovered some major condo association issues.
After leaving that condo, we eventually found an amazing house that left us incredibly happy. Josh has an eye for knowing the right price and we were able to land on an offer we were extremely comfortable with and incredibly happy with our decision.
Josh has been there for us since closing and we know he will continue to be there if we need anything. Thanks Josh!

Josh was fantastic throughout the entire process of finding a condo for me in 2015. I was an out-​of-​state buyer in a different time zone and that made the property viewing process a little more challenging, but Josh came up with a strategy to accommodate my circumstance in every possible way, and we were able to find my condo in a very short time. Because I couldn’t fly out to Denver every weekend to view properties, Josh went to view condos for me that was in my price range and location preference, took videos and photos which he uploaded with comments for me to watch later that evening and then called to go over it together, no matter what time of the day it was for Josh.
Josh was very knowledgeable about the Denver area and provided me with useful information and connections. On top of his professional expertise, he’s a super-​friendly, patient and attentive realtor, who treats every client with the utmost respect, no matter what the price point of the property is. And that makes a good realtor an exceptional one.
Even after closing, Josh helped me with a couple of things that he didn’t have to but wanted to… and that’s the person he is. With Josh I not only gained a trusted realtor but also a friend and I’m grateful for that experience.

My experience working with Josh in the summer of 2014 was nothing but positive! I have to admit that I was probably on more of the high-​maintenance client side as 1) I had received a grant and was working within a tight timeline and restricted geographical area, 2) This was my first time buying a house as a single person, and I needed a lot of hand-​holding, and 3) I’m pretty picky, and wasn’t exactly sure what I was looking for, only that I’d know it when I saw it!
All that said, Josh never made me feel like I was being a pain to work with, which I so appreciated! Throughout the process, he never pressured me and always acted in my best interest. He did a great job of showing me different types of properties in the various areas I was interested in, that were within my price range. This was very useful in helping me to pinpoint my «must have’s» and my «would like’s», and to narrow down the neighborhoods I felt the most comfortable in. When I finally found properties I was interested in putting an offer in on, Josh gave me great guidance regarding what other comparable properties in the neighborhood had sold for, and the level of interest other potential buyers had in the home. My first offer didn’t go through, which was a blessing in disguise, because I ended up in a home that was exactly right for me!
I was slightly overwhelmed by the post-​offer requirements (finalizing my loan, finalizing the grant paperwork, the inspection, my closing being pushed back because of the grant paperwork, items needing to be resolved after the inspection, the closing — I’m sure I’m forgetting some here!), and Josh was invaluable. He was always cool, calm, and collected, and full of great advice and recommendations. Since I’m generally the opposite of cool, calm, and collected — I don’t know how I would have gotten through this process without Josh in my corner!
Flash forward to 3 months in my new house, and I’m still getting helpful hints and tips from Josh about taking care of my place and getting it ready for fall/​winter. I can’t say enough nice things about Joshua Carrera — and highly recommend him to anyone looking to buy (or sell) in the Denver metro!
