Pace’s Crossing Apartments

MILITARY FAMILIES BE AWARE. Had a friend who’s husband was in the military — stationed in OKC. They agreed to let her break her lease when he came down here. After he made the move and rented an apartment else where, they would not allow her to break her lease.
How crappy is that when they try to screw over the very people that are protecting this Nation?
DO NOT RENT FROM HERE. There are much better places than here.

Been here 4 months and it’s great. Clean and friendly and lots of parking space. Keep it up!

Sadly, this apartment complex has undergone dramatic changes in approximately the last two years. Too many dog owners chronically neglect to pick up their dogs poop, leaving the rest of us with a dodging course as we make our way around the grassy areas. Their maintenance guy provides poop bags in the designated area, and if they run out, a call to the office generally quickly rectifies this problem. But the issue isn’t maintenance really, the problem stems in management not weeding out the bad tenants and removing their rights to have their dog on the premises. I have personally observed dog owners deliberately go to another part of the complex to walk their dog (s) to avoid picking up their poop! Why do they own pets if they do not want to be responsible? And why isn’t management really coming down hard on them? Why given the history of non compliance doesn’t management do away with allowing big pets altogether? I agree with another commentator regarding the need for more frequent garbage pick up. To see trash all over the pavement is unsightly and unnecessary. This is another issue that can be easily rectified by the purchase of additional dumpsters or 2 — 3 garbage pick ups per week.
I don’t frequent the pool, but for the most part when I have entered the area it could certainly use some sprucing up.
Over the last year to year and a half the tenant population has also changed. I suspect we have more college students who weren’t taught at home to respect private property by not littering, I find myself too often picking up trash in the parking lot. As far as maintenance, I really don’t have an issue. The fellas are prompt, professional and do a pretty good job. No complaints thus far from my end.
The office staff has always been professional whenever I have had any issues, however, I can’t speak for others, but only my own experience. I speak to them with respect and expect the same.

I recommend that you do not move in to Pace’s Crossing unless it is a last resort. The property has horribly maintenance and what they think of as an upgrade for an apartment is not to a standard that anyone I know would be comfortable with. I asked for an extermination and no one told me that exterminators would be in my apartment…(privacy) and I still have bugs crawling around the place. I can’t wait until my lease is up and I just moved in.

TERRIBLE MANAGEMENT. The buildings themselves are good but I rate it one star and strongly urge you to NOT come here due to management.
My brother and I lived here for two years and moved here from East Texas. The place is kept really well and at the time was right across the street from the job my brother transferred to so we thought it would be good for us.
The day we show up to move in we have ALL of our things with us and our lease is over at our place in east Texas. We get to the office to pickup the keys and suddenly they claim that we are a MONTH EARLY. …WHAT? We pulled out our lease and an email saying the date that we could move in was THAT DAY. Well then they pull out a lease that we signed that had the exact day but next month on it. Our copy of the lease had June and theirs had July. When we even went to sign the girl giving us the papers said, «Oh you’re moving in on my birthday!» So I asked the lady talking to us then «Is it one of our employee’s birthdays today? Because she said that we happened to be moving in on her birthday.» The lady said it is but their copy of the lease is the «Official» copy and they are sorry for the mix up. SORRY FOR THE MIX UP? We had to live at our parents for a month because we had no where to live while waiting for our apartment to be free.
When something is broken, they will send a guy out right away to fix it. BUT then the guy will get there and say he can’t find anything wrong. My sink leaked for 2 years.
Well NOW I have moved out. When we were trying to move out we asked what is it we need to do to officially notify you we are leaving. The girl at the desk said just write down on paper when we plan to leave and our new addresses if we know it and drop it in the over night box. So that is what we did. When we dropped it off it was 2 days before the last day to notify them we were leaving. THEN two days later they leave a note on our door right as their office hours were closing saying that we were late because it was not submitted on their form! So I go down there the next day and tell them that. Well the really mean lady (a heavy set woman with blonde hair who usually wears red lipstick) tried to put a fight about it saying, «well its still late» and then the nicer woman (a tall, thin, African American lady with short hair who is always nice) comes in and fixes it for us and takes off the «Late charge» on our account.
So the day after we move out they let us know that the oven was dirty but other than that our apartment was good and they will take the oven cleaning out of our deposited. That was understandable and we left thinking all was well. Then we get a notice in the mail saying that we OWED them 196 $!! AND on the paper it says our deposited was 54 $! We made a deposit of 300 $!! What kind of place lets people deposited 54 $? Maybe if it was 50 or 55 or some number that was a normal deposited sounding number I would second guess what we paid. But really, 54?
So now my brother and I are going down there tomorrow to «discuss» this with them.
They keep the place clean but it’s very early in the mornings on Wednesdays. My only days off go figure. They lock the pools earlier than they say they do, they are always out to lunch so you can’t go in if you need them. There is dog poop EVERYWHERE because people don’t pick up after their dogs and maintenance does not do anything about it. My parking lots dumpster thankfully was good. But if you don’t live on the back end of the apartment complex right off the service road your dumpster is ALWAYS overflowing.
They don’t enforce the rules about covered parking so you may be paying for it but no one else is and it’s all gone. They took away the handicap spots, not that I need them but I figured I should list it anyway.
I liked my apartment, but if I knew then what I know now about the management I would have went somewhere else.

Terrible management, never honest with their renters and don’t care about their tenants. They don’t mind their renters in the AM; Starting concrete construction at 6am the day before New Years. They also have the maintenance work early, mowing around 7am every week. The hot tub is always dirty and if it’s clean, then chances are that it’s cold. The pool is never clean as well. The hours on the pool and hot tub are 10 to 10, yet the gates are always locked around 8 – 9. They will also enter your apartment without notice, not caring for their renters privacy.
They charge near $ 700 for tiny one bedrooms, way over priced. Another main problem is your options on cable and energy, you may only use Denton municipal and they only offer Charter… Have fun with that. They only have trash trucks come once a week, and they need them twice a week. Trash spilling over the dumpster. If you can afford the no-​option bills and the rent out the roof, be prepared to also deal with un-​professional staff who don’t care about their tenants in general. They long deserved a terrible review, and here’s one from someone that’s lived their for near 2 years. Don’t even bother wasting your time with Paces Crossing, you’ll get more out of your money elsewhere.
